From the moment I took possession of this property I saw inadequacies that were not apparent in the online photos.
First, the furniture is in poor condition The sofas in the den look mangy and less than desirable to sit on. Two chairs in the living room are peeling. A recliner in the master bedroom has an arm that's barely attached.
Second, the carpet is horrendous. Apparently, someone has attempted to clean it but it appears that an excessive amount of soap & water was left to dry and now the carpet is dirty and crunchy.
Third, the television in the living room did not work; When turned on it only flashed a white light. This is the room we chose for movie night since the furniture was better than that in the den. Unfortunately, we had to cancel movie night. The property manager advised that all the TVs were checked and were operating a day prior to my arrival. Further, he stated that the TVs are only 2-3 years old. I DON'T BELIEVE HIM!
Fourth, the ice maker that is built into the refrigerator does not work. Two ice trays were available but, nonetheless, insufficient for my party of eleven. The property manager did supply us with a bag of ice but still that was insufficient as we had day-after- day heat indices of 105°+.
Fifth, the swimming pool and the hot tub were disgusting. Debris, sediment, dirt and even a lollipop had to be vacuumed out. Again, the property manager advised me that the pool & hot tub had been vacuumed a day before my arrival. I can only conclude two things. Maintenance and upkeep are not being done satisfactorily and inspections are not being done at all. The pool and the hot tub were my main factors in choosing this property. The pool guy did come to clean the pool on our second day.
Sixth, the overall cleanliness was not acceptable. There were grape jelly splatters in the refrigerator that had to be cleaned before I could store food. Eating utensils that were stored inside kitchen drawers were dirty and caked with food. White towels were stained to the point that they were only suitable for the trash.
Seventh, and last, there is a leak coming from the second floor ceiling for which I have positioned a pot to catch the water. I took photos to document my complaints.
None of the aforementioned "just happened" as the property manager would have me believe. My family operates a vacation rental and, for it to succeed, work has to be put in far beyond the collection of money and fees.
