Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.

Pets must be registered prior to check-in. Evidence of pets unregistered pets will result in a $250.00 fine charged to guests. Pet fee is $125/pet with complete up to date vaccination records.
《 PET ETIQUETTE》
Pet rules must be respected. Pets shall only potty outdoors and/or in the designated areas in the community. Guests found disrespecting the community policies may be fined and/or may have their reservation cancelled without refund.
《 NO PARTIES》
There is a $1000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.
《 NO UNREGISTERED GUESTS》
All guests must be registered for liability purposes.
➤A surcharge of $50.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**
《 SECURITY CAMERA 》
Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking and a fine of $500 is applicable. This security camera captures activity Outside of the unit only.
《 CHECK-OUT TIMES 》
Check-out times are firm unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
➤$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.
《 GARBAGE 》
Garbage is to be thrown out in a sealed bag in the trash chute on your floor. Garbage is not to accumulate in the unit and is not to be disposed of anywhere else in the building and community amenities. Be sure to breakdown all boxes and seal all bags. Soiled trash, like pizza boxes, cannot be recycled. The trash cans in the parking garage and amenity spaces are for loose trash only. Disposing of Large Boxes and Large or Irregular Items: Trash can be disposed of in the trash rooms on the southeast corner of the building. Be sure to breakdown all boxes and seal all bags.
《 LOCK ALL WINDOWS & DOORS 》
Please lock all windows and doors if you are not home and upon check-out.
《 LIGHTS 》
Please turn off lights when not in use. Please make sure all lights are turned OFF at the time of check-out.
《 SHOES》
Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.
《 COMMUNITY POLICIES & RULES 》
We appreciate guests who value maintaining the integrity of the building community and its rules and policies. By confirming this reservation, you comply to respect any written apartment rules and community policies, including instructions for care of our property. Any substantiated complaints from the building may result in fines and/or cancellation of your reservation without refund.

➤Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.

A REFUNDABLE SECURITY DEPOSIT OF $200 WILL BE COLLECTED AT THE TIME OF BOOKING. Lost keys and fobs are subject to a replacement fee of $200 for keys and $200 for fobs. Please return keys and fobs to the lock box at the time of check-out. Key and fobs that are not returned into the lock box on the door frame of the unit will be deemed lost and may be subject to replacement fees. Please ensure the lock box has been closed securely.

Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.
All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.
Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.
Please note that all additional fees must be paid first before an extension is confirmed
We do not allow mail or package delivery to our listing address for short-term stays. This is due to our inability to accept responsibility for locating your package or for any items that may be missing or damaged.
