This location is a short drive or bus ride to Manhattan, this apartment is perfect for anyone looking to explore the city while enjoying a peaceful retreat.

In the surrounding neighborhood, you’ll find delightful local eateries, a community swimming pool, and easy access to public transportation. The 24/7 bakery nearby is a must-visit for fresh pastries and coffee, while the diner offers classic American cuisine. For those craving Cuban flavors, Rumbas restaurant is a local favorite.

House rules update if there are any extra guests or visitors property that are unannounced or NOT on the guest list /Vacation rental booking center Prior to arrival or during the booking, there will be a minimum charge of $260 per person per night above the original booking cost.

All communication must be made through the airbnb message center. I don't always answer my cell phone when at work. Normal response time is given during business hours from 9am to 5 PM We have a full staff that monitor the message center, to help guests!

Please note any repairs or maintenance or broken items including furniture in the apartment need to be reported immediately upon entry of the apartment or during the guests stay if not, guests will be responsible for replacement of any items all repairs necessary that we’re not reported. -Please enjoy the unique location, please be respectful to the neighbors and keep the place clean let us know if there any immediate needs or repairs.
-Enjoy the back-deck w/BBQ, please make sure after use the gas to grill must be shut off at the tank and please clean the grill or this will be $60 extra cleaning fee.
BBQ Gas tanks are the responsibility of the tenant/occupant/guest to refill during their stay

-adult supervision at all times must be provided for the following Please supervise all young children on the back deck. We will not be responsible for any accidents that occur on the premises. Please be advise there is a 24/7 surveillance camera s located on the out door deck and front parking lot for our guest security.
-Please keep our place clean, place all trash from apartment into grey and black garbage pales that we provide. Please remove all garbage and trash out to the parking lot/driveway and place it into the trash cans. (Trash cans are located at the top left-hand side of the drive way. Recycling- Blue cans are for paper and cardboard. Red cans are for plastic or glass. Any fines passed to us will be forwarded to the renter.
-Please remember we have a strict NO SMOKING policy inside our building. For people who smoke there is a deck outside and a back garden to enjoy the awesome view of the amazing New York Skyline. (No Smoking inside the apartment and please close the slide/door as well as windows if you are smoking. We have a strict cleaning ADDITIONAL fee of $400 per room if we detect smoke inside the apartment or any odor relating.
- We will not be held responsible for any lost or left items in the unit. You take sole responsibility for all items brought to this unit. We will not be held responsible for any reimbursement what so ever.
-Remember to lock all windows and doors when you leave. We will not be responsible for any missing items.
-If house rules are not followed, we have the right to remove all guests from the property with no refund.
-Please return the street parking pass to avoid $50 replacement fee. Street Parking passes are $10 a night, street parking is difficult to find in this area.
INSTRUCTIONS for Street Parking
1. This permit entitles to park ONLY WITHIN a 4-block radius of the
address listed within The City of Union City.
2. Please hang the permit on rearview mirror with color side
facing out. Please also remember to remove the parking tag when
vehicle is in operation
3. Permits may not be sold, exchanged, or purchased from any
person or agency other than from the UCPA.
4. Permit does not authorize holder to park in fire zones,
parking meters, roadways, loading zones, and designated tow away zones, and or any other area not designated as a Residential Parking Zone.

-Private parking is available for $40 per 5 passengers car or suv this cost is per day/per night per vehicle/regular size car or $60 standard SUV. Please be aware, if you park in a private spot other than the spot allocated, you or your guests/visitor’s vehicles will be towed at the owner expense. You will be responsible to pay $120 for each spot, for each night, when parking in this lot without a previously booked /allocated spot.
-If private parking is required please inform us in advance so me may allocate a spot for each vehicle required. Please be advised the outdoor parking lot is under 24/7-hour surveillance to ensure our guest security.

-Any damaged or broken items MUST be brought to our attention immediately prior to your checkout or preferably during your stay.
-Please turn off the A/C, lights and appliances before you leave except for the dishwasher thanks. TVs cable boxes and lamps can STAY plugged in thank you.
-During your stay if the temperatures outside is a bit hot, please set thermostats to energy save mode.
-If you require any safety gates or special needs for children please request prior to booking, we’d be happy to accommodate special requests and having them ready for your arrival. -Please be advised we do charge $35 to $55 per additional guest, any guest who is present past 12am is considered an overnight guest. Please be honest and considerate of this rule. Thank you for your cooperation and understanding.

A lovely spot with a great view

This place is very nice to visit New York. The view is great, the area is safe and the bus stop for the NJ Transit Bus to Manhattan is just a few steps away.

Family trip

My brother, sister, and I drove up to stay at this home. Though we saw pictures of the view, they didn’t capture how awesome it really is!! The place was more than accommodating for the three of us. It was super close to anything we needed (grocery store, bars, restaurants, brunch spot lol), and a short UBer to NYC. The owners were very quick to respond to any questions we had. Definitely a place that we will see if is available any time we make a trip back to our old stomping grounds!

Buyer Beware

I can’t honestly rate this property/stay so I tried to give it just an average overall rating. On the day we were supposed to arrive we got a call from the property owner stating that they had to cancel our reservation due to a family emergency. I trust his reasons but didn’t trust his comment that, “we never do this” because there is another review May 31, 2021 where the owner did the same thing. It’s probably a lovely property but it sure creates a hardship to have your reservation canceled the day you are expected to arrive. It doesn’t seem right that I can’t cancel suddenly but the property owner can. There should be some contractual obligation in place that protects the consumer. If you decide to reserve this property have a back up plan.

