Summary:
Welcome to the Creekside Bungalow, situated along the banks of East Bouldin Creek and a stone’s throw to South Congress and First Street commercial districts. Curated exclusively for our guests, the space is designed to be comfortable, stylish, and practical for short or longer-term stays. Perfect for up to 4 people looking to be in a thriving neighborhood and at the center of what makes Austin unique and memorable.

The Space:
Please note, all guests staying at a Portoro home are required to sign a rental agreement.

You'll have the entire place to yourself. This charming, residentially-styled 2 bedroom, 2 bathroom is designed to make you feel right at home. Plush beds, a comfy couch, smart TVs, brand new appliances, and a BONUS basement workout room, office desk, and laundry are just a few shiny features offered.

Enjoy the front porch for a morning cup of coffee on the cushioned bench or for socializing after a day of shopping on South Congress. NOTE: this is a fairly new property. The yard has not been completed yet. Also, it's an open property and doesn't have a fence.

Sleeping arrangements include 2 private bedrooms, one with a king bed and the other a queen. 400 thread-count sheets and bedding will keep you cool or warm depending on the season.

The newly remodeled kitchen includes a stovetop, oven, microwave, dishwasher, and smaller appliances. The space is well stocked with all the equipment and utensils you need to prepare a great meal. Sit at the high-top 4 person dining table for homecooked meals or when you have some of Austin’s favorite flavors delivered to your doorstep.

The bungalow has a large bathroom and walk-in shower upstairs and another smaller bathroom with a stand-up shower on the basement level. Both are stocked with high-quality towels, toiletries, and essentials.

The living room features a large screen smart TV with YouTube TV, and a sectional couch along with an assortment of board games. Ultra-fast internet keeps the bungalow connected so guests can work, stream, or surf from any location.

Just outside the kitchen is our sunroom/mudroom that was enclosed to provide easy access to the bonus basement area downstairs. This lower-level area features a full standing desk set-up with a thunderbolt docking station and dual monitors, mouse, and keyboard for anyone needing to break away from the group to get some work done.

Most unique to the bungalow is a dedicated workout area, also located in the basement. Keep up with your exercise routine using our provided mats, free weights, and a weight bench - all in the privacy of your own Austin short-term rental. NOTE: Stay Local Austin can connect you with some local fitness gurus for in-home classes too.

Lastly, a full-size stacked washer and dryer with all the laundry essentials is also located downstairs.

NOTE: We follow the CDC and Airbnb Recommended Cleaning Guidelines. You can rest assured this property has been completely sanitized prior to check-in.

Also, please review the LONG TERM STAY - ADDITIONAL FEES section below. Stays over 29 days are waived from paying the State and Local Hotel Tax. However, there are additional fees we need to collect for damage coverage and housekeeping.

Additional Cleaning Fee:

We do require additional cleaning fees for guests staying longer than 3 weeks. Your Guest Ambassador will coordinate the cleaning schedule for a minimum of once every 2 weeks. You can request cleanings more frequently if desired. Additional cleaning charges will be sent using a payment request or resolution request, immediately following the cleaning.

Guest Access:
We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Getting Around:
Walk to South First or South Congress respectively. So much of what you will need during your stay is a stone's throw away. Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 15 minutes away.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk.
- Some homes have cameras for external monitoring only.
- Stays over 29 days – please inquire separately for terms and conditions.
- HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%.
- YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses.
- This home is pet-friendly. Please note, only dogs allowed and 50lb weight limit, up to 2 dogs per stay. $150.00 fee applies, per stay, per pet.

Interaction with Guests:
Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 48 hours prior to arrival date (keyless entry). We offer convenient keyless entry for self-check with no need to stop in at a local office. We do typically check in with guests by email/text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions/inquiries. We are available to guests 24/7.

Amazing Stay
The property was very accessible to everything, from eats to shopping spots, that were even walking distance. The area was very nice to do some morning walks with our pet or even for a morning run. Loved every minute spent indoor and out.

