Welcome to our stunning 1-bedroom apartment, complete with a study featuring a sofa bed and 2 bathrooms, located in the vibrant neighborhood of Braddon!
Step into this spacious retreat offering you the perfect sanctuary to relax and unwind after a day of exploring the city.

This home has 3 floors. Please note that there is a staircase within the premises.
BEDROOM:
The main bedroom has a king-sized bed topped with professionally cleaned and pressed linen. The study room, complete with a sofa bed for additional guests. It also has plenty of wardrobe space for your luggage.
BATHROOM:
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- coffee machine
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a smart TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The garage has space for two cars.
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings. There is a key safe for self-check-in.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

If you plan to use the fold-out bed during your stay, please let us know in advance so we can prepare it for you, which will incur a fee of $55. This fee will need to be settled before we can confirm that the fold-out bed is ready for your use.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.
8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
