Die Wohnung bietet Platz für bis zu 11 Gäste und befindet sich vollständig auf einer Ebene ohne architektonische Barrieren, was sie besonders geeignet für ältere Gäste und Personen mit eingeschränkter Mobilität macht.
Breite Türen, stufenloser Zugang, zwei vollständig barrierefreie Schlafzimmer sowie ein barrierefreies Badezimmer mit bodengleicher Dusche gewährleisten eine komfortable Nutzung der gesamten Wohnung.

Die Wohnung liegt im Erdgeschoss eines historischen römischen Gebäudes und ist zu einem typischen Innenhof ausgerichtet. Dies bedeutet weniger Tageslicht als in oberen Etagen, bietet jedoch klare Vorteile: sehr gute Schalldämmung vom Straßenlärm, ruhige Atmosphäre, angenehm kühlere Temperaturen im Sommer und ein besonders einfacher Zugang ohne Treppen.

Aufgrund der Zusammenlegung zweier ursprünglich separater Einheiten ist ein Schlafzimmer nur durch ein anderes Schlafzimmer zugänglich. Ein zweiter interner Zugang steht alternativ zur Verfügung. Gäste sollten dies berücksichtigen, insbesondere wenn Privatsphäre zwischen den Zimmern wichtig ist.

Das Herz der Wohnung ist ein großzügiger Wohn- und Essbereich, der für gemeinsame Zeit gestaltet ist.
Der große und bequeme Esstisch bietet Platz für bis zu 12 Personen und eignet sich ideal für gemeinsame Mahlzeiten.

Die offene Küche ist vollständig ausgestattet mit Induktionskochfeld, Kühlschrank, Mikrowelle, Geschirrspüler sowie Kochutensilien, Geschirr und Besteck – ideal für Selbstverpflegung.

Komfort und Ausstattung

Für Komfort in den warmen Monaten verfügt die Wohnung über Klimaanlage in allen Räumen (saisonal verfügbar gemäß lokalen Vorschriften).
Im Winter wird die Wohnung durch Zentralheizung mit Heizkörpern beheizt.

Alle Schlafzimmer sind mit TV-Geräten ausgestattet, zudem steht schnelles WLAN in der gesamten Wohnung zur Verfügung.

Zur Sicherheit sind alle gesetzlich vorgeschriebenen Sicherheitsvorrichtungen vorhanden, darunter Rauchmelder und Notfallausstattung.

Die Wohnung befindet sich in der Via Labicana, in zentraler und gut angebundener Lage.
Sie ist bequem erreichbar über Metro Linie B (Station Colosseo) sowie Metro Linie A (Station Manzoni), beide in Gehweite, zusätzlich zu Bus- und Taxiverbindungen.
Trotz der zentralen Lage sorgt die Ausrichtung zum Innenhof für einen ruhigen und entspannten Aufenthalt.

Der Check-in erfolgt persönlich durch eine kompetente und zuverlässige Person, die die Wohnung erklärt und Fragen beantwortet.

Wir haben in der unterkunft 2 Tage übernachtet und ich muss sagen die lage neben dem Kolosseum ist wirklich perfekt auch 15 m neben der unterkunft ist ein kleiner Supermarkt das ist ebendso super gewesen. Die Wohnung war von der sauberkeit ganz okay, es hat bisschen nach essig gerochen und das geschirr war nicht ganz sauber aber ansonsten konnten wir uns nicht beklagen. Der platz und die Aufteilung ist auch ganz gut gewesen. Also wer einfach eine unternunft mitten in rom sucht um dort einfach zu schlafen ist sie perfekt. Eine negative sache isz tatsächlich die parkmöglichkeit, es gibt sehr sehr selten freie Parkplätze für die man zahlen muss und kostenlose so gut wie gar nicht.

