*Please note: there is construction on a new home in the lot adjacent to ours. In case of any construction noise, we have equipped each bedroom with a white noise sound machine. All of the bedrooms except for the room with the dual full size beds are on the opposite end of the house from the construction lot*

Occupancy: Up to 12
Age: Must be a minimum age of 25 to book.
Rental agreement: Must sign rental agreement upon booking.
Security deposit: We require a fully refundable $500 security deposit that will be returned within 3 days after check-out, if no damages are reported.
Check-in / Check-out: Check-in time is 4:00 pm and check-out time is 10:00 am. Please notify us of any issues you have with the home within the first hour of checking in or immediately upon incident.
No smoking: Smoking is not allowed. There will be a fine for violation.
Garbage: Trash disposal at community dumpster only (no onsite garbage service), fee if garbage is left. Directions will be provided in your welcome booklet. Please do not place trash anywhere outside the house, including on porch. It will attract wildlife that could endanger you and damage the property.
Pets: We love animals but in order to serve guests with allergies, we have a no pet policy. If you bring a pet, you will be charged an additional fee and asked to leave without a refund.
Parking: 4 car maximum. All tires must be off the roadway. Do not block fire hydrants! Our private neighborhood roads are “highways” for law enforcement purposes per Rockingham County ordinance. Do not park adjacent to any other homes or lots unless this home’s owner has told you he/she has explicit permission for you to do so. Parking rules violators may be subject to having their vehicles towed.
Quiet time: 10:00 pm - 8:00 am, no parties. Strictly enforced by HOA.
Fires: No open fires. You are in an area that is at risk for wildfire! NEVER leave any outdoor fire unattended.
Alcohol: Open containers of alcohol are not prohibited on any road or common area
This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat.
NOISE
• Quiet hours: 10 PM - 8 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.
PARKING
• Keep all tires off the road.
• Don’t block fire hydrants or park in front of another property without written approval from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host.
OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM – 8:00 AM).
• Firepits and grills may be restricted during local emergency conditions, check Massanutten Village website or electronic sign at entrance for updates.
ALCOHOL
No open containers on roads or in common areas.
PETS (please note, our home is not pet friendly)
• Leash always required when outside.
• Clean up after your pets.
TRASH
• Do not place trash outside, including screened-in porches, decks or car ports. Trash attracts wildlife, which could endanger you and damage the property.
