Renovated in 2022, it offers modern amenities like a fully equipped kitchen with granite countertops, brand-new beds, appliances, central air conditioning, and a washer and dryer. The spacious layout includes a living room with TVs, a dining area, and an entertainment room overlooking the fenced-in yard, completed in 2023 for added privacy. Perfect for families or small groups, this home comfortably sleeps 6 and is ready to make your stay unforgettable.

Ranch House is just a short drive to the main street, Rumba Restaurant, cowfish, and vineyards (wine tasting). The Ponquogue beach and Bay beaches are just minutes away by car or bike ride. Take advantage of the kayaks, paddle boards, and fishing poles to fully immerse in the beach experience. There are also many restaurants in the area- from Hampton Bays, Shinnecock Canal, and Southampton, all within a few minutes drive.

The Town of Hampton Bays is cute, and the beaches are outstanding! The Shinnecock Canal is minutes away and you can do fishing most of the year. For the kids, there is the Riverhead Aquarium (16 minutes away), Children’s Museum of the East End, and South Fork Natural History Museum and Nature Center, both in Bridgehampton (24 minutes away), and the Splish Splash water park and slides in Calverton (23 minutes away). With 30 rides, it is ranked the 3rd best Water Park in the USA.

Please note that all outdoor amenities, including the kayaks, stand-up paddleboards, patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTES:
The primary renter must be at least 25 years old.

For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
For stays longer than 29 days, a refundable deposit is required. Our Team will reach out for further details upon booking.

Bookings canceled at least 30 days before the start of stay will receive 100%.
Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons.
