Welcome to Rivers Edge Lofts!

These cozy upstairs lofts are located in Niles, Michigan by the river. This listing is for Loft 10 in our 10-loft building. enjoy a stay in this cozy 2 bedroom unit located by the river, there is no river view from this unit. Tastefully decorated throughout with lots of extra touches and amenities not usually found in short term rental homes. Rivers Edge Lofts are ideal for guests looking to travel and visit Michigan or for long term stays. Rivers Edge Lofts are centrally located to tourist attractions, wineries, and various universities. Close to highway US-31 with easy access to major attractions such as Notre Dame or southwestern MI beaches; also close to airports for a quick business trip.

Not only is Rivers Edge Lofts conveniently located to various activities but close access to grabbing a bite to eat. Take a 1-minute drive to downtown Niles to check out the local restaurants and relish in a relaxing stroll along the river. The entire home is for your private use with an easy self-check-in process to accommodate various arrival times. There is a private entrance with your own access code that will function between your check-in and check-out times.

Come back after a great day of exploring and enjoy in the comfort and warmth of your own place. Access to a mini fridge and microwave within the unit. Washers and dryers, coffee makers and a toaster are located in the shared common area within the complex. This unit can sleep 8 people comfortably; There are queen beds in the two bedrooms, a queen bed in the loft space, and a sleeper sofa that can sleep two people. You can also enjoy the communal coffee bar while at Rivers Edge Lofts!

Completely remodeled unit with all the latest designs. Guests will find the space to be warm, comfortable, and inviting and the hosts to be responsive and diligent to provide an excellent stay for each guest. Here on a business trip; work in comfort with the fast fiber-optic internet service, 500 Megabit (Wi-Fi only, no ether-net port). There is no additional charge for this service.

As a hosting family, we strongly believe in making memories wherever you are. That is why we have provided local suggestions so you can enjoy the experience of fully immersing yourself into the local culture. I am originally from Niles and always come home for the holidays. We decided to try this instead of a hotel. The price was reasonable. #10 provided the availability for all of us to have our own space/room. The only con was our neighbor was loud at 4am the first night and 2am the second night.

Great stay for a football weekend
Perfect spot to stay with friends for a football weekend. The place was clean and everything was well-kept. My only complaint is that sound travels really easily—it sounded at times like the neighbors were in our unit. Not a huge issue since we didn’t spend a ton of time in the loft, but might not be a great place to bring young kids.

The property was very clean but important to note there is no kitchen. The common area did have plenty of coffee and a table. The unit does not have towel bars or hooks in the bathrooms which was annoying but I was quickly given more towels by the lady who cleans. Also Kleenex is not included. When I rented the property I was not given the address which was frustrating. The address is sent the day before you arrive. However when I called I was given the information.

Frustrating & disappointing. Badly sagging mattresses, extremely poor soundproofing, super loud fan with only auto cycle option- either cold/loud, or too warm. HDMI was disconnected so wasted 40 minutes troubleshooting TV by phone. Reset required unplugging power but outlet too high on wall behind screen. No safe way to reach. No response from Onsite Mgt so only solution per receptionist: wait for Housekeeping next am 10-11. Plan failed because of miscommunication. Housekeeper kindly agreed to interrupt work to help when asked. But morning wasted. The VRBO units are on upper floor of retrofitted former office complex with 14 ft industrial open ceilings: likely reason sound travels. Rolling barn doors are heavy/loud; sticky latches are fire hazard. Ground level outer door constantly ajar/unlocked. Original listing: <> but only two Keurigs & single sink in a shared area. Our email called it a “home”. Boilerplate text suggests amenities not available to our unit, including (besides promised kitchen) utensils, & dishwasher. OSHA should be concerned with loft area meant to sleep two on floor. Wooden steps have narrow slats with cutouts. No adult taller than 4ft could stand upright. Steel cross bar between stairs & futon at ht of child’s neck/chest. Unit neither ready nor comfortable. Impression: business runs unprofessionally. Careless regard for guests; sloppy communication, absent onsite mgt, unsafe conditions.

