Amazing House with an exceptional property manager
We had 13 guys in Scottsdale for a golf trip that the house had no problem accommodating. The property is very well maintained inside and out. Our only issue was having cameras that felt like an invasion of privacy but understand the owner wanting to protect his investment and keep on eye on things. We did have a few minor issues throughout the stay but goodnightstay was very helpful and resolved all issues very timely. The cameras are likely the only reason we wouldn't come back.

Family Christmas 2022
The house was huge, very clean, beautiful, just as advertised. Plenty of towels and hot water. The pool and backyard is incredible with outdoor kitchen and grill, lawn chairs etc. Hot tub, spa is great. Only problem was heating the pool. I paid extra for this but the pool was only heated one day out of 4. Good communication with managers who came to fix it twice. I have requested a refund, but haven't heard from them yet. My family of 15 had plenty of room. Great location. Orange and lemon trees in the yard was a bonus.

Thanksgiving Week Treasure
We rented this property for my immediate and extended family for the week of Thanksgiving. The property did not disappoint! Interior was well appointed and spacious. Kitchen was the hub for everything - the large island was perfect for food placement (buffet and snacking) and there was plenty of seating throughout the house for eating and lounging. The kids loved the upstairs theater and game room. Outdoors - so great! Huge yard for the kids (and adults) to play. We loved the outdoor fireplace and fire pit - perfect for our s’mores roasting! Overall a great property conveniently located to stores, grocery and golf! Property management company was very responsive to our questions/needs.

Great for groups & families
Very nice spacious house with great amenities as advertised. House in a beautiful quiet/safe neighborhood. AV equipment worked as advertised despite some of the pervious reviews. The detailed operational manuals were self explanatory (tech savvy teenagers helped a bit too) Kitchen well supplied. Sliding glass door in back was broken but was easily secured for safety. Pool house fridge was broken too and both should be addressed longer term but did not detract from our stay in the least. Overall a solid “4” and we would stay at the property again.

Buyer Beware!!
The property is in a great location, in a quiet neighborhood but close to excellent hiking trails. It has many nice amenities that enticed us to rent the house, but many of them are either greatly in need of repair or overly complex without a graduate engineering graduate. The property is NOT well maintained — it needs significant repair in many areas, including doors, electronics, and the large pool facility. During our stay, we were disturbed to discover that the back glass sliding doors had been jimmied and would not close. The new management appears well intentioned, but bumbling in dealing with the many problems arising daily. We paid a large amount of money for 4 days of heat for the pool and spa during our stay but the heat never worked. The rental agency was not responsive to the issue, and despite many promises and daily calls, never fixed the problem. We finally got a refund, but not easily. Also, the house is poorly outfitted (esp in the kitchen) for such a large house. No bath mats, hand towels, etc. Unfortunately we found that the reviews describing issues and defects with the facility were largely accurate. We were told the owner favors “the best of everything”, but there are miles to go before this house justifies the hefty daily rate charged.

BEWARE MICE INFESTATION
This house was unfortunately a disaster from the start. We tried very hard to stay positive but we couldn't with all the issues we encountered. When we first walked in to the house it appeared to be big and beautiful. Unfortunately looks can be deceiving. When we walked in we could tell the cleaners never finished cleaning. There was still random boxes on the bed. The house was extremely hot as the A/C was off and it was 84° when we walked in. It took hours to cool the house. When we went out to look at the pool it was filthy, you can tell it has not been skimmed, scrubbed or vacuumed in a long time. We thought we would deal with it the next day. We arrived late so we wanted to lock up and sleep. Unfortunately a few slider doors do not lock and they are broken. We tried our best to secure the house as we have kids. That night my 6 year old said he saw a mouse. We played it off and didn't believe him. Boy were we wrong, the next day we saw 3 mice running around the house. We took pictures and videos. We called multiple times to express the issues and the response we got was " the house is near a mountain". We immediately started looking to leave and get a hotel as the next night we constantly saw mice running around. Here are a few other issues to list that I did not get to. -septic backed up foul odor in master bath -dirty window tracks with mice droppings -BBQ hasn't been cleaned in a long time. -theater room does not work to watch DVD -half a roll of paper towel is all we got -the sprinklers kept coming on and flooded the grass couldn't enjoy the grounds We wasted hundreds of dollars in food that we purchased to cook becuase we couldn't take it with us to the hotel. -they never once told us we had to pay to heat the pool We left halfway through our stay and was told we would get a refund. Now goodnightstay is refusing to call us back after we called multiple times to speak with a manager. We have pictures, videos and emails from them stating they would refund is.. it's been two weeks.. Don't waste your time and money. Learn from my five thousand dollar lesson.

