Summary:
Located on a highly unique cul-de-sac street called Nature View Court, this whole house residence features eight bedrooms and five bathrooms and borders the Matanzas Preserve. Featuring a sleeping capacity of up to 20 guests, fenced and heated pool area, proximity of less than 450 yards to the beach, and pet friendliness for up to 2 medium sized dogs, large families and business groups will find this listing an excellent choice for their next vacation!
The Space:
This residence features eight bedrooms and five bathrooms and is comprised of two living spaces- The upper level (1st and 2nd floors) and the downstairs (ground level). The descriptions and arrangement for each living space are as follows:
Ground Level- The bedrooms are positioned along a hallway located just past the kitchen. The primary bedroom features a queen bed and en-suite access to the primary bathroom, which features a single vanity and walk in shower, as well as a pool access door. The second bedroom features a queen bed and the third bedroom features a queen and bunk bed. Both the second and third bedrooms share access to the second bathroom, which also features a single vanity and walk in shower. The living area features a large dining table with service for up to six, a large sectional sofa, and a brand new 75 inch smart TV. The kitchen is located adjacent to the living area and is fully equipped with fridge, stove, dishwasher, and microwave. The entire living area overlooks the pool with multiple sliding doors offering guests easy access to and from the pool. The pool area features a multitude of outdoor furniture and is nicely landscaped with small palms and a white privacy fence. The entire backside of this property borders Matanzas Preserve, so guests can rest assured knowing that time spent at the pool will be in the utmost privacy from both noise and neighbors. As a bonus, there is also a convenient outdoor shower just off of the entrance to the ground level residence.
Upper Level- This residence features five bedrooms and three bathrooms, an expansive and wonderfully decorated living area, and a large kitchen capable of preparing any meal, small or large. The bedrooms and bathrooms are configured as follows: Primary Bedroom: Features a king bed and en-suite access to the primary bathroom, which features a double vanity and walk in shower. The primary bedroom also features a large sitting area with armchair overlooking Matanzas Preserve. Second bedroom: Features a queen bed and also features en-suite access to the primary bathroom. Both the primary and second bedroom are located on the right portion of the upper level of this residence. Third bedroom: Features two queen beds. Features access to the second bathroom with single vanity and tub/shower combo. Located on lower level. Fourth bedroom: Features twin bunk beds (singles). Features access to third bathroom with single vanity and walk in shower. Located on lower level. Fifth bedroom: Features a queen bed. Located on lower level. The living area features two large sofas and armchairs, facing a 60 inch smart TV which is mounted on the chimney structure. The kitchen is located adjacent to the living area and is fully equipped with fridge, stove, dishwasher, and microwave. The dining area is located adjacent to the kitchen and features a table with service for up to 8 guests. The living and dining area of this residence boasts fantastic vaulted ceilings, providing for an incredibly bright and cheery disposition. As a whole, the property feels extremely large and roomy because of the oversized floorpan, vaulted ceilings, numerous windows, and smart layout of bedrooms and baths across multiple levels. This listing features access to a large heated pool behind the home. The pool area features a multitude of outdoor furniture and is nicely landscaped with small palms and a white privacy fence.

This residence is located within a duplex property, which features a single unit on the ground level (268 Nature View Ct.) and a single unit occupying the 1st and 2nd floors (270 Nature View Ct.,). The units share no interior space and there is no access , doors, or stairways between the units. The ground level features its own entrance on the left side of the home and the 1st floor listing features a separate entrance located at the front of the property up a set of stairs. Since this listing is for both spaces (the whole house), guests will have access to all of the above spaces in addition to the pool and entire driveway.
The Neighborhood:
This residence is located at 268/270 Nature View Ct., situated on a quiet and highly unique cul-de-sac street that borders Matanzas Pass Preserve. As a result, rather than finding yourself across from noisy neighbors when enjoying the pool you will find nothing but preserve between you and the beach! For those not familiar with Fort Myers Beach as a whole, it is a barrier island just off of Fort Myers, FL that features an incredible laid back island culture and a multitude of outdoor points of interest and activities to undertake. While the island did sustain severe damage from hurricane Ian in 2022, the island has recovered significantly since this time and in many ways offers a less crowded and more personal experience than before. With restaurants and shopping reopening constantly, there are more experiences on island for guests to enjoy every week! There are also multiple state parks nearby that are waiting for your adventures. Jump on the trolley to take you south to the secluded Lover's Key State Park or go north to Bowditch Point Park. The Fish Tale Marina offers boat rentals and dockage for those wanting to get out on the water. Travel around the island in style in a rented Moke or golf cart. Trolley service is also available from Estero Boulevard to the Times Square area, the central hub of Fort Myers Beach. Several restaurants, shops, and bars have come back since the hurricane. For day trippers, check out the Key West Express, a one of a kind experience that jettisons guests back and forth from FMB to Key West, FL in just four hours (and has a bar!) The beautiful beaches of Sanibel, Lighthouse, and Ding Darling wildlife preserve are also less than a 20 minute car ride from the north end of Fort Myers Beach. Please note that the area is currently rebuilding after Hurricane Ian.
