Welcome to Hamilton Cove 11-52, a serene 2-bedroom, 2-bathroom condo located in the exclusive, gated Hamilton Cove community in Avalon on Catalina Island. This charming home offers an open floor plan that maximizes ocean views, allowing you to enjoy the sights and sounds of the Pacific Ocean from the living room, bedroom, and private balcony. The condo is beautifully appointed with stainless steel appliances, quartz countertops in the kitchen, and a dining area that seats 5. The balcony is a perfect spot for breakfast while watching the sunrise or enjoying dinner on the Weber BBQ while watching the beautiful island sunset.

Hamilton Cove 11-52 offers a variety of entertainment options for a relaxing and enjoyable stay. The living room features a 50-inch flat-screen TV, perfect for unwinding after a day of exploration. The condo is also within the Hamilton Cove community, where guests have access to the recreation center with a pool, hot tub, and fitness center. For outdoor fun, the community offers a playground, sand volleyball court, 18-hole putting green, tennis courts, croquet lawn, basketball hoop, and picnic areas. Located just 22 miles off the coast of Los Angeles, Catalina Island is known for its majestic beauty and outdoor activities. The island is divided into two main areas: Avalon on the east end and Two Harbors on the west end. Avalon is the perfect place to explore local shops, restaurants, and attractions, while the surrounding rugged wilderness offers hiking and nature walks, all under the stewardship of the Catalina Island Conservancy. Getting here is easy with ferry services from Newport Beach, Dana Point, Long Beach, or San Pedro. The Hamilton Cove community itself offers a private beach and stunning views, making it the perfect spot to unwind while still being close to the vibrant town of Avalon.

Policies & What to Expect

IMPORTANT: Your signature to the terms and conditions of our rental agreement is in agreement to be liable for any damage to the provided golf cart whether or not damage was created by you and / or anyone in your party. Additionally, the golf cart must be fueled up at the end of your stay, golf cart must be parked in designated spot, and cover put back on golf cart.

Please be advised: Day guests and visitors are NO longer permitted at Hamilton Cove. The HOA will not allow guests more than maximum occupancy of the unit. We are so sorry for this inconvenience.

DRONES ARE NOT PERMITTED IN HAMILTON COVE! You will be immediately fined $300 if you are found to be operating a drone.

Please carefully review the separate email detailing all HOA rules and potential consequences for Hamilton Cove.
You are responsible for any fines incurred due to negligence!

Arrival/Departure Policy:
Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm)
Check out time is 11 am.
Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!

Nightly Minimum Policy:
4 night minimum required in the off season.
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.
(Please inquire if your group needs accommodations that are different as we may be able to accommodate you!)

☀️ Holiday 2025 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 20-January 3). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.
*An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you!

☀️ Summer 2025 Policy:
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2025, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest's face and holding either a Driver's License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

🐾 Pet Policy: Pets are NOT permitted at this property. Any pets that are not proven to be service animals will be fined $500.

Rate Policy: Prices change on a daily basis so the rates you see today may be higher or lower when booking!

Age Policy: We do not typically rent to guests under the age of 25 or large parties. Please contact us prior to booking to see how we may accommodate your group.

After booking:
We manage properties on behalf of our owners. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. This agreement reviews our terms and conditions, house rules and policies, and what to expect of your stay. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit. The check-in details will not be shared until the rental agreement has been signed, payment has been made, and the guest has connected with one of our guest services agents.

In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The Verify Hub service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days.

Property Appearance:
Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

Property Responsibilities:
If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.

With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management, Replacement of keys/fobs/remotes, and Care of the home all help us give each guest and family a home to feel at home in. We appreciate your assistance in making our homes and our business unlike any other!

Many buildings are also managed by HOAs who will fine guests for misconduct.

Noise:
This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!

Starter Kit/Guest Essentials:
We like our guests to feel at home as soon as they arrive! We provide a 'starter kit' to help our guests get settled without needing to rush off to the store. Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, and co2/fire detectors.

Spectacular Views

Absolutely the views, and location of this unit. It was in it's own private neighborhood and very private. Tucked in a cove a short drive from the city of Avalon. The golf cart is a must, and we were happy it came with the room. The communication was very good. The room had a few maintenance issues that we forwarded to them so they could addressed. I would most definitely stay in this neighborhood again.

Location, location, location

There is no other place I would rather stay then Hamilton Cove. It's clean, private and feels like it's on little oasis. I love the peaceful atmosphere it provides and yet your just a short golf cart ride away from downtown Avalon.

Excellent location

By far, Hamilton cove is where you want to stay on Catalina. It is away from the town but close enough you are not left out. It's a simple/short golf cart ride back to town with terrific views. The complex is clean, beautiful, has all the amenities you need, and the beach/water access is better than anywhere else. We snorkeled easily right off the cove dock where there was a kelp forrest and tons of fish - great spot within walking distance of the condo. The condo is in a great location with beautiful views and looks just like the pictures. The owner/agency was very engaged, friendly, and very helpful. We did have an issue with the dishwasher and a leaky toilet however nothing that impacted our stay. We informed the agency and they assured they would address. Having a golf cart at the property was absolutely key. What a great addition and allowed us to go all over Avalon. I would absolutely stay at this property again and highly recommend

This condo in Hamilton Cove was perfect!

The condo was very clean, comfortable, quiet, and had all the amenities we desired. The view was beautiful. The golf cart made getting around so easy, although it was a nice walk to Decscanso Beach or town. We are already planning our next trip and will be staying here again!