The hosts and the contact persons were quick with responses and very helpful with getting transportation. We had vans waiting for us at the airport upon our arrival and when we reached the property, an agent was there to explain the house. They also allowed us in about 1 hour earlier which really helped! Although the layout of the house was a little awkward, as there are 3 rooms that connect together that you have to go through to get to the main living area. But we are a close knit family and it didn't bother us. It was clean enough, I don't live there full time and the way it was was fine. I've been in houses far worse. I would stay here again. It was so close to The Colosseum. And we started with a walking tour. It's flat enough that we were able to walk to the Vatican with a senior citizen and child with no problems. The locking of the doors to the house is the only thing I didn't like, because you had to use the key to unlock the doors. So if there is a fire or an emergency, you would have to get the key to escape. There are few windows as well and the windows are all barred. So we just kept the key in the lock just in case. And then there were 3 different keys that you need to use to get in and out. 1. The building door key. There is also a key pad that you can use. 2. The fron door gate key. I never locked this at night, too dangerous incase of emergency. 3. The front door key. Kept this in the lock at night.

A few things....never got communication from the property manager until about 30 min b4 arrival, even though thry told me thry had been trying to resch me. Did not have documenta ready for me to sign. Stil had previous tenants documents on the table. Multiple roaches discovered during our 4 nights. No hand towels in the kitchen at all. Ice cube tray filled with old ice cubes made out of fanta still in freezer. When i asked to get more blankets, was told that it is hot in rome so just turn the AC up or off. If im paying that kind money, i should get blankets if i want them. Small loveseat in the main bedroom extremely dirty. Also, if you rent this, be aware that the listing does not tell you that three bedrooms are all only seprated by doors so if you take the back one or the middle one, you have to walk through the other bedrooms to get out and to the livingroom. Dog barking and man singing outside at 6am!!!. Not what was expected!!!

A mix between good and bad

We rented this property for its location & size. Both of those needs be met. The location is great with its proximity to metro, the colosseo, a park & etc. The size fit our group of 9 well. As mentioned in previous reviews most of the bedrooms are only semi private. Other positive aspects of the rental was that the building felt secure & it was on the ground floor.However, on the downside we felt that the cleanliness was lacking. We had a difficult time with the mold & mildew smell. It is strongest in the green bedroom & the furthest main bedroom. We couldn't use the closets because the smell was so gross. We also had to move our children out of the green bedroom after 2 nights for fear that their newly acquired cough was exasperated sleeping in there. The floors, though they appeared clean, would make our childrens' feet black from dirt if they forget to wear their flip flops. We made use of the kitchen, but there were no hand towels, or extra garbage can liners etc. We recognize that this is a rental with lots of renters, however, some things were in disrepair. One bathroom the toilet lid never fit & was constantly falling off, the towel rack above it had a wrung that wasn't connected, the clothes drying rack was missing pieces & because of humidity in the apartment clothes and towels wouldn't dry. Also, you can feel and hear the metro run underneath every few minutes. Also be aware that the air conditioner is only available June-Sept This info is hidden in their listing

Great location but needs a little tlc

The location was great. You should be aware that three of the bedrooms are only accessible through the first bedroom. You must pass through the bedrooms to get to the next room. There are no paper towels or even cloth towels provided for simple cleanup and hand drying in the kitchen. That would have been helpful. The couch had a liquid stain of some sort. Given the good location we would stay here again but the place just needs a little tlc.

Good location and price but moldy

The location is close to the colosseum and walking distance to Metro. The rooms are as listed, but it should be known that you have to walk through two bedrooms to get to and from the 3rd bedroom. It's ok if everyone is going to bed and waking up at the same time but wouldn't work otherwise. The apartment is very musty and smells bad. We got air fresheners and it helped with the smell but there is mold everywhere. My daughter has a mold allergy so she had severe hives immediately, so if anyone has any sensitivity to mold it's not a good place to stay. It was gross.

Close to Colosseum

The best thing about this property was its location to the Colosseum and public transportation. We also appreciated the air conditioning in each room and the number of bathrooms. The towels and bed linens were clean. We found the kitchen to be missing basics like sponge, dish soap, and paper towels. Four of the bedrooms are not private as you must walk through them all to get to the last one in the line. This wasn’t too big of deal for us as we were expecting that to be the case. Our chief complaint was the smell. The mildew that was growing on all the walls in the bathroom can not be safe. All four bathrooms could do with a good layer of bleach!!