Great Property, Poor Management
The property is great for groups, unfortunately, the management is less to be desired. For the price you pay per night, we did not get the service expected. First of all - pay attention to the reviews about the outdoor fridge and TVs... they are NOT FIXED. The outdoor fridge won't close and smells. The TV by the pool won't change channels. The TV in the theater room doesn't work. The video game table in the theater room doesn't work. The sink by the pool was filthy with bugs. There were cigarette butts in a fountain in the back (that doesn't work). The cleaners came and cleaned, but when the tech arrived for the TV he couldn't fix it. When a different tech came to fix one of the master toilets, he couldn't fix it and a plumber never came and he said that the pool fridge had been broken for a long time. There are not enough towels - two per bathroom and no towels in the powder room.

Great weekend stay!
We had a big group of guys for a golf weekend trip and this place was a great home base! The house is spacious and the kitchen is big enough to allow all of us to make food at the same time. We used the large pool area everyday and made use of the outdoor grill. The location is secluded and peaceful, making for a relaxing experience when staying at the house. There were minor issues, like the pool cabana fridge door not closing and the pool tv/audio seemed to not work. We weren’t too affected by this and still had an enjoyable experience all weekend. I will not hesitate to stay here in the future. Would recommend this house for any large group traveling to Scottsdale!

Bachelorette Fun!
We had a great time on our trip! The house was absolutely amazing and PERFECT for our large group! The pool was perfect, the beds were great, and all of the en-suits & bathrooms were great for getting ready! The pool slide, waterfall, & lights weren’t on when we arrived but the property manager quickly answered and scheduled for pool maintenance to arrive the next morning. The sewer/ drain and the refrigerator in the swim up bar had a really bad smell, and the outdoor refrigerator didn’t work. But overall it was amazing and we all can’t wait to book again!!

Great getaway
Stayed here as a group of 12 friends for a birthday weekend. Had more than enough space for all of us. The property is isolated from downtown but we knew that going in and were ok with that. There was a grocery store 5 minutes away so it was easy to restock supplies. The house itself is gorgeous and huge, and very clean and comfy. Plenty of bathrooms, most en suite. The kitchen had everything we needed. The pool is incredible, and we spent most of our time there. Only downsides were (1) the pool fridge door was broken and there was a drainage issue in the cabana that was causing a bad odor by the pool, but we told the property and they sent out a maintenance guy right away to fix it, and (2) getting the sound system / TVs to work and play your music is super confusing. Overall great stay, would definitely go back.

The house is beautiful. Spacious and good use of glass walls, overlooking the backyard, and extensive patio area.. The pool is ideal nice water features. However it is not easy to use the tablet that operates the pool Temps and features. The property has water features that did not function. Fountains in front entry and rear patio area. We had to clear the pool of debris before using. The home landscaping was not in top shape. Was expecting better. We took the time to sweep up the front entry, and courtyard. The kitchen is well equipped, and spacious. A minus was we did not realize we needed to put kleenex, toilet paper, and paper towels on our shopping list. Property location is convenient to grocery store, retail areas, and access to freeway. Our first VRBO experience.

Overall we were very happy with the property. It was very well appointed as advertized. We had several issues during or stay bu the management company was fantastic and helped us to a quick resolution to any issues we had. The owner could probably use a handyman for a half day at the property. Nothing major but there are some very easily fixed things that would go a long way, ie; lose cabinet doors, heating drawer not working, lose handles on outdoor fridges etc. Nothing major. Also, the pool and pool bar area really need a good cleaning, but again the area was beautiful. I would rent this again in a minute.

