The Space:
This smartly designed 377 sq ft (35 sqm) studio features a stylish furnishings and can accommodate up to 2 people. It's also perfectly located in the coolest part of Playa del Carmen, the Zazil-ha neighborhood, within walking distance to just about everything. The rooftop infinity pool is incredible and there are many tables and chairs and lounge space to spend the day! Have a pool day with plenty of sun lounging space and spectacular views of Playa. "Menesse on 38th" also offers free underground parking to avoid all the parking meters in town.

The beautiful Menesse on 38th combines architectural style in a clean natural setting near town and the beach!
There are also many things to see and do in Playa too--everything from the beach and beach clubs, water activities like snorkeling, scuba, paddle boarding, kite surfing, and boating. Plus eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes), and much much more! You will have the time of your life!

You’ll have full, exclusive access to the condo during your stay. As our guest, you may also enjoy the beautiful rooftop infinity pool and lounge at the condo building.
The Neighborhood:
The condo is in the heart of downtown Playa, just blocks to the famous 5th Avenue walk street and the Mahekal beach entrance!
- Walking distance to downtown 5th Ave. shopping, bars/restaurants, beach clubs & more!
- An Oxxo convenience store on the corner and Soriana Grocery store just a minute away
- Just blocks from the quaint and notable 38th Street "stretch" from 5th Ave to the beach, a locals favorite!
- Close to Las Hijas and Mamitas Beach Clubs

Getting Around:
Guests have a free parking space on the premises which makes it very easy to get around the area. The condo is about a 50-minute drive from the Cancun International Airport (CUN) and is located in the Menesse 38th luxury condo building in the Zazil-ha neighborhood.
If you don’t feel like renting a car and driving, taxis are always available, just be sure to take registered taxis only! Public bicycles are available to rent around downtown too. You will see the BiciPlaya stands where you can rent bikes by the day or by the journey.
There are also 2 ADO bus stations to get you to nearby Yucatan destinations or other Mexican states. One is located at 5th Avenue and Benito Juarez (main) and the other is on 20 Avenida Norte and Calle 12 (Alt. station)
In the event you are driving around town, just be aware there are PARKING METERS IN PLAYA! The meters are in operation from Juárez Avenue to CTM Avenue. There is one digital parking meter box per street, so you have to look for it. The meter hours of operation for the meters are Monday to Sunday 10:00 to 22:00 | 10 am to 10 pm (except for official holidays).

- Under Quinta Alegría Mall, an underground lot you enter on Constituyentes Avenue between 10th Avenue and 5th Avenue
- Tendenza, an underground lot, on 10th Avenue between 14th Street and 14 Bis Street
- Plaza Pelícanos outdoor lot, on 10th Avenue between 8th and 10th Street
- 34th Street and 10th Avenue, an outdoor 24-hr lot

Other Things to Note:
There's been some construction work nearby, but it's been minimal and only happens during daytime work hours.
Wi-Fi, LED Smart TV w/ satellite, 1 parking spot, bed linens, and towels are provided free for guests during your stay.
A security deposit of $100 USD is required upon your arrival and the amount will be returned to you before you check out, provided there’s no damage or anything requiring repair due to an incident during your stay.
Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.
There is no daily housekeeping but a mid-stay cleaning can be requested for an additional fee.
Pets are not allowed at this property. The owner has severe pet allergies, so this rule is strictly enforced. Thank you in advance for your understanding.
We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
There are security cameras on the premises facing the exterior hallways. These are used for security purposes and guest safety only.
Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) in the condo. The use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of check-in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed. The owner has severe pet allergies, so this rule is strictly enforced.
Interaction with Guests:
The place is self-check-in using the lockbox to access the door key. The lockbox code will be provided before your arrival, as this changes after each guest.
