Situated in a prime waterfront community in Greenport, a pristine home with immaculate outdoor space and direct access to a private bay. Whether youre planning a getaway with friends or family, this home easily accommodates up to eight guests. The stylish nautical-themed interior combined with modern finishes set the tone for this home. The sun-filled, open living room boasts vaulted ceilings, skylights, a cozy fireplace, slate grey hardwood floors and floating staircase. Through the sliding glass doors, let the sunshine and sounds of the bay rush in to warm the home. The modern kitchen will truly inspire the chef in you with stainless steel appliances, gas cooking, a wine fridge, breakfast bar top and beautiful view of the bay. Two spacious bedrooms adorn this floor including one with two comfy single beds and the other with a Queen-sized bed and ensuite bath. Along the upper level, enjoy the comfort of your Primary suite and a tranquil ensuite bath. Sip your morning cup of coffee from your oversized private balcony. As you head to the lower level, the full scale entertainment continues with the recreation room, one additional private sleeping space, plus a large exercise room within the garage. After a long day at the beach, unwind on the expansive deck with unobstructed views of the bay and enjoy a drink as you watch the sun set. When you're ready to explore the North Fork, youre just one mile to Greenport village with a vibrant food scene, plenty of shops, and activities available. Located five minutes away, are gorgeous sandy beaches including Trumans and Town beach, not to mention the many wineries and vineyards just short drive away!

Utility fees are included in the total rental amount. The guest shall be responsible for the costs associated with excessive usage of utilities during the term of the reservation. Excessive usage is defined as utility costs over $80.00 per night of the reservation.

Cleaning Disclaimer: One light cleaning per every seven days and one end of stay cleaning is included in the reservation total. Guests may request additional cleanings at their expense.

Additional Persons: No additional persons beyond the max occupancy of this listing are permitted.

Events Policy: Events are prohibited

Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

Payment Method: Balance payments made with credit card are capped at $3,500. Payments over $3,500 shall be made by check, ACH or wire.

Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $5,000 of damage protection. Coverage details are provided in the booking agreement.

Girls Weekend
We were a group of 7 friends who went away for a long weekend. The house was a great fit for us and the location was perfect. The property manager was extremely responsive and helpful. Communication between the owner and property manager could have been clearer as there were a few incidents where people showed up unannounced. Again not the property managers fault but could have easily been avoided if the owner communicated with the property manager. Overall we had an amazing time and would definitely stay at this property again.
