One dog or cat is welcome per stay with a paid pet fee of $375. Unconfirmed pets will incur the standard pet fee plus a $100 cleaning fee. Please pick up after your pet; a $25 fee applies for each instance of unattended pet waste. Any damaged or missing items will be charged at their full replacement value plus a 15% service fee.
CONTRACUAL POOL USE AGREEMENT
1. PROPERTY: The property being booked from Elaine James LLC (Owner) and/or Luthman Luxury Estates LLC (Operator) to Guest includes use of the Pool located on the Property. No use of the Pool is permitted separate and apart from leasing the Property by way of a separate and distinct Booking Agreement.
2. TERM: The Term of this Agreement shall be for the term duration set forth in the separate Booking Agreement made by these parties via the booking site.
3. RESTRICTIONS:
A. USE: Guest shall utilize the Pool solely for use by Guest’s listed on the booking and for no other purpose. House parties, prom parties, or parties of any kind are specifically prohibited at the Pool and Guest expressly acknowledges this. This Property is in a vacation/residential neighborhood; behavior that disturbs, injures, or interferes with rights of the neighbors is not acceptable. At no time will Guest engage in dangerous, reckless or irresponsible behavior. Guest is solely responsible for ensuring that this type of behavior does not occur and for all actual damage that may occur. If Owner and/or Operator is made aware of such dangerous, reckless or irresponsible behavior, Owner and/or Operator may immediately terminate this Pool Use Agreement and Guest shall forfeit its rent payment for the entire reservation. Owner and/or Operator may also terminate the companion Residential Rental Agreement at its sole discretion. Guests shall not use the pool while using any substance that affects senses, judgement and/or mental state. Guests shall not leave floats, toys, or other related items in the Pool when not being used.
B. SMOKING: The Pool and all interior/exterior areas of the property are a NON-SMOKING property.
C. SUPERVISION: Guest is solely responsible for supervising any individual under the age of 21 using the Pool during the term of the Agreement. Underage drinking is specifically prohibited. Guest is solely responsible for making sure that all persons using the Pool are able to swim without the need for flotation devises and for ensuring that all children under fifteen (15) years of age have on life jackets or other certified flotation devises.
D. PROHIBITED ITEMS: Guest agrees that no glass bottles, glass cups, glasses, mugs or other containers that may shatter and break are permitted in the Pool area. Guest is fully responsible for any debris including broken glass or other broken items that enter the Pool, including but not limited to the total cost to empty and clean the Pool of any such debris or items, as well as repair any damaged components of the pool such as lining, filter, etc.
E. FIRES: Fires are prohibited on the property other than in the designated area (the grill and fire ring). Torches, fireworks and all other explosive or flammable items are expressly prohibited and are subject to a fine of $100.00 per occurrence. Guest will be fined for possession of any such items on said property and will be fully responsible for any damages that occur as a result of said possessions.
4. INDEMNIFICATION AND HOLD HARMLESS: Guest shall have the right to use the Pool and surrounding area, but is fully responsible for any and all liability that may arise from the use of the Pool and surrounding area, and further agrees to indemnify and to hold Owner and/or Operator harmless from any and all liability that may arise as a result of the use of the Pool and surrounding area by Guests. No lifeguard is on duty. Swim at your own risk.
5. CLEANING: The Pool is to be left in a tidy state. Guest shall remove all trash and any other debris from the Pool and surrounding area. If excessive cleaning is required, an additional cleaning fee will be charged based on the number of hours required to clean the Pool and surrounding property. This may be deducted from the security deposit and or charged to the Guest after their stay is completed.
6. GUEST’S RESPONSIBILITY: Guest agrees not to damage the Pool. Guest agrees to pay the cost to repair or replace any damage caused by Guests to the Pool or associated personal property.
7. ACCEPTANCE BY GUEST: By completing the reservation process, Guest certifies they have read the foregoing Pool Use Agreement in its entirety, understands the terms and conditions stated within, and willingly agrees to comply as outlined in the Agreement. Making a reservation acts in place of a virtual and/or physical signature and is considered acceptance of this Agreement therefore making it a legally binding contract between all parties stated within. Guests acknowledge that the pool is not heated.
8. ADDITIONAL INFORMATION: Absolutely no smoking, confetti, dye, or glitter of any kind is allowed in and/or on the property! Violations result in a $250 fee per occurrence. Check-out by 11:00 am; $50 fee for every half-hour interval late.

Family friendly, clean, great location!

Had a great stay with both kids and adults. Come to town for an event - choose the location due to proximity. If military - the commissary is a 3 minute drive. Comfortable beds, more than enough linen. Necessary utensils, plates, bowls, cooking supplies! Backyard was perfect to enjoy time with friends and family. Wi-Fi worked well. Felt safe in the neighborhood.

Ugh, not what we expected

Property overall suited our needs but definitely disappointing upon first impression. Driving to the location was by far what one considers ideal when taking a family trip through run down inner city neighborhoods. The street we were on felt safe, but not anywhere else as you look from outside the guarded walls of the airforce base. Pool was super dirty and so was the grill when we arrived. The owners quickly responded by sending the cleaners. The dishes were also dirty and we had to wash them before using them which is gross when you’re ready to eat your first meal.Condition of the inside was outdated but with a coat of fresh paint. Overall, grateful for the trip and had a great time in Charleston. But we would not stay here again and it was a disappointing experience for how much we were charged.
