The condo is great for a family or group of friends. And it's located in one of the most popular areas of Playa del Carmen, but on a street that doesn’t get too noisy or busy at night. It's perfectly situated to get anywhere in town on foot.

You’ll enjoy full, exclusive access to the condo and patio. Plus you have access to the pool on site and garden and lobby areas.
The Neighborhood:
Enjoy the culture and energy of downtown Playa del Carmen from this amazing location! Just a bit north of the center of town in a fantastic neighborhood that the locals deem the best called Zazil-ha. You'll have an easy walk to anywhere in town and Mamitas Beach and Beach Club & only about a block and a half away. And the famous 5th Ave, pedestrian walk street, with all its shops, restaurants, cafes, galleries, bars, is practically outside your door!
Ah Cacao is a great coffee shop right next to the building you can grab your morning coffee, chocolate treats, frappes, a croissant or tamale even!

For nightlife and club music, try Coco Bongo or Mandala both on 12th Street.
Getting Around:
The condo is an easy 50-min drive from Cancun International Airport and transfers can be booked either online or at the airport. If you prefer, as soon as you confirm your booking, we can help you schedule private transportation and have it waiting for you at the airport. If you prefer to rent a car, there are many choices for car rentals at the airport and in downtown Playa del Carmen.
Don’t feel like driving? Taxis are always available, just be sure to take registered taxis only! And public bicycles are available to rent around downtown too. You will see the BiciPlaya stands where you can rent a bike by day or by journey. There are also 2 ADO bus stations to get you to nearby Yucatan destinations or other Mexican states, located at:
- 5th Avenue and Benito Juarez
- 20 Avenida Norte and Calle 12
In the event you're driving around town, please note there are PARKING METERS in downtown Playa that operate from 10 am to 10 pm (maximum 6 hours). You must look for the digital meter to pay and display your receipt on the dashboard or risk the car being immobilized.
PARKING LOTS/GARAGES IN DOWNTOWN Playa del Carmen:
- Under Quinta Alegría Mall. The entrance is on Constituyentes Avenue between 10th and 5th Avenue.
- Tendenza Parking is on 10th Avenue between 14th Street and 14 Bis Street
- Plaza Pelícanos - 10th Avenue between 8th and 10th Street
- 34th Street and 10th Avenue. 24hr car park (not underground)
All parking is reasonably priced, around 10-20 pesos an hour and about 200 pesos for 24-hour parking.
You’ve got the perfect home base to explore the rest of the Riviera Maya & all its wonders: Mayan archaeological sites, eco-parks, tropical forests, cenotes and pristine beaches.
Other Things to Note:
There is ongoing construction next to the property. This is relatively common in Playa, where many neighborhoods are growing, but please be aware that you may hear daytime construction noise during work hours Monday to Friday (7 am to 6 pm) and Saturdays (7 am to 2 pm).
Please note that the installation of the railing in the stair area has been rescheduled from Monday, November 25, to Wednesday, November 27, between 1:00 p.m. and 5:00 p.m. There may be some noise. Thank you for your understanding.
Please note, all food items are removed after each guest's stay so there no food or condiments stored like oil, salt or pepper. You must purchase what you need if you intend to cook at home.
We provide a few essentials to make you feel more at home when you arrive: drinking water, soap, shampoo, and toilet paper. Just note that these are not replenished during your stay. When you run out you'll need to purchase more. If you would like to arrange grocery delivery, just let us know! We're also happy to assist you with other arrangements for a worry-free vacation, like weekly cleaning, airport transfers, tour info, Pack n’ Play, and more. All of these services can be booked prior to your arrival.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Electricity is not included for long term stays of 28 days or more. A meter reading will be recorded on the day of your arrival and then again on the day of your check out. Electricity for long term stays are charged a fixed rate of $5.22 pesos per kwh. The consumption will be charged through the booking platform or deducted from your security deposit.
House Rules:
- Travelers must be at least 23 years old to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated.
- No loud music is allowed after 10pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be erected.
- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charge if such is needed after their stay.
- You might be required to provide a government ID the day you will be checking in.
- Pets are not allowed on property.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the Safe Box for all your valuables. We will not be held responsible for any loss or theft.
- Respect pool and common areas regulations and opening hours. The use of musical devices in common areas is prohibited.
- Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses is allowed.
Interaction with Guests:
This is a self-check-in property. Access codes for check-in will be provided within 24 hours of your arrival.