• There are security cameras at the property monitoring the outside front entry and the backyard for
safety and security reasons. They are not monitored unless issues arise during a guest stay.
• Bookings from guests with a criminal history will not be honored and canceled with no expense to GoodNight Stay.
1. City Noise Ordinance: The Rental Property is in a quiet residential neighborhood. The city has a strict noise ordinance. No loud noises, music, or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am. Guests agree not to undertake any activities that interfere with their neighbors' right to quiet enjoyment of their property. Guests agree to fully comply with local noise regulations and to use common sense in keeping the noise volume low after dark. Any enforcement actions by local law enforcement and/or homeowners association are at the Guests' sole risk and expense. If we receive information about excessive noise, GoodNight Stay has the right to evict the guest and all occupants immediately and charge the guest $1,500 with no refund for the balance of the remaining reservation. Guest's family and guests shall always maintain order in the Premises and at all places on the Premises and shall not make or permit any loud or improper noises or otherwise disturb other residents. Noise level must be kept to a minimum after 10 pm; some daytime hours may apply to this rule. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Premises for any immoral, offensive, or unlawful purposes, nor violate any law, association rules, or ordinance, nor commit waste or nuisance on or about the Premises.
2. Terms of Use: The Premises shall be used and occupied solely by Guest, exclusively, as a private single-family dwelling, and no part of the Premises shall be used at any time during the term of this Agreement by Guest for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single-family dwelling. Guest shall not allow any other person to use or occupy the Premises without first obtaining the Owner's written consent to such use. Guest shall comply with all laws, ordinances, rules, and orders of all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy, and preservation of the Premises. All our rentals are in residential areas and may not be used for weddings, receptions, parties, or gatherings beyond the registered number of guests unless approved in writing by GoodNight Stay. Any disruptive events could, at GoodNight Stay's discretion, result in the eviction and forfeiture of the entire rental amount and security deposit.
a. Subletting Prohibited: Guest may not assign this Agreement, nor sub-let, nor grant any license to use the Premises, or any part thereof, without the prior written GoodNight Stay's express written consent, which may be withheld in its sole discretion. An assignment, sub-letting, or license without the prior written consent of GoodNight Stay or an assignment or sub-letting by operation of law shall be absolutely null and void and shall, at GoodNight Stay's option, terminate this Agreement.
b. As mentioned above; weddings or events are not allowed at this home.
c. House Parties/Large Gatherings/For-profit events: House parties and large gatherings, selling tickets, or charging a fee for guests who are otherwise strangers to the hosting guests are prohibited and may result in the immediate termination of this Agreement, and the Guest's immediate removal. (*Please expressly request information for weddings, parties, or large events.)
The Premises is provided in “as is/sight unseen” condition. GoodNight Stay shall use reasonable efforts to ensure the operation of all amenities on the Premises, such as Internet access, satellite or cable TV access, spas, pools, and fireplaces, as applicable. The Premises is individually owned and furnished. GoodNight Stay makes a sincere effort to accommodate its guests, but no refunds or adjustments will be made if Guest determines that the decor or furnishings are unacceptable to their unique tastes and preferences.
a) Maintenance: In the event of equipment, appliances, or utilities malfunction during the Guest's stay, GoodNight Stay will expedite repairs. Guest should call GoodNight Stay as soon as it becomes aware of any problem – most issues can be taken care of quickly.
b) Property or Guest Amenities: All efforts will be made to accommodate property amenities or guest amenities which are expressly advertised or offered in writing. However, under no circumstances can GoodNight Stay guarantee or warrant any one property amenity or guest amenity. Please report any issues with property amenities or guest amenities immediately to our office.
c) Utilities: No compensation will be given for a temporary outage of electricity, gas, water, cable, satellite, or telephone service. Utility service outages should be reported immediately, and all efforts will be made to have them restored as soon as possible. In the event an outage cannot be restored, GoodNight Stay has the right to substitute rental properties (see Right to Change Rental Assignments below) for the remainder of the reservation or until the utilities are fully restored, whichever occurs first if availability permits.
3. No Smoking: Smoking is strictly forbidden in or within 25 feet of the rental property. This includes the use of Medical Marijuana and adult use (recreational) Marijuana. Evidence of smoking in or near the Rental Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional cleaning fees being charged to the Security Deposit Credit Card(s).
