Beautiful, 2400 square foot cottage located right on the North Branch of the Muskoka River, sitting on a little over one acre of property. Our river links 4 lakes and offers 40 miles of boating. Come and marvel at the vibrant falls colours, or enjoy X-country skiing or snowshoeing in the winter.
Enjoy the gorgeous views of the sparkling water from the spacious deck and bedrooms. You can also enjoy the tranquility of the river and wildlife, from the peaceful dock and backyard. You can sit by the firepit and take in the views, or make s'mores and lasting memories.
There is a canoe and a kayak available with lifejackets, for your pleasure and enjoyment, and a 15-foot new trampoline to entertain your young people.
The property also boasts a natural drilled 400 foot well, which supplies fresh spring water piped throughout the cottage.
Make no mistake about it, it is only a "cottage" in name. This is a well-equipped, beautifully furnished home, with high speed internet, over 3000 streaming channels, a games area with foosball, air hockey, table tennis and many board games available. It will feel like your home away from home.
The primary renter must be at least 25 years old and must be "present" for the duration of the stay.
The maximum capacity is 8 people, which includes everyone - babies , infants , etc.
- Linen
Please bring your own linen for the duration of your stay. The main bedrooms have queen beds, and there is one double and three twins. Please bring your own towels as well. Extra blankets and pillows are provided. If you require linen we can accommodate, but we will have to add an extra cost of $100 per durationof of your stay, so we absorb the additional cleaning fee.
Please ensure you advise after booking that you are requesting linen to be added, so we can provide you with a code to gain access to the linen storage area.
-Pets
Unfortunately, we cannot accommodate pets of any kind at this cottage, and it is a non-smoking environment.
This is a very quiet street, and we would like to accommodate our neighbours; so there is a noise agreement, that all campfires and outdoor noise must be quieted by 10 pm.
For your security, there are cameras located on the exterior of the cottage.
Renter's Code of Conduct
Purpose of the Code
The purpose of the Renter’s Code of Conduct is to acknowledge that Short-term Rental Accommodation premises are permitted in residential neighbourhoods and that the permanent residents of these neighbourhoods have the right to enjoy their own properties without nuisance. It also outlines specific requirements for Short-term Rental Accommodations and imposes responsibilities for both Owners and Renters of such properties and that Owners bear the primary responsibility of conveying this information to renters of their property.
Objectives of this Code
The Objective of this Code is to establish acceptable standards of behaviour for hosts and renters to minimize any adverse impacts on their neighbours and the neighbourhood.
Residential Area
The Renter acknowledges for themselves and on behalf of others that they will be occupying a Short-term Rental Accommodation that is located in a residential area.
Guiding Principles
The guiding principles for Short-Term Rental Accommodation renters are:
• The premise that you are occupying is a home;
• Treat the premise as your own;
• Respect your neighbours; and
• Leave it as you find it.
Maximum Number of Renters and Guests
As per Section 3(4) of the Short-term Rental Licensing By-law the maximum number of Persons, including but not limited to residents or occupants, permitted to stay for overnight lodging on any license premise, shall be restricted to 2 persons per guest room and be delineated on the required floor plan. Rooms with murphy beds or pullout couches shall be included as a guest room.
Noise and Residential Amenity
No person shall make noise to cause a disturbance or conduct themselves in a way that is likely to disturb area residents. Examples of noise that is likely to disturb residents at any time include:
a. Loud music;
b. Outdoor or backyard gatherings or activities involving excessive noise or disruptive behaviour;
c. Late evening/early morning disturbances; and,
d. Yelling, shouting, singing or conversing loudly.
Renters and their guests are not allowed to disturb neighbours or interfere with their enjoyment of their premises, or the public realm, at any time of the day or night. Failure to comply with the conditions of the Town Noise By-law may result in legal action being taken.
