All the windows were unlocked. Lunch bag left in freezer. Decoration outdated and some pictures missing. Host ran my credit card multiple times by error. Vrbo charged me twice 60 fee by mistake.

Just Ok

Property is on the river however there are not any views from the house, no river toys, floats or life jackets available for use. Small space could definitely use some minor repairs and decorations. Basically you get the bare minimum. No attention to detail or particular care for the appearance of the home or property was apparent indoors. There is a large hill to get down to the water, without any tables, chairs, stair or deck near the water, so older visitors would probably not get to enjoy the river. TV remote needed batteries; only one TV and no smart TV so no streaming services available for use.

The house was just what me and my kids needed. Nice and clean. Plenty of room, great kitchen and really nice being on the river. I would definitely recommend.

Perfect Location and Price

Enjoyed the location with river access. The house was the perfect size for up to 4 adults and had everything you need to have a great time on the river. Also real close to Whitewater venue during concert season

Nice place but needs to be clean when guest arrive.

When we arrived the silverware and spatula had food on them. The bathtub wasn’t draining, I pulled a handful of hair out. The hill is steep getting to the river and access to the river could be challenging for some. The view was great and of course the river was fine. The neighborhood is nice and quiet, plenty of wildlife to see.

Awesome river access

The backyard of the property is beautiful. The direct access to the Guadalupe River makes this an awesome place to stay with kids. We had a blast.

Girls weekend

When we arrived to the house we had to sweat while a/c was set to 83 degrees for a few hours. The house advertises like it’s river front but there is no river access and that’s why we chose the house so we could go in the water.

Almost Perfect. Peaceful and Relaxing

It was a perfect little get away and we enjoyed our stay. A few things need to be fixed. The oven door is broken so we had to be creative when cooking our pizza. The outside door gets stuck and you have to use your shoulder and give it a good push to get it open. The back door to the garage does not stay closed so we put a chair up against it as security measure. We could not figure out how to get the television on. We decided it must be broken.

Cute house,VERY DIRTY

Was a very cute house. Was extremely dirty. The light fixture over dining table was enough to make me throw up. Under the table was covered in cob webs. Kitchen cabinets were fuzzy . Had to wash all dishes before use . Walls and baseboards were also growing a layer of filth. Opened up recliners and there was a whole meal for the next guests. Light fixtures were full of dead bugs. Freezer was amazingly disgusting. I took about hundred pictures of yuck!

Family time

Great spot, we loved our time. Great spot to float or swim, perfect for the kids to explore around on their own. Bring some shade, there’s none by the river. To the management, it’s time to clean that shower curtain or get a new one. We loved our stay and hope to do it again soon.

Great location but dirty property

It’s a great location for a river trip and the property managers were perfect in answering questions but they need new house keepers because the house was real dirty and trashes were all full when we arrived.

The location and the house was amazing! My family had a wonderful time! We will be back for sure. The river was beautiful our little oasis! The only thing would be to make a walkway from The house to the River bank. It’s steep Going down and coming back up.

Terrible Service

I can't rate the property, as I never had a chance to stay. The property management company is just terrible. When filling out the rental agreement, I had 5 adults 3 small children which was over the 6-person guest limit. My fault because I didn't read carefully and didnt realize 4 to 7 year olds would matter on count. They told me I couldn't have any over 6 or would not be allowed to stay, fair enough. So i made other plans but 2 hrs before check-in, I asked for check-in info, was told I couldn't check in without proof that I made other arrangements for the extra guests. I didn't feel I should have to show this, they could have just not come at all at this point However, I rented another house on the river day of because of the info given, I did not plan on breaking any rules by bringing more than allowed. So i did send them proof 2nd rental . Then I was told if I filled out another rental agreement, they would send me the check-in info and let me stay at the house I payed for. ( I know so kind) This was about 2 hrs before checking in mind you. So I sent the agreement back and they still never sent any info at all on how to check in. I was left far from home with nowhere to stay. Luckily, the 2nd house i rented could accommodate us all. So I paid and got nothing but an email asking how my stay went, and here I am explaining. Stay away from anything Hill Country Premier manages. Over 10yrs of rentals all over the world. This was a first. Stay with owner managed properties.

Property was located right off the river in great location. The hill down to the river can be a little difficult to come down from. There are no steps or rails. Once you get down to the river there are no steps or dock of any sort to assist with entry. The house itself can use an upgrade and a deep deep deep cleaning. Linens on bed were dirty. I was a little hesitant to use any bedding or towels without washing them first. Towels smelled a little funky. Overall great location but would not stay again.

Wouldn’t Recommend or Stay Again

The location was pretty decent walking distance to a tube rental Little Ponderosas but to get to the river from the property can be very tough and there are no steps and anything to make it a smooth trip. The cleaning crew is absolutely horrible. The window seals were disowns underneath the couch. Limited supplies for showering, toiletries and washing laundry while away. The owners could put in a lot more effort and pride in their rentals for the price we paid. Definitely not worth the price. We compared other places that are much nicer and cheaper so will definitely choose another place. They offered nothing but a small Weber the pit in pictures is not usable. No comfortable outdoor furniture and nothing in the house matches looks as if they went to a goodwill of some sort to throw furniture in there. Over all find somewhere else!

Lovely spot!

Enjoyed our relaxing stay & the view of the river from the lawn, with lots of birds in the mornings especially! The house was clean & well-equipped. River access would have been a bit of a challenge for some, with a grassy slope & drop off but I think that's clear from the property description & photos.

Not for families

The house was in disrepair and falling apart, it is a party spot for college kids floating the river not a place to take your family. We stayed one night bc we had nowhere else to go and moved first thing in the morning. The pictures are very deceiving and don’t show the true condition of this home.
