Sweet Water Serenity -Vintage Furnishings - Pool

Surrounded by lush gardens this architecturally designed house is a place to recharge & relax. Although only a few kms from the beach, many shops, cafes and the Frankston train station, you will feel a world away from everything in the peaceful ambience of this property. The vintage furnishings, heating and cooling, quality mattresses and linen, large kitchen and brand new bathroom with bath and double shower, outdoor pool and gazebo will ensure you are able to eat and sleep well, and relax.

The house is located in the quiet leafy suburb of Frankston South which is 4km to the beach at Frankston and 4.4km to the beautiful Davey’s Bay Beach in Mount Eliza. Supermarkets, chemists and cafes are 2km away and Frankston hospital with a 24 hour emergency department is 4km away.

Free wi-fi is provided. The upper lounge has a 75 inch Samsung Frame TV with Paramount Plus streaming. The lower carpeted lounge is a TV free zone, designed to be used a place to converse, read, listen to music and take in the garden views.

This house is a home. Unlike many short term rentals, it is not a property set up with cheap, poor quality fittings and fixtures to be used purely as rental investment. It is a family home that has been lived in and fully renovated in 2023 and will be used as a family home again in few years. In the period where it is available for short term leasing, guests are asked to respect the high quality features of the house and treat them with care.

Quality Queen bed pocket sprung mattresses were purchased for each bedroom in 2023. You are guaranteed a good sleep on an Emma Diamond Hybrid mattress, and a Comfort Classic Eva mattress with a combination of premium foam and springs separated into five zones to properly relieve each pressure point. The linen is all pure cotton and purchased new in 2023. Quality new pillows are purchased new each year.

The carpet in the house is a high quality 100% New Zealand wool, and provides warmth and comfort. It was installed in 2023 may still be shedding as new woollen carpet does this for years. Shedding is a normal characteristic associated with woollen carpet. Please avoid consuming food in the carpeted rooms as stains are very difficult to remove from woollen carpet.

The wooden floorboards installed in 2023 are Australian Blackbutt are real timber, not vinyl. We appreciate care being taken with the floorboards. Standard usage with normal shoes is fine, but avoiding stilettos being worn on the floorboards would be appreciated. Felt floor protection has been placed on the legs of all furniture. Please avoid dragging any furniture as this scratches the floor.

A Samsung front loader washing machine and quality clothes dryer are provided for guests use. Purchased new in 2023 they are in excellent working order, and we appreciate guests leaving the door of the washing machine open when not in use, to avoid odours developing. The dryer lint filter needs to be emptied after each use, otherwise the dryer may not work.

Off street parking is available in the carport and driveway, with room for 3 cars.

You have access to the entire space - excluding locked cupboards and locked garage/container.

Suburban - quiet - bushland.

This property is not suitable for the elderly or young children due to tripping hazards. The house is a split-level house and there are steps in the house and outside. This is a house one should move slowly and mindfully in. Please ensure you are familiar with the location of each small flight of stairs. Both bathrooms are accessed via a hallway with 3 or 4 steps. Please familiarise yourself with the house in the daylight so you are not met with any surprise stairs accessing the bathroom in the night.

Please ensure children are supervised at all times. There are many fragile and unique items in the house that are not suitable for children to touch. The temptation to run through houses, jump on couches, and climb on railings is one hard to resist for children. The owners understand this, having lived with children in the house, and have asked that parents make the house rules clear to children to ensure the house and the children are not injured!

The house is a great place for families, as there is so much nature around for kids to explore, and a pool to enjoy in good weather - kids don’t seem to mind unheated pools! The three living areas mean there is space for families to spread out, and for everyone to have their own space. However, the house is furnished with unique furniture that is not able to easily be replaced. The owners therefore respectfully ask parents to please respect the requests outlined below. These requests/rules have been compiled as each one of these incidents has actually occurred, and the owners would like to avoid repeat occurrences!

If children are staying, please ensure they:

• Use the ladder on the bunk rather than jumping from the top bunk
• Avoid touching the honeycomb blinds which are effective at retaining heat but are fragile and could be easily damaged if children play with them
• Avoid running in the house, due to numerous stairs which could result in a bad fall
• Do not jump on the vintage modular couch or put shoes on it as the couch springs are fragile and the upholstery irreplicable
• Avoid using textas or do so with adult supervision as texta marks are impossible to remove from brick walls and some furniture
• Do not climb on the glass balustrades
• Avoid eating in carpeted rooms as stain removal from woollen carpet is challenging

Please do not move the yellow modular couch. This 1960’s modular couch is irreplicable and is five times the cost of a contemporary equivalent. Please treat this old modernist dame with love and respect. Please avoid eating in this room. Cleaning the vintage couch and woollen carpet is challenging. Stains on the couch or carpet can be avoided by keeping this room shoe and food-free. The carpeted lounge is designed as a conversation/music room. There is deliberately no TV in this room. The large windows with a view to the garden, and large modular couch are an invitation for people to come together and chat, read, play a board game, or listen to music. The fireplace behind the couch is not functional and should not be used. Please do not attempt to. The ducted heating heats this room, not the fireplace. Please ensure you do not cover the heating duct.

The amenities provided (toilet paper, toiletries, and dishwashing/laundry detergent) is for guests’ convenience when they first arrive. Once these have been used, you will need to shop for your own essentials.

The bunk beds are designed for children, not adults. They are a standard single mattress however the gap between each bed is not very high and adults may struggle to get in and out and bump their head on the bunk or ceiling.

Please keep the cover on the swimming pool when not in use. This keeps the pool water warmer and free of leaves. It is recommended two people take the pool cover on and off. It can be challenging for one person to do, particularly it if they are not familiar with it. Please do not touch any of the controls on the pool equipment. It is serviced weekly and on a timer, and should not be touched by guests. Please leave the pool robot in the pool.

Please put the bins out for collection on Tuesday evening, ready for early morning Wednesday bin collection.

*Please remove footwear indoors.
*Please supervise young children at all times - We are child friendly but not child safe - There are many trip hazards inside and outside.
*Not suited to children under the age of 6 years.
*Bunk bed are only suitable for children 6 years and over. Adults are not to use the bunk beds please.
*As we have vintage upholstery on the velvet couch, we ask that children do not have food on the antique furniture.
*We also kindly ask that children do not have access to texta's as these sorts of marks are difficult (if not impossible) to get off bespoke rendered walls.
*If you use the BBQ, please use the provided BBQ cleaning gear and change the disposable tin foil tray. $25 fee if the cleaners have to clean bbq.
*Please be aware that excessive noise such as amplified music, vocals or screaming or anti-social behaviour in the property and outdoor area can cause neighbours to complain to us, City Council, or Police.
IMPORTANT: Any breach of the House Rules may lead to a $500 fine plus compensation for any cost/damage created and immediate eviction of the property.