What a peaceful location. We slept with the doors open and listened to the waves softly put us to sleep. Excellent location and view. The condo came stocked with everything we needed and had comfortable furniture. The Golf Cart looks brand new. We would highly recommend this unit to anyone.

Amazing Island Get Away!

This was a beautiful property right on the ocean's edge on Catalina. The view from the deck was AMAZING. We spent long mornings and evenings out there watching seals and dolphins swim by. We also enjoyed the various boats coming and going, especially the fancy yachts!! It was great to have the golf cart to explore town and make it so easy to get around!! The kitchen had everything we needed for cooking breakfasts, and then we enjoyed the restaurants in town for other meals. We really had a great time and hope to return in the future!!

Beware of the Ants

Everything that the other reviews specified is accurate. The convenience of access to golf cart, location and amenities were a 10/10. The issue ⚠️ ANTS. Both bathrooms and bedrooms have an ant problem. My husband and daughter both could not get a decent night’s sleep due to Ant's crawling on them in the beds. We contacted the property manager who offered to come and address the problem but we choose not to be interrupted as we were only staying 2 nights in total and based on the amount of ant traps located throughout the property - Ant's were clearly a known issue. My compliant is that this ongoing ant problem was not disclosed to us. For the amount of rules (of which we could complied with every single one) you would think that there would have been a heads up notice about the ant problem.

Much needed getaway!

My friends and I had a wonderful time. The condo is very nice and comfortable. The views are spectacular! A couple things missing but nothing that took away from our visit. No can opener and couldn’t find the tv remote for the 2nd bedroom. Couldn’t figure out the TV situation but didn’t really miss it. Would stay here again!

The Best of Catalina

We were so pleased with everything at this beautiful property and all the communication from its managers. The directions and parameters were clear and it made for a stress-free vacation. Very roomy for 2 couples and the fully-stocked kitchen allowed us to cook all our meals and invite family for the day. The balcony view of the water provided the most glorious views and a sense of privacy. Finally, the golf cart was reliable and so appreciated to take in the island, go shopping, walk downtown, and then easily retreat back to the quiet beauty of our balcony. It was truly the perfect stay.

Great views, nice place

My husband and I recently stayed here with our 2 teenage kids. It was very clean when we arrived and we were able to check in early. The views are really wonderful. We had coffee on the balcony every morning while watched the sunrise and the dolphins swimming by. The golf cart was new and was super fun for going into town. We made most of our meals in the condo because there were new Covid restrictions with eating out. The kitchen was well equipped with cooking items. I would just suggest adding a can opener and some serving bowls/storage bowls. Thank you for the terrific stay - we did not want to leave!

Worst stay ever

This was the worst stay I have ever had. Upon arrival the property smelled of wood lacquer, must have just been lacquered from the front door to deck railing. Which we dismissed as a maintenance item, but thought it should have been disclosed. We found the golf cart dirty and uncovered. So we had to wipe it down. The dishwasher was falling out of the cabinets. The master bedroom had poor water pressure and was luke warm at best. The patio furniture was broken and unusable. Property was dirty and out dated. We proceeded to find the second bedroom door lock broken from the outside, so if you are in the bedroom and shut the door, you better hope someone else is the house to let you out. we found ants in the kitchen, in the toaster, blender and coffee pot. It wasn't much at first but by the night it had taken over the entire second bedroom bed and bathroom. They were everywhere and covered the bed, and the only solution offered was ant spray, which we were told the cleaning crew would come and take care of. which never happened. it was so bad we had to leave and stay at a hotel. I would never recommend staying here..

Location, location, location...unlike others in Hamilton Cove

Unlike others, with this unit you not only avoid numerous stairs, you are ocean front; we have rented 6-8 times in HC (1 and 2 bedrooms) and we will definitely return to this one! If you love having your bedroom door open to hear the sounds of the ocean, this is the place is for you! Unit is as pictured - the furniture is outdated, but being ocean front was our priority. It was just two of us for my fiance's birthday, Catalina is one of his favorite places in SoCal. The place is well laid out if you are traveling with another couple or with kids; lots of space in common areas. There are also two new comfy chaise loungers on the big balcony. Kitchen is well stocked with exception of "tupperware" as another has reviewed, but appliances including coffee machine, blender, toaster, knife set, cookware all appear fairly new. Master shower is new and it's gorgeous! Master bed was very comfortable and sheets were fine (white, which I prefer in rentals), but a higher quality makes all the difference. We cooked in, 2 of our 3 nights and spent all of our time on the balcony. One thing to note, the mgmnt company did not seem use to handling a "last minute" booking (I booked late afternoon/early eve Thursday for a Saturday arrival). Maybe due to covid they were a little off their A-game...I received a somewhat "frantic" vmail at 3:00pm, right as the office hours closed Friday, stating "call us immediately with a photo of your ID and CC"; then I received two separate emails to list other guests. At the gate the HC employee told us our unit did not exist and was not very nice or helpful...when we asked if he had any paperwork with my name, we pointed out that 4-17 was our arrival date, not the unit # which is when he realized his mistake and changed his tune (big blue date in highlighter); he said he was weekend staff. This is no fault of the management company. I'm sure most people book further in advance (we thought we had secured a different unit, but found we had overlooked returning the rental agreement in time). Then, when we arrived our room at 3:11, it had not been cleaned; we dropped our bags, went to town for lunch at Maggie'e Blue Rose (our favorite), called, ended up speaking w/Nancy...when we returned a few hours later the apartment was cleaned impeccably! We had a few hiccups but this was a much needed escape which we thoroughly enjoyed = we highly recommend this unit if you share our love of the ocean!
