**THE VILLA**

Our home accommodates up to 24 guests with 9 bedrooms and 5 full bathrooms. The master suite provides a cozy haven with a plush bed and an ensuite bath, offering a retreat within a retreat.

**Property and Booking Information:**

- Check-in: 4 PM or later, Check-out: 10 AM or earlier
- Due to extended cleaning times, early check-ins and late check-outs are not accommodated.
- All homes are strictly non-smoking inside; a $350 fee applies if smoking is detected.
- No large parties or events; no loud outside noise after 10 PM.
- Essentials provided for the first night; guests must supply their own thereafter. A list of what is included will be provided before arrival.
- Stroller, high chair, and Pack 'n' Play rentals are available through recommended vendors.
- Pool heating is not included and costs $35 + tax per night (recommended November-May). Please request this feature when booking to avoid scheduling issues. Pool heaters are turned on the day before arrival with a 4-night minimum charge. A $25 call-out fee applies for same-day requests.

**Facts About Pool/Spa Heating:**
- It takes up to 24 hours for the pool to reach the set temperature.
- Pool heaters maintain a temperature between 83-87°F; pools and spas share the same temperature.
- Pool systems run on timers, typically from morning to evening, causing some cooling at night.
- FMH is not responsible for refunds due to lower pool temperatures during freezing winter days (50s and 60s outside temps).
- Guests must not tamper with pool equipment; only licensed professionals may handle it.

Some homes may have security cameras or Ring doorbells facing the driveway/entry for security purposes.
