This home does NOT allow children between the ages of 0-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. - VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. There are cameras all around the front/side of the home, there are no cameras in the backyard.
- There is a vehicle parked at the end of the driveway near the garage.
- The fireplaces are not for use.
- The landscaper is on-site weekly to service the property.
- The saltwater pool maintenance technician is on-site weekly to service the pool and hot tub.
- The saltwater pool is unheated, with a depth ranging from approximately 4 feet to 15 feet. The water temperature typically stays in the 60s but may drop further during colder weather.
CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.
PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