a) No smoking, vaping, or chewing tobacco products are permitted to be used on the property. Smoking: Smoking and Vaping is strictly prohibited inside the Premises. Smoking is only allowed outside on the patios and yards. An automatic $500.00 charge against the Guest's credit card or booking platform will be accessed if it is determined that anyone smoked inside the Premises. GoodNight Stay will have the final determining authority with respect to all aspects of this provision of the Agreement.
b) Illegal Substances: No illegal substances are allowed in the Rental Property, and minors should not be in possession of alcohol. Violations will result in eviction from the Rental Property, and no refunds will be issued. All occupants must abide by all federal, state, and local laws and ordinances affecting the Premises, including, without limitation to, the use or possession of illegal drugs and substances.
c) Firearms, Explosives, and Fireworks are not permitted on the Rental Property.
4. Crime-Free Provisions: Guest, occupants, family, invitees, or other persons under the Guest's control shall not engage in or facilitate: (i) any acts involving imminent or actual serious property damage as defined by law; (ii) any criminal activity, including drug-related criminal activity, any act of violence or threats of violence, other illegal activity, including prostitution, criminal street gang activity, threatening or intimidating, unlawful discharge of firearms, or assault; (iii) jeopardize the health, safety, and welfare of guests, GoodNight Stay or its representatives, agents or others. Violation of this Provision shall constitute a material and irreparable violation of this agreement and good cause for immediate cancelation of this agreement and surrender of possession.
5. No Commercial Use. Guest agrees to comply with all rules and regulations that are at any time posted on the Rental Property or delivered to Guest. Guest shall not, and shall ensure that Guest and licensees of Guest shall not: (i) disturb, annoy, endanger, or interfere with other Guests of the building in which the Rental Property is located or its neighbors; (ii) use the Rental Property for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; (iii) violate any law or ordinance, or (iv) commit waste or nuisance on or about the Rental Property.
• Commercial vehicles and food trucks are strictly prohibited from parking on-site or parking at the home
No Tolerance policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms, as they are strictly enforced.
1. Additional Charges/Damages: A thorough inspection of the home should be completed by the guest after check, and any pre-existing damages should be reported to GoodNight Stay within 24 hours of move-in by email, along with photos. Damages that occur during a guest stay should also be reported immediately to GoodNight Stay, along with photos. Guests are responsible for any damages that occur during their stay and will be charged either to the card on file automatically, or a claim will be filed through the booking platform and expected to be resolved within 24 hours of being filed.
In the event, Guest should fail to comply with the terms and conditions of this Agreement, in addition to any other remedies we may have including, but not limited to, immediate eviction without refund, Guest hereby expressly agrees to additional charges for violation of the following restrictions:
• Extra Garbage - $35 Per Bag
• Excessively Dirty Premises - $500
• Excessive Noise - $500
• Displaced Furniture - $100 per piece
• Unregistered Pet - $1,000
• Unauthorized Late Check-Out - $100 per 30 minutes (for up to 4 hours, after which the Holdover provisions of the Holdover section of this Agreement shall apply)
• Local Ordinance Violation - $500 + City Fine to owner
• Broken Glass Around the Pool - $500 + pool technician's invoice
• Indoor Smoking (of any kind) - $500
Guest expressly agrees to have any appropriate charges for violations charged to the credit card provided by Guest in connection with this Reservation.
2. Damage Waiver, Capacity Restrictions, and Home Compliance Instructions: Our properties are inspected before and after each reservation.
The sleeping capacity for this Rental Property is limited to the number of beds provided, so twin beds sleep 1 guest; double, queen, and king beds sleep 2 guests each. This Rental Property can sleep up to the number of guests determined accordingly. Extra guests beyond the maximum sleeping capacity are not allowed without the expressed written permission in advance by GoodNight Stay. Often, extra sleeping capacity is not possible at this Rental Property.
Each additional guest exceeding the maximum sleeping capacity for this Rental Property will incur a charge of $100 per guest per night and will be charged to the credit card provided. No smoking or parties of any kind are allowed at this Rental Property. GoodNight Stay has weekly home inspections performed by a third-party inspector for this Rental Property, so we can keep the system operating correctly, discover mechanical failures, and help keep the Rental Property in great condition for guests and owners. Sometimes, these inspections fall on dates the Rental Property is occupied. If this inspection falls on a date of your rental, the renter agrees to allow the home compliance inspectors to perform the inspection, which generally takes 30 minutes, between 9 am to 5 pm. 24-hour notice will be given if an inspector is coming out. It's also helpful if the renter can inform the inspector of any issues or things not working correctly so they can be addressed or fixed immediately.