Horrible experience

The owner cancelled when we arrived at the property. We flew in from across the U.S. with our family and close friends, 4 adults and 6 children. We were supposed to stay for 1 week. The owner would not answer any of my calls and never sent me an email letting me know he was canceling. Two hours after we arrived at the property, he finally called. He asked us to keep our children quiet because his father could hear them outside. Thank goodness for VRBO customer service, they helped us get a hotel.

Very nice view

This wasn’t the cleanest property inside or out. I’m guessing it hasn’t been rented in a year or so due to covid. The view is what you would rent this place for, it’s beautiful ! Beds not that great.

Convenient and affordable

Peter and his team were super easy to work with and helpful any time I had a question. Pictures are accurate so what you see is what you get. Staircase going down to bedrooms is very tight so if you have a mobility issue or older family members might not be best. Other than that everything was great

... in a very convenient location and with an extremely helpful property manager in case you face issues (which we did with our rental car, not with the appartement). Good connection to downtown via Bus 123 - we would definitvely come back !!

Cozy Apartment!

We stayed in this location during a recent visit to NY - The apartment is really cozy and clean. The view of the Empire State building was breathtaking and inspiring. I would have given this a four-star review was it not for those awkward narrow spiral staircases that were so hard to maneuver even for the average size teenager and we had two of them. These set of stairs where I slipped a few times the night of our arrival, discouraged my husband and me from going downstairs for our entire stay to where all the bedrooms are located. Thus, we ended up leaving all our belongings upstairs and slept on the couch since there was a bathroom on the first floor. Since our visit was in the winter- the climate of the apartment was difficult to control due to the structure being older and thin-walled to noises. So, we had to request a space heater for one of the downstairs' room to keep it warm. Moreover, right at the gate adjacent to the parking, several garbage containers are kept where rats and a skunk was roaming around several nights. Additionally, this place is not in NY and it is not in walking distance to Times Square- it is in boundary line of NJ right outside of NY. Therefore, transportation from LGA to the location via a cab ride is over $100 and each rideshare is over $35 to Broadway and over $40 back. Then, this location charges for $20 per night if you have a car. Thus, we had a rental car that costs over $200 per day to negotiate between toll, parking in NY, rental cost and parking in the apartment. The owner was responsive and inquire about our stay - he did provide us with a space heater around midnight the night after our arrival when he found out that one of the rooms was still cold. Economically speaking, this is not a good deal if you are visiting NY, stay in NY and even if you pay $400 per night a hotel near Times Square and close to the theater district and food/restaurants at walking distance- it is a much better deal and fewer hassles than being outside of NY.

Amazing view

Great location and the 24 hour bakery across the street was a delight. The apartment could use a few updates, put a dresser in the other two rooms as there’s no closets for your clothes. Update the information book s there’s no laundry room on the property. The spiral staircase is a challenge and should be explained better on the sight. A vacuum would be helpful for those occasional messes. Peter and staff were awesome , they answered all questions and were very helpful as we were newbies to NYC.

posso dire che il proprietario molto disponibile, in questa casa ci sono lati positivi e negativi. di positivo c'è la vista-servizio internet-le stanze e la sala con cucina-il bus che si collega al centro. Di negativo c'e l'ingresso per casa ( sembra di entrare in un container ) non ci sono armadi nelle stanze per depositare i vestiti-non c'e una lavatrice per lavare alcuni indumenti.

Get place to tour NYC from and reconnect as family!

We flew out from Colorado with our other 3 children to pick up my son from his two year church mission in NJ. The appartment was a wonderful place to reconnect as a family and tour NYC. It had everything we needed and the parking space was a plus. Oh... and the view of NYC skylune is everything Peter advertizes and more! Truely amazing! Thanks Peter!

the property has all the amenities, appliances. The view is stunning, great little neighborhood. Definitely going to be a repeat for me. Good response on any inquiries also. The only drawbacks; was difficult to find the house # and parking can be a challenge, but they're only minor

Super View - Great Property

We stayed at Peter's place to visit our son and attend the Vikings / Jet's game. Really impressive property. The view is actually as you see on the VRBO site. We did alot of cooking in the kitchen and I had everything I needed for basic meals. Also, it was in very good shape. As for groceries, Trader Joes is down the hill. Access to NYC was the 123 bus about a 1/2 block away. The only thing I would say is the stairs downstairs are tight. It is a circular stair, which I am used to as we have one in our vacation home. But, it could be problematic for people with mobility problems. *** if you don't have mobility problems don't let this dissuade you - this is a nice property. Best, Paul

Amazing!!

Peter and his whole crew was just nothing but incredible through out our whole stay. The view is amazing from the patio and It’s comfortable for six for sure! The bus to NY was only around the corner not even and the 24/7 bakery was the bomb. I would recommend this place to everyone.

Amazing city views

Despite getting to New York City late due to airline cancellations, our place was large and was able to hold our group of 9 very well. Matt was readily available for any of our needs and even provided a lovely hamper when most of the party missed a couple of our days there. We enjoyed what time we had and the instructions re public transport and amenities were good. The air conditioners were most appreciated as it it hot and humid at this time in NYC.

Gorgeous view, clean and spacious rooms with a luxurious feel

The view from the balcony was absolutely stunning, you can't get that kind of view anywhere else! The employees there were very attentive to our needs, and whenever we needed something, they came right away. The location is perfect, relative to the bus stops and local transportation services. Jehyson, our driver, was very informative and was quite literally, a phone call away. The beds in the rooms were extremely comfortable and had a very 'homey' feel. The kitchen was great, it was fairly large with a nice spice collection and a water-stocked refrigerator. It was truly a great place, with friendly people, and I would definitely return.
