Welcome to Graytful 30A, a peaceful and stylish retreat nestled in The Preserve at Grayton Beach. This new 1-bedroom carriage house offers a comfortable stay with modern amenities, perfect for a beach getaway along the scenic 30A coastline. Enjoy private, gated beach access, two community pools (one heated seasonally), and inviting outdoor lounging areas—an ideal escape for relaxation and adventure.

Primary renter must be at least 25 years of age. Guests may be asked to present their IDs upon arrival or anytime during their stay. Do not rent this unit for another party. The primary renter must be staying in the unit.

About the Vacation Rental Unit:

Step inside to find a beautifully designed carriage house that blends modern comfort with beachside charm. The queen-size bedroom provides a cozy retreat, while the full bathroom includes a tub, shower, and stocked essentials. The fully stocked kitchen features a gas stove, oven, microwave, Keurig coffee maker, blender, and all the cookware needed to prepare meals. The inviting living area offers a smart TV and high-speed WiFi, making it easy to unwind after a day at the beach.

This 1-bedroom, 1-bathroom vacation rental features:
Bedroom: Queen bed
Bathroom: Full bath with tub/shower combination
Maximum Guest Occupancy: 2 Guests (Please note that children under the age of two years still count toward the maximum guest occupancy.)

The fully stocked kitchen includes a gas stove, oven, microwave, Keurig coffee maker, blender, and cooking essentials. The living area offers a Smart TV for chillaxin.

Guests will love the included beach gear, making it easy to enjoy the private, gated beach access just minutes away. Bikes can be rented locally for exploring the 30A area, while two community pools (one heated seasonally) provide an excellent way to cool off. The unit also includes free parking both on-premises and on the street.

Parking:

Guests have access to free parking for up to 2 cars. No more than 1 car can be parked in the driveway. There is additional street parking if needed. Street parking is available directly in front of the house and across the street as well.

Preserve at Grayton: The Preserve at Grayton Beach is an ultra-exclusive and gated community right on Scenic 30A. This neighborhood features custom built beach-chic homes with state-of-the-art amenities and inclusions. In one of these meticulously appointed homes, you’ll find yourself surrounded by one-of-a-kind beauty that is unsurpassed in every sense. Enjoy 2 community pools (1 heated seasonally – the East Pool closes at Dusk while the West Pool remains open a while longer), 1 tennis court, a gas grill, and 4 brand new pickleball courts. The location puts you within walking or biking distance of all the area's popular spots. From ice cream to shopping, you'll find it in the Grayton Beach and Blue Mountain Beach areas.

Gated (deeded) Beach Access: There is a dedicated path at the east pool where you can park bikes or a golf cart. You will walk across the crosswalk and find a gated access. This community has access to a large parcel of beach (about 7 acres) that the public has no way of accessing. There is plenty of sand to be found as we also sit next to a portion of Grayton beach state park.

What to do and where to go
Check out the 30A Bike Trail and Santa Rosa Beach Golf Club if such activities are on the agenda. Wishing to experience the area's natural beauty? Explore Topsail Hill Preserve State Park and Camp Helen State Park. Sundog Books and Eden Gardens State Park are also worth visiting!

In case they are needed, guests will find extra public trash bins located at the two clubhouses. No loose bags of trash are permitted. Bear-proof trash cans are provided, which employ bear-resistant latches or straps that physically prevent animals from opening the lid. Trash can lids must remain completely closed and latched at all times (including when placed on the street side for pickup) to prevent access by animals.

Other details to note:

Trash removal is scheduled for Mondays & Thursdays. Per Walton County policy: trash containers shall be placed curbside no earlier than 2 hours before sunset (4pm) the evening prior to scheduled collection days. For all non-pick-up days, garbage must be kept in sanitary, covered, and secured trash containers that are stored out of street view.

Trash can lids must remain completely closed and latched at all times (including when placed on the street side for pickup) to prevent access by animals, such as bears and raccoons.

Please be aware that there will be NO refunds for Wi-Fi issues as it’s not guaranteed. If reliable Wi-Fi is a must, you are welcome to bring your own internet hotspot.

Non-negotiable rules: No Smoking or Vaping, No Pets, No Events or Parties, No Firearms. Quiet hours are from 10pm to 7am (unless posted signage indicates otherwise).
