LOCATION, LOCATION, LOCATION ~
Dolphin Harbor - 28875 Perdido Beach Blvd, Unit 3H, Orange Beach, AL 36561, between the Flora-Bama & Perdido Pass Bridge & situated between Ono Island & The Gulf. DH overlooks the desirable "Ole River" & is about a 5 minute boat ride to Robinson and Bird Islands & Gulf access at Perdido Pass. It is 0.8 mile from the legendary Flora-Bama & close to shopping, golf courses, & well-known restaurants and marinas.

DOLPHIN HARBOR CONDOMINIUM ~
Dolphin Harbor is a low density, family-friendly complex in Orange Beach, Alabama that offers boat slips, a pool overlooking the water, a tennis court, & sugar-white sands on the Gulf. The complex is steps away from the private, deeded beach, just across the street, where there is a short, private boardwalk that leads to the water. There is a nearby traffic light for crossing, if needed, & the condos that are in close proximity to Dolphin Harbor are all low density, making for a less congested area of Perdido Beach Blvd. The beach boardwalk is gated & used by Dolphin Key and Dolphin Harbor owners & guests only. There is a beach service for chair, umbrella, kayak, & paddle board rentals. A short walk east will get you to the legendary Flora-Bama where you can enjoy a cocktail & live music, or you can walk west to The Pass at Alabama Point to watch the boats going our or coming in from deep sea fishing. Dolphin Harbor has low density convenience! Parking is easy, free, & steps from the elevator, which is located in the center of the building.

OUR UNIT 3H ~
This newly renovated 3rd floor 3 bedroom, 3 full bath condo is spacious with 1700 sq ft & offers an open floor plan along with high ceilings, plantation shutters, & crown molding. The living room has plenty of seating, a large smart tv, upgraded high speed internet, & access to the balcony through the sliding doors. On the balcony, you will find beautiful sunsets, views of Ono Island, new poly-wood outdoor furniture, & a ceiling fan for comfort on the hotter days. From playful families of dolphins to great-looking boats full of fun, patriotic people, there is most always something fun to watch! This condo is positioned perfectly in the complex on the top floor with easy parking & elevator access. The condo balcony overlooks beautiful & popular Ole River, Ono Island, the gazebo, & boat slips. The pool is at the east end of the condominium, in view from the balcony but far enough away to ensure peace & quiet.

BEDROOMS ~
The master bedroom has access to the balcony through sliding doors & also has full length windows with views of the water, accompanied by a comfortable sitting area to view beautiful sunsets & boats! The master bedroom offers a king size bed with a new plush mattress, smart tv, ceiling fan, blackout curtains, & an oversized private bathroom with a garden tub, walk-in shower, & private water closet. Bedroom 2 offers two queen size beds, new mattresses (one firm & one soft) smart tv, ceiling fan, blackout curtains, & large private en suite bathroom, with a separate tub/shower/lavatory area. Bedroom 3 also offers two queen size beds with new mattresses (1 firm & 1 soft) a smart tv, ceiling fan, blackout curtains, & en suite bathroom, which also opens to the hallway for guests.

DINING & KITCHEN ~
In the dining area you will find a dining table that seats 8, a credenza with serving dishes and bar glasses, & a wet bar with a wine chiller. The kitchen has all new stainless appliances, new quartz countertops, & is fully stocked for all of your cooking needs!! There are 4 bar stools for additional seating as well.

RECENT RENOVATIONS ~
The condo has been newly renovated (completed Jan, 2024) with the following updates: new flooring throughout (no carpet) new countertops & sinks in the kitchen, wet bar, and bathrooms; new stainless appliances; new washer and dryer; new light/bath/shower/sink fixtures, new smart TVs in all bedrooms & den; new heavy duty and comfortable poly-wood balcony furniture; all new comfortable mattresses; new bedding and furniture.

BOAT SLIPS ~
Boat slips are first come, first served. There is a red & white placard that should be located inside the laundry closet, so as soon as you arrive, be sure to walk it down to secure your slip for your stay. Each slip is lighted, supplied with power/water, & is steps from the gazebo, fish cleaning station, grilling areas, pool, & green grass area for children to play. Boats should be tied by 3 ropes to protect docks & your boat.

