Perfect spot for a couple or a small family to visit this 1 bedroom 1 bathroom right in Atlantic City's marina district. Only a 10 minute walk (or a kayak paddle) from the home's dock's to hear the bands at "The Deck Bayfront Bar and Restaurant" - Golden Nuggets popular marina-front bar. Kayaks included! Use at your own risk!
The building on this property features 2 separate units. This particular listing is the upper unit of the 2 which is a 1 bedroom 1 bathroom. There are also boat slips in the back which are accessed by boat owner slip tenants. Please be courteous and respectful to other guests on the property both at the docks behind the home and in the common areas of the building. Please adhere to the quiet hours from 10pm to 8 am.
From the living area and kitchen you will enjoy awesome views from the balcony of the Delta basin of Atlantic City's marina. The open floor plan brings together the living area, with euro sofa bed and TV, indoor fireplace, the dining area, with a table set for 4, and the kitchen, with dining chairs for 2 more. The kitchen is equipped with everything you would need to prepare a nice meal for family or friends. There is also a washer and dryer in the unit.
A full bathroom is accessible on this floor right beside the living/dining area. There is also a bedroom with a queen bed in this unit.
The apartment is on the 4th floor of the building so guests must climb 4 flights of stairs to access the apartment.
Guests have complete access to the 1 bedroom 1 bathroom unit that they booked. This is a private space used exclusively for the guests who booked it.
The entrances, foyers, hallway staircases, and back deck and docks are all common areas and shared spaces so you may encounter other guests there. We ask you to be considerate and respectful of other guests on the property at all times.
We want to give our guests privacy but at the same time we want guests to know we are happy to help with anything they might need :)

This is not a party house. So please do not plan on having a wild party here or your reservation will be canceled and will lose access to the home and your security deposit. Please also book for the correct number of guests. This house accommodates a max of 4 (beds for 2).
Please BRING YOUR OWN BEACH TOWELS. Bath towels are provided but are NOT to be taken to the beach. :)
Pet Fee - $200/pet - Pets are welcome as long as they are friendly, 100% house-trained (meaning no accidents in the house, will not constantly bark, howl, or cry when left alone and will not scratch at the door or chew furniture), completely cleaned up after (poop outside and HAIR inside), and kept OFF the furniture (bedding, furniture, etc.). Upon booking please indicate you will be bringing a pet(s) that meets the above criteria and the pet fee should be added onto the reservation. If you are bringing more than one pet the additional fees will have to be manually added as a reservation alteration. Additional charges will be applied in the event of a pet accident or hair cleanup.

1) No Parties. Locals must communicate with the host before booking. This is to prevent parties. NO FIREWORKS!
2) Occupancy limits: Be sure to book with the correct number of guests. Unless given prior approval from the host, there cannot be any more than 4 persons in or on the property at any one point in time. A violation of this could result in immediate removal of all guests without refund and will result in a $100/per person per day penalty.
3) Self check-in: Please inform your host of your anticipated check in and check out time so we can efficiently coordinate our turnovers. This is a self check-in property. You certify that you are willing and able to follow instructions that you are being provided by Airbnb through the check in guide. You can find your check in guide in your trip Itinerary under the “Trips” tab. You also agree that you will read your house manual and check in instructions before contacting your Airbnb host with questions.
4) Please be mindful of our neighbors during your stay. Our property's quiet hours of 10pm to 8am are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay.
We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. NoiseAware is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable. The exterior of the home is also monitored with video surveillance.
5) All of the units are privately owned; the owners and managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities (including use of kayaks, paddleboards, and paddleboats). The Homeowners and managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

8) Fireplace: The fireplace is a vent free gas log set. Do not throw any paper or other combustible materials in the fireplace. Fireplace is only operational when it is cold outside.
9) Storms:
If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
10) Fee schedule:
Pet Fee - $200 per pet per stay. Pets are welcome as long they are 100% house trained (meaning no accidents in the house, will not constantly bark, howl, or cry when left alone and will not scratch at the door or chew furniture) completely cleaned up after (poop outside and HAIR inside), $100% pest-free (fleas and ticks), and kept OFF the furniture (bedding, furniture, etc.). Upon booking please add the pet to your reservation in the booking and inform the host that you will be bringing a pet or pets that meets the above criteria and the pet fee(s) will be automatically added for the first per and manually added for each pet after the first.
An additional minimum charge of $50 will be applied for each pet accident or hair cleanup.
Smoking Fee - $200 per night smoking fee. This is a non-smoking building. Any type of smoke is prohibited. You are welcome to smoke outside. Please clean up your own cigarette butts and ash outside, do not just throw butts on the ground outside. There will be a $1 fee for each cigarette butt that we have to pick up.
Late Checkout Fee – Minimum $100 per half hour. Unauthorized late check out is a $100 fee.
Extra Cleaning Fee – Minimum $50 per cleaner per hour. Our cleaning fee is based on a “Courteous guest” that leaves the place in similar condition to which it was found. Extra cleaning fees incurred by host from turnover crew will be the responsibility of the guest.
Watercraft Stacking/Removal Fee- Minimum $50 fee if any boat, kayak, or canoe is left in the water, or not neatly stacked and put away on the rack. Please leave them as you found them for the next guests, and stack upside down so that rain cannot accumulate in the boats!
Mailing/Shipping of Left Behind Items- $25 handling fee (boxing, handling and delivery to shipping vendor) plus cost of shipping.
11) Kayaking, Canoeing, and/or Paddleboarding:
In consideration of being allowed to participate in any way in the program, related events and activities, I the undersigned acknowledge, appreciate and agree that
A life jacket will be worn at all times.
All activities aboard a boat will be performed during daylight hours only.
Do not drag watercraft.
Do not leave the river and enter the bay.
Do not impede boat traffic in the channel and stay out of the way of other vessels.
Watercraft are not to be transported offsite to other sites.
Guest responsible for any loss of part or damage to watercraft.
No outside guest (not included on reservation) permitted on property or permitted to use watercraft. Watercraft are for guest use only.
Please properly and securely stack watercraft, paddles, and lifejackets back on the rack when done using them.
The risk of injury from the activities involved in this program is significant, including the potential for permanent paralysis or death.
I knowingly and freely assume all such risks, both known and unknown, even if arising from the negligence of the Riverstone Properties LLC or others and assume full responsibility for my participation.
