Guests have access to the entire property, including the main house with all its amenities like the fully stocked kitchen, spacious living areas, and game room, including the ping pong table, foosball, fitness area and board games. The backyard features a jacuzzi and lounging area for your enjoyment.
The only area that is off-limits is the cleaning closet in the kitchen, which is used by our cleaning team for supplies. This closet is locked and not accessible to guests.

**House Rules**
We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.
We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house. If you notice anything broken upon arrival, please contact us to let us know. We also ask that you keep noise levels down at night, as we have a close relationship with our neighbors and want to avoid any issues. Loud music or disturbances are not permitted, as the city/neighborhood noise ordinance requires quiet time starting at 10 PM. We want to mention this first for your awareness.
Children are welcome! However, please ensure their safety, as this home is not child-proofed.
1. Check-in and Check-out: Check-in time is 4 PM, and check-out time is 11 AM unless otherwise authorized by the management company. We must have 24 hours' notice for extensions of stay, or you will be expected to vacate the property by 11 AM. All areas of the property are for guest use unless locked and designated as employees only. Not all garages are accessible or available for use.
2. Guest Interaction: We love to meet and greet all guests; however, if this is not possible, we offer self-check-in with a door code. We reserve the right to ask for ID and the credit card used for booking, or other forms of proof of identity and payment. Guests traveling with you will not be permitted on the property before the booking guest has arrived and is confirmed with ID.
3. Guest Access: All areas of the property are for guest use unless locked and designated for employees only. Not all garages are accessible or available for your use.
4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that this rule is not violated, as it will be considered a breach of reservation rules, resulting in immediate cancellation of the booking.
5. Unauthorized Guests: While we don't mind if you invite a friend or two over to visit, please do not have extra unauthorized guests stay overnight or for extended periods. All overnight guests must be listed with the booking, and any guests over the limit will incur a $50 per night charge.
6. Parties or Events: We do not allow parties, loud gatherings, or events of any sort on the property. Only authorized guests are permitted in the house and around the hot tub or pool area. Music must be kept to a non-disturbing level. Please ensure extra guests leave by 12 AM. Reports or evidence of a party will result in automatic forfeiture of your entire deposit and immediate vacation of the property. (PARTY FEE $2000)
7. Pets: Are allowed for an additional charge ($150). Maximum amount of pets in the property is 2, any evidence of more than 2 pets will result in an extra $250 fine.
8. Smoking: No smoking is permitted inside the property. Smoking is allowed outside on the patio (please use ashtrays; do not discard butts in the patio or grass). Any evidence of smoking inside (e.g., smoke odors, ashes, burns) will result in automatic forfeiture of the entire damage deposit, and an additional smoke remediation fee of $750 will be charged.
9. Trash: All trash must be bagged and placed in the provided waste bins. You will find trash bags under the kitchen sink. When the trash can is full, please remove the bag and take it to the trash bins. Ensure all small trash cans have a bag liner before putting trash inside.
10. Inspections: Property management reserves the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guest violate any terms, the rental will be terminated immediately with no refunds. Guests waive all rights to process if they fail to vacate the premises upon termination.
11. Security Deposit: A security deposit is required to reserve the house. Payment must be submitted using the link provided within 48 hours before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid, provided the following provisions are met:
**No damage is done to the unit or its contents.
**All debris, rubbish, and trash are placed in the trash cans, and soiled dishes are placed in the dishwasher and cleaned. Excessively dirty conditions or excessive trash will incur an additional cleaning fee deducted from the deposit.
**No linens are missing, damaged, or excessively stained.
**The occupancy limit of the house is not exceeded at any time unless approved in writing in advance.
**There are no police enforcement actions, and all rules are adhered to.
12. Check-out: Check-out time is at 11 AM unless a late check-out is purchased via the portal (subject to availability). Checking out by this time ensures we have enough time to clean for the next guest. Please text us when you leave so we can get the crew in ASAP. Note that failure to vacate on time may result in charges against your deposit.

**When checking out, please ensure all doors are locked and the house is left reasonably neat. We do not expect you to scrub it clean, but it should be tidied up as it was at check-in.
**Collect all personal belongings and check all closets, drawers, and the washer and dryer. We are not responsible for items left behind. Please see the checkout checklist to ensure it's complete before leaving.
13. Failure to Vacate: If you fail to vacate the property by the termination of this agreement, you shall pay for the holdover period at two times the daily rate, as allowed by state law. This will be charged against your deposit.
14. House Phone: There is no landline in the home.
15. Air Conditioning System: Please maintain appropriate air conditioning levels and keep doors and windows closed while in operation, as humidity can cause units to freeze and malfunction.
16. Cable TV: There is no cable TV in the house. No refunds will be given for outages, lack of content, or personal preference regarding TV service. All TVs are smart TVs, and you will need to use your own accounts to access streaming services.
17. Internet and Wi-Fi: High-speed wireless internet is provided as a convenience only and is not part of the rental agreement. No refunds will be given for outages or problems with internet service.
18. Lost and Found: Valuable items left behind will be held for the guest, and reasonable efforts will be made to contact them for return. After six months, items become the property of the owner, who is not responsible for their condition.
19. Fireworks: No fireworks are permitted anywhere on the property.
20. Home Use: The property shall be used for legal purposes only. Illegal activities, such as drug use or harboring fugitives, will result in immediate termination of the agreement with no refunds.
21. Barbecue Grill (if applicable): If you plan to use the barbecue grill, please ensure you are familiar with propane gas grills. If you need assistance, please call management. The grill is in the backyard and should be covered after use. Please use foil and clean the grill afterward, including pouring out the drip pan. A cleaning fee of $125 will be charged if the grill is not left clean.
22. No Daily Maid Service: While linens and towels are included, daily maid service is not. We provide starter supplies for toilet paper, paper towels, dish soap, garbage bags, and laundry detergent.
23. False Reservations: Any reservation obtained under false pretenses will be subject to cancellation and forfeiture of advance payment. Guests will not be permitted to check into the property.