3. Reservations: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. All Online Bookings Are Not Confirmed Until We Provide Written Confirmation Within 48 Hours of Guest Providing Photo ID. Should there be any issues with the reservation, you will be contacted within 48 hours.
4. Property: Guest rents, for vacation purposes only, the furnished Rental Property and improvements described as shown on the Reservation.
5. Arrival & Departure: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is no lRWE than 11:00 AM on the departure date. Early Check-in and Late Check Out options are available for an additional fee if available (Not an option during Peak Season). If Early Check-in and/or Late Check-out are approved, you will get an email confirmation from the reservation team.
6. Payments: All payments are non-refundable. Within 30 days of arrival, Deposit Payment is due to reserve the Rental Property. Balance Payment is due 30 Days before Arrival and will be charged automatically to the same credit card used unless communicated otherwise. Within 30 Days of Arrival, Total Cost is due to reserve the Rental Property. All Payments are nonrefundable. If the reservation is canceled, all payments will be forfeited.
7. Cancelations & Refunds: All payments by guests are nonrefundable.
8. Reservation Changes: Date change requests or requests for discounts after booking will not be permitted for reservations made on the website and are subject to our cancellation policies. Guest requests to change homes/locations or use funds kept as cancellation penalties to book another home will also not be granted.
9. Unavailability: For any reason beyond the control of Management, the Rental Property become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by the Guest.
10. Strict Noise Ordinance: The city has a strict noise ordinance that must be followed. No loud noises, music, or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am. If we receive information about excessive noise, GoodNight Stay has the right to evict the guest and all occupants immediately and charge the guest $500 with no refund for the balance of the remaining reservation. Excessive noise restrictions may also be enforced during daylight hours.
11. Approved Guests and Use: The Rental Property is for the sole use of a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the Rental Property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Rental Property is used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Rental Property or be removed from the Rental Property; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
12. Occupancy: Approved Guests are persons who will occupy the Rental Property. No unlawful activity or any other activity that constitutes a nuisance is permitted on the Rental Property. Approved Guests take full responsibility for all lost or broken items and any damages to the Property of any kind.
13. Cleaning: The Rental Property will be delivered to the Guest in a professionally cleaned condition. Upon termination of occupancy, GoodNight Stay will arrange for a professional cleaning service to clean the Rental Property. The guest is responsible for the cost of this cleaning, and this fee would have been built into the quote you saw when booking. The cleaning fee is mandatory and nonrefundable. Should the Guest have excessive trash and activity that require more than a regular cleaning service, the Guest will be charged for associated excess costs. Guest authorizes GoodNight Stay to charge the card on file or submit a payment request for any excessive cleaning that is required at check-out for the additional cleaning and trash removal.
14. Pets: Not all rental properties permit pets. Pets are allowed only if authorized in advance (check listing details). If an unauthorized pet is discovered on the Rental Property, the Guest authorizes GoodNight Stay to charge the card on file for an additional cleaning fee of $500 and/or may be asked to leave without refund as the Guest will be in breach of this Agreement. If a pet is approved, the Guest will be charged $100.00 per pet during the stay. Should the approved pet have caused damage or loss to any item in the home, GoodNight Stay reserves the right to charge the guest's card on file or submit a payment request for prompt payment to recover any lost or damaged items. The guest agrees to settle the payment immediately.
15. No Smoking: No smoking is allowed on the Rental Property. This includes medical marijuana and adult-use (recreational) marijuana. If smoking does occur on the Rental Property, (i) the Guest authorizes GoodNight Stay to charge the Guest an additional cleaning fee of $500.00. (ii) Guest is responsible for all damage caused by the smoking, including, but not limited to, stains, burns, odors, and removal of debris; (iii) Guests may be required to immediately leave the Rental Property or be removed from the Rental Property; (iv) Guest is in material breach of this Agreement.
16. Condition of Premises: The guest understands that the accommodation is a privately owned dwelling with the Owner's furnishings, and neither GoodNight Stay nor the Owner shall be responsible for providing any additional furnishings or equipment beyond what is advertised. The condition and furnishings will vary in each home according to the owner's taste. All properties or units are equipped for housekeeping with dishes, cookware, silverware, and glasses. Guest shall, on arrival, examine the Rental Property, all furniture, furnishings, appliances, fixtures, and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give the Guest the right to cancel this Agreement or receive a refund of any payments made.
