Enter the front door to be greeted by the sitting room- complete with a wet bar! Down the stairs you will find a sunken kitchen and all the tools you will need to make a meal!
Up on the second floor, enjoy the comforts of the family room. Relax and enjoy the large TV while lounging on the comfy couch!
The beautiful bathroom is on the second floor - you will fall in love with the gorgeous blue tiles!
The third floor bedroom has a king sized bed- a perfect place for you to rest after a day of exploring Philly.

Guests will be able to enjoy the privacy of the home, but I am available if something were to arise.
Washington West is a neighborhood in downtown Philadelphia (Center City). It has a mix of residential and commercial properties. There are fantastic restaurants, cool shops, lovely parks and fun bars just steps away.
The home is close to public transportation. The bus runs on the corner, and the subway is a 10 minute walk away. There is a park and playground right across the street. There are two grocery stores and a CVS a block and a half away!
The house is 8 blocks from the convention center (approx. 1 mile), 12-13 blocks from the Benjamin Franklin Parkway (approx. 1.5 miles). Public transportation is easy and convenient when staying here. Bus lines run on the corner, and the subway is a 10 minute walk away. Uber and Lyft are big in Philly and convenient! There is street parking in this neighborhood, however many spots are limited to 2 hours. There is a parking garage about a block and a half away (next to the CVS). You can park by the hour, the day, or the week. If you are flying in, there is a train that can be used. The cost is about $15 total including both trains. If you do take the train, bring cash. Cabs to/from the airport are usually a flat fee around $30. Uber and Lyft are now permitted to travel to and from the airport.

House Rules:
No parties or events – Let’s keep things low-key and relaxed.
No drugs or illicit behavior – Safety and respect for everyone are key.
No smoking, vaping, or marijuana – Please keep it out of the home, off the balconies, and at least 25 feet away from the building.
Quiet hours from 10 pm to 7 am – We strictly enforce this to ensure everyone gets a good night’s rest.
Registered guests only – No additional guests or overnight visitors unless they’re listed on your reservation.
No shoes inside – Helps keep the place clean and cozy.
Toilet paper only in the toilet – Keeps the plumbing happy!
Keep the home clean and tidy – Report any damages or missing items to us right away.
Follow all city and building bylaws – It helps everyone get along.

Guests must be 21 years or older.
Location Requirement:
We don’t rent to local residents of Philadelphia – this helps us maintain a vacation-friendly atmosphere.
Fee Schedule:
$500 for removing any or all guests/occupants.
$500 for excessive noise.
$500 for smoking.
$500 for breaking any house rules.
$1000 for clogging toilets with inappropriate items like baby wipes or small objects.
$50 per hour for unauthorized late check-out.
$50 per person for unlisted guests or exceeding the booked number of guests.
We may remove any retaliatory reviews related to violations of these rules. Guests agree to cover any damages resulting from rule violations, including property damage, damage to common areas, and lost revenue due to canceled reservations.
