OTHERS
-Pool and Spa Heat Fee $30 per day plus tax, please request pool heater before your arrival. Pool will heat 1 degree per hour to reach its max setting. (Pool Max: 86 degrees and Spa Max 100 degrees). Pool heat payments are non refundable unless there is an issue with equipment only.
** For safety reasons, we don’t keep a BBQ Grill onsite. However if requested, you can rent one. Cost of Rental is $15/day plus tax. It would be thoroughly cleaned and delivered with a Full tank of propane. Grill must be used outside of screen enclosure,

Champions Gate is a world renowned resort. The Oasis clubhouse and all facilities are open to the public.

**Covid -19 update:
Per legal requirement (Governor DeSantis Executive Order):
You agree not to host any gathering with more than the total occupancy of this property.
By-Law, if you do not respect this rule, we will have all rights to evict you without any right for compensation. And you would put yourself at risk of being reported to the police at any time by neighbors or the HOA. Only guests who have been register are allowed to stay in the property.

EVERYDAY RULES for the Retreat at Champions Gate:
-Quiet time is from 10:00pm to 7:00 am
Please be courteous and keep in mind, there are homeowners and tenants that reside on the property all year round
- No parking on the grass, nor blocking sidewalks, pedestrian walkways, parking signs, fire hydrants and neighbor’s driveways
-Placed all household trash inside a trash bag and into the provided container on the front porch BEFORE 7 AM
-Trash is picked up daily, promptly at 7am except major holidays
-DO NOT PLACE TRASH BAGS OR ANY BULK ITEM ON THE CURB
-Any Loose trash in the trash container will not be picked up that day
-Any Bulk item pick up will need to be requested with Amenity Service for scheduled pick up- a FEE will be charged
- There are many cameras within the community, please do not place any trash on the neighbors property or anywhere else
- No RVs/Trailer/Boats allowed

HOUSE RULES:
-Min booking age is 25yrs for lead guest

**Please note guests must leave by the check out time (10am sharp), as we have other guests arriving on the same day. Guests who do not check out on time maybe charged an additional fee, as there will be additional work for our team.
- Bagged Trash must be placed outside in the lift top bin on the front porch by 7 am every day to be picked up by the resort staff to avoid any unwanted pests(ants, bugs, etc). No loose trash.
- No eating or drinking in the bedrooms
- Do not leave open/left over food out on the counters, table, patio, etc

You will receive your door code prior to your arrival date.
All Drivers must be registered at the gate. You must provide all names as listed on the drivers licenses in order to gain access through security.

Pool will heat 1 degree per hour to reach its max setting (Pool-86 degrees/Spa-110 degrees). Pool heat payments are non refundable unless there is an issue with ent equipment only.

We kindly remind you that this is a self-catering vacation rental. You’ll be provided with some starter dishwasher tabs, hand soaps, toilet paper, paper towels and trash bags. Any additional consumable items as listed above are the guests responsibility. No salt/pepper or cleaning supplies are stocked due to safety concerns.

Pool/Spa Heat: If you did not request pool/spa heating when placing your booking and wish to add this service, please contact us at least a week prior to your arrival, as most pools take up to 24-48 hours to heat front the time the heater is turned on. If you arrive and wish to add this service, there is a $50.00 USD call out fee in addition to the pool/spa heat fees. Electric heat is $30.00 per day plus tax. Pool heat has a 4 day consecutive day minimum and must be booked for the duration of the stay. Pool heat is set to between 83 and 86 degrees Fahrenheit. The spa will reach 100 degree Fahrenheit when activated at the wall switch timer. This can take between 20-90 minutes depending on the ambient temperature. We are unable to adjust this setting. If you are not comfortable with this temperature range the only option would be to turn off the pool heat. There are no refunds provided when this situation occurs. With extreme Low Outdoor temperature, all pool heaters have an electrical/mechanical components that automatically shut off if the outside temperature drops below 50 degrees Fahrenheit. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case the water temperature will indeed fall. Heat will automatically restart once the outside temperature reaches 50 degrees Fahrenheit. Please note there are no refunds provided when this situation occurs. Please note our pool/spa is serviced on a weekly basis.

NO SMOKING: smoking of any kind is not allowed on the proper (including Vapes). A cleaning fee of $450.00 USD plus tax will assessed to any guest violating the smoking policy to cover the extra costs for sanitizing the home.

NO PETS: Pets are not allowed in the home. If a pet is in the home, the guests will be asked to vacate the property without a refund. A cleaning fee of $450.00 USD plus tax will be assessed to any guest the pet policy to cover the extra costs for sanitizing the home.

Resort Trash Rules: All trash must be bagged in 13 gal bags and placed in the trash bench on the front porch for daily collection.

Resort Parking Rules: The resort only allows for 3 cars. Do not block sidewalks or park on the street as you will be fined.