OLE RIVER & BOATING ~
Ole River is a heavily sought after area! This section of Ole River is in a no wake zone, & the condo is across from the shallow & super-clear area where boats are known to anchor and enjoy time in the water with fun music, floats, family, & friends. You might want to venture west in your boat/kayak to the famous Robinson & Bird Islands, or through The Pass at Alabama Point for deep sea fishing, less than a mile from the DH boat slips. You might want to boat or kayak to Tacky Jack's or the Flora-Bama Yacht Club for breakfast, lunch, or dinner & live music. Pirate's Cove is another fun favorite on the water, along with Cobalt at The Pass, Zeke's Landing on Cotton Bayou, OSO at Bear Point Marina, The Tiki at Sportsman Marina, & The Oyster Bar in Perdido Key. Through Wolf Bay & up the Intracoastal will take you to The Wharf where you can listen to scheduled concerts from your boat or venture a bit farther to LuLu's (a restaurant owned by Jimmy Buffet's sister, Lucy). All of these places can be reached by car as well.

RESTAURANTS & ENTERTAINMENT ~
You will be minutes from a Publix in either direction, one in Orange Beach & one just on the other side of Perdido Key, toward Pensacola. There are many fun restaurants in OB, along with shopping at the Wharf, San Roc Cay, and the Tanger Outlets in Foley. The Gulf, CoastAL, Flora-Bama Yacht Club, Cotton's, Cosmo's, Tin Top, Big Fish, Valagio, Big Mike's, Louisiana Lagnappe, The Point, Fisherman's Corner, Docs, The Sugar Shack, Kilwin's, Robolo's, Lillian's Pizza, The Hangout, The Original Oyster House, & Sea-n-Suds are some popular restaurants in the area, to add to the ones previously mentioned. There are frequent concerts held at the Wharf Amphitheater & the ferris wheel, light shows, arcade, movie theatre, fish weigh-ins, yacht/boat shows, Freedom Fest, ice skating (seasonal) can be enjoyed there, as well. Dolphin Cruises go out of Zeke's, Caribe, and Bear Point Marinas, or you might want to go parasailing out of Safe Harbor/Sportsman Marina. You might want to book charter deep sea fishing trips in the area and/or jet ski & boat rentals too. GoCarts, Putt Putt, and an arcade can be found at Adventure Island, down the road, and you will be able to find several good golf courses in the Orange Beach, Gulf Shores, and Perdido Key areas, such as the Arnold Palmer Courses (Lost Key, Craft Farms, and the Peninsula). Gulf State Parks offer great walking trails & zip lines, and Waterville and OWA are favorites for those looking for a nearby theme park. There is bowling in Foley along with a trampoline park for a rainy day. Fort Morgan is on the other side of Gulf Shores to your west, & to your east are Perdido Key and Pensacola, the home of The Pensacola International Airport, Seville Quarter, Pensacola Naval Air Station, & those remarkable and patriotic Blue Angels that will sometimes practice in the skies around you. You will not run out of fun entertainment/restaurant options for the whole family!!

Just after booking, you will need to provide pictures of your DL (front & back) for age verification & security purposes.
If bringing a boat, you will also need to provide the make, model, & registration # in case HOA needs this info during your stay.
There might be a 5-7 night minimum at times.
Minimum age to rent is 25 yrs.
Pets/Smoking/Drugs of any kind are not permitted in the condo or on the balcony.
No trailers (of any kind) are permitted on the property per HOA rules; we are happy to supply you w/ trailer storage options in the area.
All HOA fines due to behavior of renter or his/her guest/s will be charged to renter.
All damage to the property that is a result of the behavior of renter or his/her guest/s will be the responsibility of the renter.

PAYMENT ~
There is a mandatory collection of 16% for city, county, & state taxes along with a cleaning fee of $300 & administration fee that may vary.

My name is Betsy Reaves, and I help my mother and aunt manage their Dolphin Harbor condo in Orange Beach, AL. I am originally from Montgomery, AL and have lived in Auburn, AL for the last 24 years while teaching and taking care of my family. I grew up going to Orange Beach as a child, when my grandfather had a house on Terry Cove, back when OB was just a simple but fun fishing town, and have many fond memories of those days! I later lived in Orange Beach during the summers of my college years, and now, we are really enjoying the Ole River area where we have access to not only the bays and Robinson/Bird Islands but also the deeded, private beach access that is conveniently just across the street. We hope you visit and enjoy our beach getaway and make it your go-to vacation spot in the future!