The room and facility were very nice. The decor was modern and fun. However, the communication and consistency of property rules and regulations were a problem. They were friendly, but they sent me emails from multiple email addresses, which was confusing and they often had different and conflicting information in them. I had to ask for clarification on what the actual checkout time was, due to them writing different times in their texts and emails. It would be best if they used only one email address (I thought one of the email addresses was spam because they asked about credit card information from an address that I hadn’t emailed before ). The 4:00pm check-in was difficult as well. My family had to go to another family member’s hotel in Mishawaka to change for an event we weren’t attending. Other than consistency and communication, I think the facility is definitely worth staying in. It was comfortable, clean, and spacious.

By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property: 
*Keep your stay discrete, you are our guests. Please respect the privacy of our neighbors. 
1) Absolutely NO smoking, partying, or use of recreational or non-prescription drugs ANYWHERE on the property premises (up to $300 Cleaning & Deodorizing Fee if smoke or any illegal drug usage is detected in the unit) 
2) No Pets or Animals 
3) Please remove your shoes upon entering the house 
4) No Parties or Events!! 
5) Check-in is anytime after 4:00 PM and check-out is by 11:00 AM unless stated otherwise. A Mandatory $50 fee for unauthorized “Overstay”. If “Overstay” exceeds two hours past checkout,guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of “Overstay”. If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If “Overstay” causes a future reservation to be refunded,guest is responsible for the full cost of reimbursement. 
6) Quiet hours observed 9:00 PM to 7:00 AM Sunday-Thursday; 10:30 PM to 7:00 AM Friday & Saturday 
7) Minimum age of 25 to book 
8) Smile! Motion detecting security cameras and recording devices are present on the exterior of the home for the purpose of guest safety and when applicable to assist in enforcinghouse rules. 
9) Host bears no responsibilities for any accident, injuries, or illness that you may sustainduring your stay. 
10) Please keep all food and drinks in kitchen or dining areas (not near beds or furniture). 
11) No parking on the street. Driveway parking only. 
12) If the place is extra dirty, beyond the normal reasonable mess, beyond what a courteous guest would leave the home, there’s an extra $140 fee, to cover extra costs for cleaning. This includes if the walls are dirty, if the guests leave pots and pans in the kitchen sink, if the flooris stained ect. 
13) If you have any undeclared guest (above what you booked for), there will be an additional charge of $100 per day booked per undeclared guest. 
14) Only the person that made the reservation can check-in. You must have a valid working phone number before you book. If we try to contact you before check-in and are unable to, we can cancel the reservation without granting any refund. 
15) For safety, security, & insurance purposes only Registered Guests are allowed onsite. All guests over 18 must be included in the Itinerary with a verified ID & photo. We reserve the right to askfor all guest names and ages for safety, insurance, and security purposes. Also guests must supply number of vehicles along with make, model, & license plate of the vehicles. 
16) Local area guests must send a request prior to booking stating nature of visit. 
17) Please report any stains immediately, we have a carpet cleaner (failure to may result in up to $250 fee Commercial cleaning). 
*If any portion of the House Rules are violated, it is grounds for immediate termination of the reservation without a refund. Violation of the Rules will also lead to immediate removal from the property otherwise guests will be considered trespassing. 
If you have a complaint about any aspect of the property or of the hosts or host’s personnel, and you tell us or your booking channel about it, you’re authorizing us to get into the property to fix the issue, to solve the problem, or to repair the home or clean it to the standards that you require. We do not need extra authorization to enter the property if there’s something you deem unsuitable, that needs remedy. 
Please treat our place respectfully, this is what the Airbnb community is all about. You are aguest in our home. We want you to make yourself comfortable and feel at home. Please take care of our things and notify us before leaving if something breaks. We really appreciate honesty. Accidents do happen, thus if you make a mess or spill please clean up after yourselves. 1) Please leave the property as you found it.

4) Please hang dirty towels and no need to make beds as they will be stripped shortly upon leaving. All bedding must stay in room originally found. 
5) Please make sure all TV remotes are returned to the basket, on the coffee table, or side table’s near the TV. 
6) Please be kind to our Earth by turning off lights and closing all windows, sliding doors and blinds. 
7) Please leave the property as you found it and leave furniture in its place. 
8) Please set the heat to a high of 65 degrees and the air to a low of 75 degrees.
