Thank you again for selecting our home as your home away from home. We look

forward to providing you with a 5-star experience during your stay. Each guest

has unique needs. Feel free to email me before, during and after your stay. We

will try to provide you with some guidance to help you maximize your stay. The

good news is that you don't have to travel very far. Dickinson and the local

communities have Kemah Park very near, you can walk along the boardwalk for

free, it has a beautiful amusement park, the entrance varies, starting at 4

dollars, the price of the entire day Ride pass is $18.99 dollars for children

that measure less than 48 inches (1.2 m) and $24.99 dollars for everyone who

is 1.2 meters tall or older. Top-notch activities for all ages.



We want to make sure you maximize every minute of your vacation. Please read

the following information at your convenience:







STEP 1: ENTER YOU DON’T NEED TO WORRY ABOUT THE PASSWORD. THE DOOR CODE IS THE

LAST THREE NUMBERS OF YOUR PHONE NUMBER.YOU WILL FIND A BOX ON THE OUTSIDE

GATE IT WIIL HAVE A SMART LOCK .INSIDE THE BOX YOU WILL FIND TWO CONTROLS THAT

WILL OPEN THE OUTSIDE DOOR. BE CAREFUL WITH YOU CAR THE GATE OPENS OUTWARDS.



A) The other control is used to open the garages of the house, enter the

garage on your left side when you enter you will find the door that will

direct you to the second floor.



STEP 2 CONNECT: The network name and password are also on the router at the

entrance of the main room.



STEP 3 SELECT YOUR ROOM: Sheets and towels are provided. There are extras

available in the closets or in the bathroom area

STEP 4 SIP AND WALK.



Simple considerations when enjoying the house:



PARKING: Parking is available inside the house. It easily fits 2-4 cars

because it has its gate for more security for you.



TRASH: It is very easy to find this outside on the right side of the house if

you need to take out some trash before you leave. Don't leave trash outside

the main can unless you want to deal with one or more mosquitoes. We do not

recommend it.



WOOD GRILL: We have a wood grill it is small but I know it will be comfortable

so you can use it whenever it suits you. Be sure to turn off the wood on the

grill when you're done. Grill accessories are available in the pantry in the

kitchen.



OUTDOOR FURNITURE AND CUSHIONS: The cushions are on the furniture and the

other chairs are without cushions, don't worry about bringing them in.



The chairs have their cushions, try to preserve them and not stain them so

that they look good for our next guest.



If the chairs are stained at the end of your stay, there will be an additional

charge to your Garcia account for your help in caring for them.



PLANNING THE FIRST WALK OF THE DAY: We have a private path at the back of the

house overlooking a beautiful lake where you can see the different species of

birds with a beautiful sound of peace.



FIREPLACE: we have two fireplaces inside the house, they are electric, you can

light them manually and we have a wood-burning fireplace on the balcony that

has firewood inside if you feel like using it. Turn it on at any time of the

day. Be sure to follow the instructions below.



1\. USE SMALL WOOD AND A FIRE CHARMER TO START. ADD LARGER PIECES AS THE FIRE

BURNS.



2\. KEEP THE SCREEN CLOSED AND THE OUTER SCREEN IN FRONT OF FIRE. IT WILL

PREVENT THE SPARKS FROM TOUCHING THE GROUND. THE FIRE EXTINGUISHER IS ON THE

WALL INSIDE THE PANTRY IN CASE OF EMERGENCY.



HOUSE RELES



1.Smoking is not allowed inside the house, thank you for your understanding.



2\. No confetti or streamers allowed. An additional cleaning fee will be

charged.



3.Please be respectful of the families and neighbors who live in this

neighborhood



4.!NO PARTIES OF ANY KIND! Noise monitors are throughout the house and any

noise level above 75 decibels is prohibited and may result in cancellation

**There is NO loud music or noise after 11pm. If the police are called to the

property or if there are any complaints. Your stay will be canceled without

refund. You will have to leave the property immediately.



5\. By reserving this unit, you acknowledge that you and your guests are

transient occupants, and you and your guests also agree to indemnify and hold

harmless the owner, and the owner's assigns or agents, from any commercial or

personal liability during the course of your stay.



6\. Do not rearrange the furniture or disconnect the Wi-Fi, you will have a

surcharge if the guest who arrives after you has a problem with the Wi-Fi due

to misconfiguration.



7\. Garbage: Whatever does not fit in the garbage can at the end of your stay

must go with you. Don't leave piles of trash in the garage. There will be a

$50 charge.



8\. The guest must declare all guests traveling with you or who are on the

property. If you don't. Your reservation will be canceled without refund. An

additional fee will be charged for each undeclared guest.



