Enjoy and relax in this classic beach 3 bed / 3 1/2 bath beach house. Perfect for families that want to be at the beach in the classic beach community of the Newport Beach Peninsula.

We are accepting booking for the Summer 2025. Summer stays are 7-night minimum and run from Saturday to Saturday from late-June to mid-August.

Located less than two short blocks from the best stretch of beach in town one direction and short walk to restaraunts and shopping options, all details have been planned and executed so that you can enjoy your stay at the beach. Probably the most visible feature of our home is the large, spacious floor plan that gives everyone a sense of privacy. It provids a functional mix of seating and entertainment as the living room blends into the dining and kitchen areas. The space is comfrotably chosen for a beachside setting that is relaxing, yet energizing at the same time: the perfect combination for any successful vacation stay! We are one a few locations in Newport Beach that has air-conditioning.

Our house sleeps 6 people, however, if you need a place for 10 (TEN) people, we do have a rear unit that sleeps 4 people. Please inquire diectly with us if you'd like to rent both units.

Our front patio has a covered patio table and a small BBQ to enjoy dining al fresco and the fresh ocean breezes.

The living room has a flatscreen TV with streaming services so you can keep up with the game or the news. Just a few steps from the main living area, the large kitchen serves all the cooking and dining essentials - which is fully stocked with cooking/dining gear. You can choose to cook your meal on the shared outdoor grill or in the kitchen!

As you continue through the downstairs the lower bedroom has a Queen bed. We often get asked about stairs and downstairs bedrooms for older guests and we are happy to say we have one in this house! There is a closet with ample space for clothes.

Heading up the stairs, you will find the master bedroom with a queen bed and an en-suite bathroom. Just down the hall, you will find the 3rd bedroom with two twin beds. All of the bedrooms have ample storage space for you luggage.

The bathrooms are well-equipped with amentiies to make your stay enjoyable and have a shower/tub combo. The bathrooms are also equipped with shower bars to help stay stable and upright.

Please be aware that this is entirely a non-smoking property, including the front patio.

To maximize the indoor space there are private laundry facilities are conveniently located in the shared garage.

PARKING: There is a parking space inside of the shared garage. General neighborhood street parking (metered or unmetered) also in area.

Summer Rentals are typically 7 night minimum in JUNE/JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work!

Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.

The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

Perfect location, very clean, huge property.

Perfect location, very clean, huge property. Only complaint was the garage was super hard to get in and out of with vehicle parked in front. The property itself was huge, each room had its own full bathroom. The location was close to everything. Owner very responsive too! Great experience, thank you!

Perfect location lots of space!

Comfortable place, felt just like home! We had a relaxing time and would definitely come back. A perfect place to act as home base. Everything was so comfortable and felt just like home. Although it rained, we enjoyed every minute together in this wonderful home. Thanks for making this place feel like a home away from home. The location is perfect - so close to the beach. We enjoyed the convenience of walking to the grocery store and making meals together. It was great to have everything we needed all in one place and didn't have to use our car once to drive anywhere. Definitely recommend!

Nice home, very large...great spot

We needed to get out of the heat in Arizona for a few days and head to the beach. This was a great home and a fantastic choice. Lots of space, huge kitchen, parking, just perfect for our family. The best part....two blocks to beach and maybe 3 blocks to the grocery store. Scott was great to work with recommendations on places to eat. Highly recommend this house.

Great Place, Clean, Location is Awesome

We really enjoyed our stay at this house. It is clean, spacious, and a great location. The bedrooms are big and gave our family with plenty of space. The grandkids loved the room with the twin beds to hang out. The parking was a huge plus to have. It was an easy walk to and from the beach. Highly recommended!

Spacious and Comfortable

The house was very nice. Sparse (I always hope to get sneak peaks of people's lives), but exactly as promoted on the website. Scott was incredibly responsive. He immediately brought us dishwashing pods when we ran out. Any questions were answered right away. We had everything we needed and the beds were really comfy. You could make the rooms dark (helpful for the kiddos sleeping) and adjust the temp (helpful for the grandparents). The bedroom on the first floor with no stairs was exactly what we needed. All in all, a very enjoyable stay.

Great week

We went to the beach for a week to celebrate several family birthdays. I know Newport Beach well having spent many times there when I was younger. We chose the place due to its short walk to the beach and grocery store, bank and coffee houses, and—very important—parking on site. With two grown daughters, we likes the three bedroom set up was perfect. The kitchen is well appointed and the TV large and easy to work! What could be better? Nothing I could think of. Scott, the owner, was very attentive to one small needed repair that was fixed quickly.

Lovely Property, Great Location

Overall, this is a really nice property. We particularly liked the location (close to the beach, groceries, the pirate house, etc.), the garage parking and the spacious layout. We really appreciated the beach chair (although a second would have been nice), the beach toys for our little one, the games and puzzles, and the welcome package, which was a nice touch.We had one issue involving the smoke alarms going off for no reason, and Scott, the property manager, was unreachable by phone (a neighbour told us he was out of the country and then called the actual owner to help resolve it). One other issue we experienced was the upstairs noise heard from the back bedroom. Unfortunately the tenant upstairs enjoyed getting up around 6am and made noise until 7:30am each morning we were there (the last morning, it was 4-5:30am, apparently due to an early flight according to the cleaning lady, who was lovely by the way), which was far too early for our vacation. Aside from this, our stay was excellent and we do recommend this property for your Newport vacation.

Nice, clean house

My family and I had a nice stay in this house. It was generally clean and tidy. Scott was very responsive to all communications. There were a couple of minor issues with our stay, the biggest being that the house was not ready at check-in time. Scott was quick to respond that extra cleaning was needed after the previous guests, so it took a couple of additional hours before we could get in. Not ideal, as my dad was hoping for an afternoon nap. It would have been nice to be alerted to this delay ahead of time, but other than that, things were ok. It was very nice to have a garage spot, as parking in the neighborhood is quite limited. We rented a minivan and it was a bit challenging to get into the spot, as the alley and garage are on the smaller side. Just something to be aware of. This is an older neighborhood, so probably the situation in general for the area. The location is nice and walkable to lots of things. I will say, however, that it seems like people like to party in this area, so it’s something to consider, depending on what you are looking for. We stayed in March and it wasn’t too loud, but I believe there were some spring breakers around, so definitely some partying. I can only imagine what it’s like in the summer! My parents are in their 80s, so we were more looking for a quiet house. It was ok in March, but not sure I would take my parents there in the summer.
