The 3-bedrooms, 2-bath home offers an inviting modern floor plan with bright colors, clean design, and an open space layout. Turn the TV to any part of the living, dining and kitchen area and kick up your feet, side-by-side on the double recliner sofa.
The spacious, fully-furnished and private backyard is completely walled and gated to give you the feel of staying at your own mini resort. The beautifully landscaped private outdoor space includes a new pool with spacious tanning shelf, 2 in-pool loungers, 2 in-pool chairs, 3 poolside loungers, in-pool and pool-side umbrellas, an outdoor dining table that seats 8, gas firepit, Weber gas grill, bag toss area, covered patio with 4 oversized cushioned chairs, and zero-edge integrated 8-person spa with bar-stools situated perfectly for maximum enjoyment of the spectacular mountain views and sunsets. Occasionally, rocket launches from Vandenberg AFB (Space-X) may be seen over the mountain at night. Sit in one of the 5 in-pool/spa bar stools at night and watch the tram traverse the mountain, swim a few 38' laps, or play bag toss.
Inside the home, guests can enjoy the fully equipped kitchen featuring a breakfast bar, new cabinets and quartz countertops, air-fryer, slow-cooker, and a separate beverage area with sink, Keurig coffee maker and Nespresso cappuccino machine.
All bedrooms are comfortably outfitted for a restful night’s sleep after enjoying a day in the desert sun. The primary bedroom showcases a California King bed, smart tv, ensuite bathroom, and sliding glass door to the backyard/pool area. The secondary bedroom also features a California King bed and smart tv. The third bedroom/den is versatile with French Doors that open to the living room. It offers a true queen size sofa bed (w/additional gel mattress for true comfort) and 2 sit/stand desks with double monitors. Depending on your preferences and need, this room can be a 3rd bedroom or dedicated work space. Both bathrooms feature uniquely tiled standalone showers.
Optional pool and spa heat are available for an additional fee which applies to each night of the entire stay. Pool and spa heat is recommended September 16th thru June 15th. Pool Heat fee (including the Spa) is $100 per night (Nov 1 - Apr 31) and $50 a night (May 1 - Jun 15 and Sept 16 - Oct 31). SoCal Gas recently nearly doubled the price of natural gas in the area. Please understand that we are only trying to capture actual costs for gas.
For the Pool Heat fee, we will preheat your pool and ensure it is heated upon your arrival to a comfortable 84-86 degrees (80 - 86 is normal). The fee includes your ability to heat the spa on-demand up to 102 degrees. If Pool Heat is not requested, Spa heat only is available at $30 nightly. During the summer season (June 15-September 15), spa heating fee may be waived at the Hosts discretion.
During the summer (Jun 16 - Sept 15), pool heat is normally not required as the pool will heat naturally to temperatures above 80 deg.
Heat for the Pool must be requested a minimum of 3 days prior to your stay as during certain seasons, heating can take up to 2 days.

Being a Good Vacation Rental Neighbor:
This vacation rental is located in a peaceful and tranquil residential neighborhood perfect for your next poolside getaway. In order to maintain the highest quality of our homes and the peace and quiet of our neighborhoods, all guests must adhere to the city and house rules as follows:
Occupancy Limits (This includes children and infants):
- Overnight: 6 (only guests on the original reservation may stay overnight)
- Daytime: 10
The City of Palm Springs prohibits amplified music and loud noise. The city strictly enforces these rules and prohibits parties, events, music, excessive street parking, and disruptive guests. NO music outdoors at any time (Amazon Echo devices are provided strictly for home/spa automation).
-NO pets are allowed
-NO smoking inside or outside the house
-NO glass bottles or glassware outside
-Pool: NO Jumping, Diving or Running. Max depth 5'6". By booking the home you acknowledge and agree that if you choose to swim, it is at your own risk and you assume all liability.
-Umbrellas: It can be very windy in the area. Umbrellas MUST be closed when not in use or when windy. If umbrellas are broken due to wind damage, guests will be charged a replacement fee.
KEY VACATION RENTAL REGULATIONS:
‐ A written rental agreement is required prior to occupancy of this Vacation Rental Property.
The City of Palm Springs requires an additional written contract which will be sent to you shortly after booking. To make things simple, the terms and conditions are the same as our house rules.
‐ The responsible person, whose name is on the rental contract must provide a copy of a government issued ID to the Vacation Rental Host.
‐ The Responsible Party occupying this Vacation Rental Property shall be at least 25 years old; and is responsible for the compliance of the Vacation Rental Regulations for all occupants and guests.
‐ Amplification of sound, including music, outdoor speakers, TV’s, etc., outside of the dwelling unit is PROHIBITED and SHALL NOT BE AUDIBLE AT THE PROPERTY LINE.
‐ Maximum occupancy limits for this Vacation Rental Property as listed above shall not be exceeded at any time. Please note that Vacation Rental unit operators may impose their own occupancy limits as long as they do not exceed the City’s.
‐ Trash and refuse shall not be left stored within public view and must be in proper containers for the purpose of collection by the collectors and between the hours of five a.m. and eight p.m. on scheduled trash collection days.
‐ Occupants are subject to immediate citation and fine for creating a disturbance or violating the Vacation Rental or other regulations.
-Guests will be charged the TOT and TBID taxes at booking.

*Airplane noise is intermittent during the day. Different people feel differently about this Sound. You may also have the opportunity to witness vintage aircraft and fighter jets that fly from the Palm Springs Airport Air Museum on holiday weekends.

Service providers such as pool cleaners and landscapers are scheduled regularly for service while you are staying with us. Our pool professional, Alfredo, will service the pool on Tuesday and Friday for approximately 20 min. Our landscape professional, Juan, currently visits every other Monday. Both are subject to change. They let themselves into the yard without notice.
