La Maison Montignac has a "home from home" feel because the owners have lovingly restored and improved this fabulous building. Offering spacious accommodation with all the facilities you could wish for, set amongst large landscaped gardens of approximately 1 acre with stunning views over the valley, and an easy 20-minute walk (2km) to the historic bastide town of Monsegur.
Monsegur has a selection of shops, bars, restaurants and a traditional weekly market every Friday morning. There are also vibrant weekly night markets every Wednesday in the peak summer months. La Choco-Latine boulangerie, run by Mickael, produces artisan bread, fine French patisserie, and chocolates on-site and came 2nd in the 2019 national "La Meilleure Boulangerie de France" competition.
A small Carrefour supermarket 1.6km (1 mile) stocks everyday provisions and has a good butcher's counter.
The entire house and all facilities are for the guests' exclusive use.
Bedrooms: All bedrooms have room fans and there are several hairdryers.
1. Master Suite. Beautiful, spacious upper-floor master suite with a king-size bed (150cm x 200cm) and TV with UK Freesat channels. Dual aspect windows overlooking the grounds both to the rear and front with spectacular views over the valley. Insect screen on one window and a vented roller shutter on the other. En-suite shower room with shower, wash basin and separate wc.
2. Sunflower room. Spacious ground-floor room with a boutique feel. Super king-size bed (180cm wide x 190cmwhich ), can be converted to twin beds if required. Dual aspect windows with an insect screen. Next to a shared bathroom with half bath and shower over, wash basin and separate wc.
3. Big Bear's room. Upper floor. Characterful, pretty room with a double bed (140cm x 195cm), washbasin and 2 windows with an insect screen. Exposed oak beams. Situated next to the “Little Bears room”. Shared Bathroom and wc.
4. Little Bear's room. Upper floor. Small, cosy room with twin beds (90cm x 190cm), dual aspect windows with an insect screen. Exposed oak beams and stone walls. Shared bathroom and wc.
5. Garden room suite. Benefitting from its entrance from the courtyard. A delightful, spacious and airy room with a king-size bed (150cm x 200cm). Seating area with sofa. Window with insect screen and patio doors that let in lots of light. En-suite shower room with large shower, wash basin and wc.
6. Medieval room. This very special room boasts original features, including a 16th-century stone fireplace, original tiled floor and stone sink (not in use). The medieval-style king-size bed (150cm x 200cm) and furniture, dressed with Toile de Jouy drapes, finish off this romantic room. There is a stable door which opens onto a small garden area at the side of the house and an inter-connecting door with the Mimosa room. Shared shower room with shower, wash basin and wc with the Mimosa room.
7. Mimosa room. Small, pretty room with twin beds (90cm x 190cm) with an interconnecting door into the Medieval room. This room can also be accessed by another door from the hallway. Situated next to a shower room with shower, wash basin and wc which is shared with the Medieval room.
Bedrooms 2, 3 and 4 share a bathroom with half bath with shower-over, washbasin and separate wc.
Bedrooms 6 and 7 share a shower room with wc.
Children's and Baby facilities: 2 travel cots suitable for babies, 2 high chairs, 1 stair gate at the top of the stairs (big bears and little bears rooms), a buggy, a potty and a baby changing mat.
Kitchen diner: Modern kitchen with double sink, dishwasher, dual fuel range oven with electric grill, 2 ovens and gas hob with 5 burners, microwave, 2 large fridges, kettle, toaster and 2 coffee makers (filter coffee machine and Senseo coffee machine). Ample storage for supplies in a large pantry-style cupboard. There is a further drinks fridge and a freezer in the games room. A large table comfortably seats 10 guests; additional outside tables and chairs can be used to extend if required.
Utility area: Laundry area with washing machine, iron, ironing board and clothes airer. Washing line outside on the courtyard.
Living room: Comfortable large sofas occupy the lounge of the 40ft x 20ft open-plan living area. Large panoramic doors offer stunning views out across the grounds and the ever-changing landscape of the valley below. Features include a 22ft oak-beamed ceiling and a large stone fireplace housing a wood-burning stove. Engklish Freesat TV/radio, French TV channels. Widescreen TV, Denon Bluetooth speakers, DVD/CD player and a selection of films, books and board games.
High-speed fibre broadband internet, Wi-Fi is throughout the house.
Games Room: Great fun for all ages and the focus of many “holiday tournaments”. Table tennis, pool table, table football and dart board. A selection of children's toys and games and an additional fridge for drinks. The high, oak-beamed ceiling keeps this room nice and cool in summer. All equipment is provided for guests. Children's swings in the garden.
Private gated driveway with plenty of parking.
Private pool: 11m x 5m heated pool with a solar cover to retain the heat overnight. The whole pool is 1.4m deep with 4 shallow walk-in steps which span the whole width of the pool at one end. Surrounding terrace with solar shower, sun loungers and parasols all securely fenced and gated in addition to a pool alarm. (Please note: specific pool temperatures cannot be guaranteed as heating is influenced by weather conditions and other factors.)
Private tennis court: The full-size clay court has views of the valley. The tennis court is quite rustic and is not maintained to a professional standard, but it is great for holiday fun.

Bed linen, bath towels and pool towels are provided and are included in the price. A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more.
Pool information: Pool heating is included in the price; specific temperatures cannot be guaranteed as pool heating is influenced by weather conditions and other factors.
No smoking inside the property.
Please follow the house rules.
Please remove your empty bottles from the house and take them to the local recycling centres. Do not place bottles in the house recycling. If you fail to remove your bottles on your departure, you will be charged for the removal.
Please leave the house in a reasonable condition as you found it on departure. Arrival: Access to the property is strictly from 4 pm. Departure: By 10 am
A refundable security bond of 500 GBP is payable with the balance, which is returned within 7 days of departure subject to a satisfactory inspection.