9\. DO NOT set thermostats below 70 degrees. We are trying to help the

environment, as well as keep our operating costs and long-term costs low. If

you set it below 68 degrees, your air conditioner will likely freeze, leaving

you without air conditioning until you can see a technician, which which is

often a week of waiting. If that happens, you will not have a refund of your

money for the days you have used the property's facilities.



10.PETS: Pets under 25 pounds in weight are allowed. There will be a charge of

$50 dollars per pet. When outside, pets should be kept under the supervision

of their owner. They cannot sleep on furniture or beds, they must bring their

own bed. Pets are not allowed on the pool deck or in the pool at any time. By

booking this property, the guest agrees that they are responsible for removing

all pet waste on the property. An additional fee will be charged for any

stains left on the carpet or area of



the property that is not cleaned by the pet owner.







1\. PLEASE DO NOT GO TO SLEEP OR LEAVE THE HOUSE UNTIL THE FIRE IS OUT



2.AIR CONDITIONING AND HEATING: We have air conditioning and central heating.

Feel free to change the temperature for your comfort. We only ask that you set

it to 75 degrees when you are not at home.



3.The use of household towels is not permitted in the pool or on the beach.

They are for exclusive use for guests inside the house. In case of damage or

stains to the towels, the full cost of the towels will be charged.



4.I will not be able to have parties at the house or make noise after 11 pm

so as not to disturb our neighbor



If this is not followed, you will have a fine that we will decide according to

your failure to comply with the rules.



5.The bed sheets will have to be in good condition after you leave our

property so that they can be easily cleaned. If you do not comply with this

rule, we will charge an additional cost to your account for extreme cleaning

or for purchasing a new sheet.



6.If a guest has use of our property and all its facilities, no money will be

refunded in case they want to file a complaint after leaving and fulfilling

their nights' stay.



POOL RULES



1\. There is no lifeguard on duty, swim at your own risk.



2\. Shower before entering the pool. 3.



There are no animals in the pool or on the pool terrace.



4\. There is no food or glasses in the pool or on the pool deck.



5\. Do not dive or run.



6\. No boisterous or rough games are allowed.



7\. Children under 14 years of age should not use the pool without the

assistance of a parent or adult guardian. KEEP THE POOL GUARD CLOSED!



8\. A maximum of 10 people are allowed in the pool.



9\. EMERGENCY Assistance, dial 911.



10\. Pool hours from 8:00 am to 10:00 pm











DEPARTURE INSTRUCTIONS:



When leaving our house at the end of your visit, please be sure to get rid of

any rubbish that may have a bad smell, clean all the dishes and turn on the

dishwasher, leave all beds that were used unmade, turn off the heating and

ensure that the fireplace and wood stove doors are closed, turn off lights

throughout the house, make sure all doors are locked. Return the controls to

the house that you opened the first time, which is on the outside gate.



As we mentioned before, our goal is to provide all of our guests with a 5-star

experience. We want everyone to have a wonderful time while staying at our

home. All we ask is that you respect our property so we can offer the same

quality experience to every guest who walks through our doors and respect the

privacy of our neighbors by keeping outside noise down after 10pm. With

everyone's help, we can achieve this goal!

Texas Hospitality

We enjoyed our stay, the amenities and the view. Exactly as described. However, the check in instructions were incorrect and is last 4 of phone number, followed by the # sign. Instructions provided said last 3 of phone number. It made it very frustrating upon check in. Otherwise 100% successful trip. Just recommend updating your check in instructions with accurate information.

AC trouble

Here's what was good: The place looked good and had comfortable seating. The kitchen looked nice and the gas stove top and air fryer worked well. The pool and lake were pleasant to look at and the playground got a lot of use from 3 kids. Here's what wasn't good. The upstairs AC stopped working the day we arrived. They had no solution for this. We had already unloaded all our stuff and didn't want to leave. Because the downstairs thermostat was upstairs, the ther was no way to adequately control the downstairs AC. So it was either on or off as we manually set it. So we were either very cold or getting warm. Since we were gone during the day and only had to deal with heat at night, we stayed and they gave us a discount. All the windows opened but there were no screens on them. The double beds were very uncomfortable. All of the mattresses sink to the middle. One of the beds had a slat was broken on it. Putting that mattress on the floor improved it a little. This house is listed as a 3 bedroom 3 bathroom. IT IS NOT! It is 3 bedrooms, 2 full bathrooms, and 2 half bathrooms. Two half bathrooms do not count as one full!It has a great gas oven but we were told to use the air fryer. I'm assuming the gas oven is not used. The kitchen was not stocked well. The table tennis table listed as on the property was not there. In fairness, they said they had a rowdy group the week before and they broke it. Another was said to be on order. The playground wood is starting to rot.
