**All guests must sign our rental agreement as mandated by Florida Law.**

-The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours (about 3 days) before arrival.
-An accurate guest count must be provided.
-No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction.
-Quiet time is from 8pm - 8am
-This property is equipped with security cameras on the outside of the property. These cameras are used during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property. The cameras at this home are pointing towards: Fire-pit area & main entrance to home.
-Check-in details, including property information, local recommendations and more to be accessed via our Guest Experience app. This can be accessed via the app store download, or web link.

Starter Supplies:
We provide trash bags, paper towels, toilet paper, detergent, and bathroom amenities to accommodate this home's maximum occupancy for the first 3 days of your stay.

Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Same-Day Bookings:
Same-day bookings require approval from the company. We will ask you to provide information on your group and the purpose of your stay. If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account, or we will not be able to honor your reservation. Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Pet Policy:
This property is dog-friendly (only dogs are permitted) with an additional fee per pet for stays of less than 30 days. Fee is dependent upon duration of stay and season. Please let us know if you will be bringing your dog.

Baby Bundle:
If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

Property Care Instructions: Treat this Home Like Your Own
- Any/all outdoor umbrella(s) must be placed in the closed position when not in use, and at the time of check-out. This must be done in order to prevent breakage due to weather conditions. Failure to comply will result in an additional charge.

Gorgeous villa but pool not use able

The villa was stunning and amazing view from the bottom of the garden over the canal. Lots of nice seating areas. Slight confusion on check in when we weren’t provide the code for the bedroom in the annex. The management company sorted this out after a few messages. They were quick to respond. Only issue we had was that we had paid for pool heating. Not only was it not heated , it was ice cold as if cold water was being pumped in . I had checked 2 week earlier that the pool heating would be switched on. . When I queried it on arrival, I was given various different responses from its broken and we have no intention of getting it fixed, to this villa does not have this facility. it was extremely disappointing as we had booked the villa for the heated pool. I was reimbursed for the cost of pool heating but would have preferred to be able to use the pool.

Looks lovely in the photos, but...

Looks lovely in the photos but the actual residence however is definitely lacking. It is in a lovely neighborhood that felt very safe and was easy to walk around. The unit was also well stocked with dishes, silverware, cookware etc. However, it did feel like a quick flip with poor attention to detail. Below are some of the things we noticed. When we walked in, the place had a very musty/sewer odor. We contacted the management company and they were very quick to respond and send out a plumber, but the odor remained for our stay. There was no toilet paper holder in the first bedroom, or stand for your items in the shower which means having to leave your personal items on the shower floor. A previous guest mentioned it, but the doors need some work. The front door only opens when it's pulled/pushed while entering the code or locking - which is why the app never worked. The toilet door in the second bedroom constantly hitting I thought it was going to shatter a couple of times, so just left it open. Even the doors to the backyard need to be addressed. We had issues with the hot water which the plumber was able to fix in the main house, but had warm water at best in the guest house. Also, the wifi in the guest house was quite spotty and rarely worked on devices. The blinds in the bedrooms and main areas are too short for the windows letting in a lot of morning light. Nice neighborhood and looks lovely, but for the nightly rate, you expect attention to detail