Great location for an Austin visit
The location is great! Very walkable to many shops and restaurants on S.1st and S. Congress. Overall the house was nice and comfortable. Very clean and well-equipped. There were a couple small maintenance issues that could have been addressed but nothing major. Off street parking would have been nice also but we knew it was not included before booking. Again - very cute and comfy house in a great location!

Great location!
This safe, quiet residential location can't be beat for easy strolling to cafes, restaurants, shops and music venues. The dog-friendly nature is also a big plus. We felt the place was lacking some basic amenities when we checked in, including coat hangers, facial tissues, and coffee; management was beyond gracious in getting us everything we requested in short order. All that said, the space is a little shabby: the upholstery was stained, the carpets were dirty, there was mold on the shower curtain, and the walls and baseboards could use a good scrubbing with Ajax and maybe some repainting. We shared that with the management company and they seemed very responsive; I hope that by the time you visit, all those issues will be resolved!

We enjoyed our stay
The home is comfortable. The kitchen is updated nicely, they have a wonderful updated bathroom on the first floor. They provide excellent laundry facilities in the basement which is where the second bathroom is located. The living room seating is very tired and the parking is across the sometime very busy street. We encountered rain during our stay and there was temporary construction in the street so I would say that the parking was the only downside to the rental.

This was exactly what we needed! The house was adorable and the location was so fantastic I turned the rental car in early. Everything worked perfectly, the house was clean, the washer and dryer are shiny and new. Can’t wait to stay here again and to see what y’all do with that massive yard! Will def book this spot next time I’m in my beloved hometown. I miss it so.

We really enjoyed our stay! The house was a great location for the festival and walking distance to restaurants, coffee and shops. Plenty of materials to cook and clean. The furniture and appliances were all good quality. It would have been nice to have a parking spot on the property so we didn’t have to park in the street.

Nice Location, Dirty Rental
Unfortunately, the place was dirty upon arrival. I had to wipe all the counters and fridge and it was filthy. Baseboards in the entire house were super dirty as well as one of the walls in the bathroom. The sofa was also gross and and I couldn't sit on it; it is very worn and appears to be 20 years old. The rug below it is also not clean. There was even a HUGE cockroach in the bathroom - on my toiletries one day as well. (despite keeping the doors & windows shut at all times) Management had to come to remove it. The yard is just dirt so, this is mentioned in the writeup, but it doesn't look like there are any plans to improve it. The property management team for the property was fantastic, very responsive and helpful. The beds were comfortable and had clean sheets. Towels were clean as well. AC worked well. Check in & out was easy. Location is great. But, I would never rent this unit again or recommend it due to the cleanliness. I travel regularly and this was far below acceptable.

Great for mid-week stay close to downtown
We loved the house, the neighborhood and proximity of great restaurants. It felt safe, there were good playgrounds nearby for our kids and they loved throwing rocks in the creek. The house was big enough for our family of 4 + a dog, especially given the added workspace downstairs. Parking is on the street and across the street, but only a minor inconvenience.

Better than Advertised
The Creekside Bungalow was better than my wife and I had hoped. A blizzard delayed our trip to Austin and good friends delayed our check-in. We normally cook breakfast and sometimes lunch when we stay somewhere. We would have really appreciated the selection of spices, utensils and array of pots and pans, had we done any cooking. We were within walking distance of so many great cafes and restaurants that we forgot to do so! The on-site washer and dryer were a godsend and the heaters came in handy as we stayed during the rare Texas ice storm. We rented a car but might not do so our next as it was so convenient and easy to walk everywhere! And we will have a next visit because this place is adorable and the SOCO bridge is within walking distance. You know, the bridge where the hundreds of thousand bats fly out from under, when there isn't an ice storm. We found OUR place in Austin and cannot wait to visit an amazing American city and our freinds again.