Location was great

My family of 11 loved the location so close to the colosseum that you could see it to the left of the front door. There were adequate sleeping rooms and 4 bathrooms. The kitchen was a regular home’s kitchen- very useable. The two issues we struggled with a damp bedroom wing where air did not circulate well and a bad odor from the shower drain in that same wing. Fix these issues and the housing would be very pleasant and functional.

Damage charges

One of the toilets in the property clogged up the first time we used it. After we got back from our trip we were notified we were being charged a fee for a toilet to be fixed that never worked the whole time we were there.

Ruim appartement met perfecte ligging

Wij waren mer 8 vriendinnen en hebben een goed verblijf gehad. De communicatie vooraf was heel goed en ook tijdens ons verblijf was Susanetta goed bereikbaar. Het appartement heeft een living met grote eettafel. Aan de ene kant van de woonkamer zijn 2 appartement met elk een eigen badkamer en aan de andere kant liggen 4 slaapkamers (3+2 en 1x1) met 2 badkamers. Als je de deur uit stapt, zie je rechts het Colosseum op nog geen 5 minuten lopen. Ook de wijk Monti met gezellige restaurantjes en winkeltjes is op 10 minuten loopafstand. De metro 5 minuten lopen. Wij hebben genoten en raden dit appartement aan. 1 puntje binnen is er bijna geen internetbereik, maar goed dat was niet een groot probleem voor ons.

10 minute walk from Colosseum

Unit was in a good area and literally minutes away from Colesseum and Metro. Easily housed our party of 9. Rooms semi private though.

Apartment keys & location

Very lovely home! Location - you could see and walk the short distance. Family of 9 adults and we all had a bed! Suggest having coded locks so everyone could come go out of the apt and not depend of someone meeting back at the place to let you in.

Disappointed

So this was the worst of my 4 stays. It is advertised as a place for 12 people with air conditioning, but owner has you sign a contract upon arrival with many more details… like not using air hardly at all and 12 adults only get 1 key. Additionally, they claim it super clean, but it wasn’t. The straw that broke the camels back was that on the second night, we couldn’t get the door opened, even though unlocked. Things break, and he might have not been able to help it, but his attitude was horrible. I called him @ 11pm on Friday night as we were stuck inside and all he did was yell at me for calling so late. He said it wasn’t an emergency and don’t call him. He said that he would look at it Monday( this was Friday) I told him that I could call the fire department. He told me one on the bedrooms had a door to the courtyard and to use that. ( I had forgotten there was a door there) again only one key which I mentioned to him and he told me that I had to ‘learn to read all the contract that I signed’ and 1 key is all we get per contract. 1 key is inconvenient for this many guests. He did call back and sent someone out the next morning. I believe part of the frame hardware and screws had worked out of the top of door jam and wedged it so it would not open. Also it’s good to note that 4 of the bedrooms can only be reached by walking through each of them to get to the next bedroom, which allows for little privacy and people walking through your room a lot.

Great place to stay near Colloseum

Great Rome trip

Apartment was great. Centrally located near Coliseum. Great communication from start to finish. Easy check in and out. Suzannette was very helpful with all our needs. Would highly recommend and will look to stay there on our next trip to Rome.

My name is Salvatore Rinaldi, I was born in Rome in 1974, and yes — I’m a true Roman DOC 😊.

I originally trained as a professional chef, studying at the Italian Chef Academy in Rome. I then worked in one of the city’s most prestigious restaurants, Il San Lorenzo, where I refined my passion for traditional Italian cuisine — especially classic Roman dishes.

Cooking is still very close to my heart, and I truly enjoy sharing it with my guests. If you’d like, I can organize a private chef experience at home during your stay:

On a personal note, I’m married and a proud dad of two wonderful daughters. They were actually the reason for an important career change in my life. Alongside my love for food, I’ve always had a passion for jewels, ancient coins, gemstones and minerals, which led me to study at the International Gemological Institute in Antwerp, where I became a certified Gemologist.

Several years ago, I left the restaurant world and started a new professional chapter. Today, I work as a forensic gemologist and numismatic expert, collaborating as a consultant with the Criminal Court of Rome.
