The condo complex is set back a bit so you'll find serenity within and yet be steps from the hustle and bustle of Playa's famous pedestrian walk street, 5th AVE!

- 3 LUMINOUS LEVELS of living space with large tiled exterior terraces on each level. Great for dining or enjoying a tropical drink before heading out for the evening!
- Plenty of room to come together in the OPEN-PLAN LIVING CONCEPT with a comfortable sitting room with a sofa and chairs for downtime moments and a flatscreen TV for entertainment.
- A fully-equipped KITCHEN with everything you'd need to prepare meals at home, even the essentials like a COFFEE MAKER for waking up and getting started each day and a BLENDER for afternoon margaritas!
- A DINING table to accommodate 6 for a relaxed sit-down meal at home, any time! The table makes a great remote WORKSPACE if needed as well.

You’ll enjoy full, exclusive access to the entire condo and private terraces on each level. You will also have access to the community’s amenities: like the secluded pool with sun lounge space, outdoor showers and the parking garage (one designated spot).

Getting Around:
Buen Agua is 50 min away from Cancun International Airport (when there's no traffic!) So please check your mobile map apps for more precise driving time. Also, let us know if you need to arrange transportation from the airport – we’re happy to help!
No car needed where you're staying, you can literally walk to everything you want to do in town! There are also public bicycles you can rent from thee the BiciPlaya stands where you can rent a bike by day or by journey.
There are also two ADO bus stations in town with connections to destinations around the Yucatan Peninsula and other Mexican states, located at:
- 5th Avenue and Benito Juarez – about 10 blocks away
- 20 Avenida Norte and Calle 12 – about 8 blocks away
In the event you're DRIVING...please note there are PARKING METERS IN PLAYA DEL CARMEN in operation from 10 am to 10 pm, max of 6 hours. There's one digital park meter per street, so you have to look for it and display your receipt in the windshield of your car.
PUBLIC PARKING LOTS/GARAGES IN DOWNTOWN Playa del Carmen:
There are also four main parking lot/garages:
- Under Quinta Alegría Mall. The entrance is on Constituyentes Avenue between 10th Avenue and 5th Avenue.
- Tendenza Parking is on 10th Avenue between 14th Street and 14 Bis Street
- Plaza Pelícanos - 10th Avenue between 8th and 10th Street
- 34th Street and 10th Avenue. 24hr car park (not underground)
All parking is reasonably priced. Prices are about 10-20 pesos an hour and about 200 pesos for 24-hour parking.

Akumal – 33 minutes
Xel-Há – 40 minutes
Cozumel – 40 minutes on the ferry, or 20 minutes with a high-speed ferry
Tulum – 1 hour

The elevator is out of service until further notice.
Preventive maintenance work will be carried out during October, noise can be expected during the day. We apologize for the inconvenience this might cause.
Please, note that the smaller tub shown in the pictures is not a heated jacuzzi or hot tub; it is an outdoor smaller pool.
It is strictly prohibited to hang any clothing or towels on the balcony. Violation of this rule can lead to fines ranging from 3,000 to 5,000 MXN. Note that these fines may apply even if you are not present at the time when the report is made.
As with any central downtown property, there’s a potential for noise. The condo is set back a bit and some guests comment that the noise isn't bad at all, it depends on the night, and many of our guests usually say the fantastic location is worth it!
Please note that we remove all food items after each guest checks out, so there are no condiments available like oil, salt or pepper in the property. If you intend to cook at home, be sure to pick up everything you'd need.
We’re happy to assist you with other arrangements for a worry-free vacation, like weekly cleaning, airport transfers, tour info, and more. All of these services can be booked by contacting us prior to your arrival.
We provide a few essentials to make you feel more at home when you arrive like fresh towels, drinking water, some soap, shampoo, and toilet paper. Please note that these items are not replenished during your stay. If you’d like a grocery service/delivery, just let us know and we can arrange that for you.
There is no daily housekeeping service however, we offer a complimentary mid-stay cleaning service for stays of over 7 nights.
Electricity is not included for long-term stays of 28 days or more. A meter reading is recorded on the day of arrival and again on the day of check out. Electricity for longer stays is charged at a fixed rate of $5.22 pesos per kWh. The consumption will be charged through the booking platform or deducted from your security deposit.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
House Rules:
- Travelers must be at least 23 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture
- Pets are not allowed at this property.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
- If you're booking from a channel where we handle payments, you'll be charged a security deposit of $300 USD which will be refunded after your check-out accordingly (service fees may apply)
