This stylish, modern 3 bedroom/3.5 bathroom house will have you feeling relaxed and at home right away. Featuring an open floor plan, it offers lots of space while still maintaining a sense of comfort and functionality. From the floor to ceiling windows, to a fully-equipped stainless kitchen, to the snug movie room, every element of the residence has been carefully selected to ensure guests enjoy a delightful and tranquil stay.

Guests will find the following in the home:
*Main bedroom - Located on the upper level it offers lots of privacy. It features 1 king bed, a walk-in closet, and an ensuite bathroom.
*Office space - Also on the upper level; get some work done in private while taking in picturesque views of the landscape.
*2nd bedroom - Located on the main level, it features 1 queen bed and a single bunk bed, along with its own ensuite bathroom.
*3rd bedroom - Also located on the main level, this bedroom features 1 queen bed and 1 single bed, 1 single trundle bed, plus its own ensuite bathroom.
*Living areas - The home offers multiple living spaces, including a movie/media room to curl up and watch movies on the TV, an airy living space off the dining room that opens to the backyard garden, and a lounge/library featuring a fireplace and lots of cosy seating.
*Kitchen - The beautiful, modern kitchen features stainless steel countertops, Bosch appliances, a pantry with cooking essentials, and much more. Everything to prepare an amazing meal is conveniently at your fingertips, and the best part is you get to do it while admiring a mesmerising view from the kitchen!
*Dining area - The kitchen offers informal seating and the large dining table seats 8 people.

If you are staying 7+ nights, a mid-stay cleaning will be provided in order to maintain the overall cleanliness of the home. This includes rubbish removal, linens change, wipe-down of the kitchen and bathrooms, and toilets cleaned.
Please contact us if you need to hire the car during your stay or would like to use the bicycles.
## House Rules
### Important
* This home is a short-term rental property and operates in a quiet residential area with consent from the local council.
* Compliance to the House Rules ensures the home remains compliant to the conditions of the consent from the local council.
### House Items
* Consumable items in the house are provided free of charge on a fair use basis (this includes basic cooking supplies, tea, coffee, laundry powder, dishwasher capsules/powder, soaps & body wash, etc).
* Unused items remain property of the home.
### Security & Responsibility
* Please help us make your stay an enjoyable and memorable one. Please look after your valuables and secure your accommodation. Despite protective measures we are unable to assume any responsibility and will not be liable for any loss or damage to your possessions in or around the property.
* The hosts/owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities, as well as loss of personal belongings or valuables of the guest. This includes adults and children.
* **Note:** The house alarm is not in operation.

**When checking out:**
* ensure the house (each room) appears as is when you first arrived
* place all rubbish & recycling (including bottles, cardboard and plastics) in the bins &/or bags provided.
* load all dirty plates and glasses into dishwasher. Do not put any dirty plates, glasses, cutlery, etc away (as if clean).
* turn the lights off and any electrical items you have used. Do not switch off any utilities items such as WiFI, modems, etc)
* turn off heated towel rails and the gas fire
* ensure the house is secured (i.e. all windows and doors)
* leave the access keys/remotes on the kitchen bench
### Access
* Front Door: Unique access code provided to you as part of your booking information
* Garage Door: 1 garage remote is provided
* Spa Pool cover: 1 key to unlock the clips on the spa is provide with the garage remote
* **Note:** there will be a charge for a lost key or garage remote.
### Guests
* The maximum total number of guests is limited to 9.
* The guest responsible for registering the booking must be 25 years old or older.
* All guests staying must be registered with the host beforehand and only registered guests may spend the night.
* Guests are responsible for the actions of any visitors during their stay.
* Any unregistered guest can be asked to leave at any time without cause.
### Visitors & events/parties
* Strictly registered guests only. No unregistered visitors are permitted.
* Parties are NOT allowed.
* No confetti, glitter, or excessive rubbish allowed otherwise an additional cleaning fee will be charged.
* Failure to comply may result in the termination of the contract, additional charges.
### Quiet hours & outdoor spaces
* Due to local council requirements, use of the outdoor spaces is not allowed between 10pm - 7am.
* Guests must keep noise to a minimum so as not to disturb the neighbours particularly from 10pm- 7am.
* If you are experiencing problems with noise from other properties between these hours, please phone QLDC Noise Control.
### Spa Pool Usage
* Use the provided plastic key, located with the garage door remote, to unlock the spa pool cover.
* Please shower before using the spa pool to ensure cleanliness
* Only chlorine may be added to the spa pool. Do not add any other substances, including bubbles or foaming agents.
* Food and beverages are not permitted in the spa pool area.
* Glass items are strictly prohibited.
* **Important Notice:** The use of the spa pool is at your own risk. The host is not liable for any injuries, accidents, or damages that may occur during its use. We kindly request that all guests exercise caution, adhere to safety guidelines, and refrain from using the spa pool under the influence of alcohol or substances. It is your responsibility to ensure that the spa pool is used safely and responsibly. By using the spa pool, you acknowledge and accept these terms.
### Parking
* Please park only in the car parking spaces provided.
### Rubbish & recycling
* Rubbish (red bins) are collected every Wednesday.
* Glass recycling (blue bins) and mixed recycling (yellow bins) are collected every Wednesday. Blue and yellow bins alternate each week.
* Please double QLDC Rubbish Collection days online or which ones that week the neighbours have out.
* Bins need to be placed out on the street curb beside the driveway by 7am or later the night before.
* Bins need to be collected off the street by Wednesday evening.
### Littering
* NO littering. This includes leaving food outside and sitting around for long periods of time.
* If any part of the house/yard/appliances is found to be littered that would require additional cleaning, there may be an additional cleaning charge.
