House Rules:
“Please read the full list of rules below so that there are no surprises upon arrival or throughout your stay”.
You will be staying in a luxury apartment community and not a hotel. We ask that you act accordingly and treat our space and neighbours with the same respect you would show your own.
1) No parties
We do not allow parties because these things often lead to a multitude of liability issues that threaten our permit to rent - issues with the homeowner, with the neighbourhood, with the fire department, and with the laws surrounding property management (e.g., property capacity). If this rule is broken, then you will be asked to leave without a refund since you have chosen to put our permit at risk. So, to ensure that there are no infractions of this rule, we will ask for (1) a guest list and (2) the IDs of every adult within each reservation. Obtaining these two things also helps us protect you by ensuring that the right person and the right amount of people arrive at the property.
2) Pets
Pets are permitted, but we kindly request that you inform us in advance and disclose the presence of any pets to avoid any potential cancellations. An additional Pet Cleaning Fee will be applied based on the length of your stay and the number of pets:
* 1-7 Nights: $25 per day per pet
* 8-28 Nights: $200 flat fee per pet
* 30+ Nights: $300 flat fee per pet
Please note that pet fees will be requested after the booking is confirmed. The total amount due does not include pet fees.
For the safety and consideration of others, pets must be leashed at all times when outside of your apartment. Additionally, it is your responsibility to clean up after your pet, and we recommend bringing disposal bags to maintain the cleanliness of the property, as we do not provide them. Your cooperation in adhering to these guidelines is greatly appreciated.
3) No smoking, vaping, or the like
We have state of the art smoke detectors that are hypersensitive to all vapours and gases. If the alarms in these detectors are set off, then it will notify the fire department and we will be charged $500. And if we find out that the alarm was caused by some infraction of our rules, then the person who triggered the alarm will be charged $500.
4) Leasing Office
Do not enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through our platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine. Quiet hours start at 10 PM on weeknights, and 11 PM on weekends.
5) Packages
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts.
6) Maintenance
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check-in, it will be reported to the complex staff; but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. $50 fine for not allowing maintenance staff to enter during reservation.
7) Cleaning
Our cleaning fee is based on a courteous guest (e.g., someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. 1. Mops may be left out on the balcony to sun dry and disinfect. 2. Dishwasher may be running and/or full of clean dishes.
**This home has been professionally cleaned and sanitised. For your comfort, we continue the flow of air throughout the home which may include the A/C, heater, and/or ceiling fans. These factors may slightly alter the state of the home between the time the housekeeper has finished cleaning and the time you arrive. When you enter the home, you are bringing in dust, debris, hairs, lint, and other particles. These particles may settle on surfaces within the home.**
**YOU ACKNOWLEDGE that by accessing the home, you may directly or indirectly affect the surfaces and sanitisation of the home due to the natural movement of air throughout the home.**
8) This property uses video and audio level surveillance device, Ring doorbell mounted on the entrance door. Noise detecting technology may be used inside the suite to monitor excessive noise levels.
9) Parking Decal
If you do not return or damage the parking pass, the cost is $200 to replace it. To avoid any charges, please make sure the parking pass is left in the unit before checkout.
10) Early Check-in / Late Check-out:
The standard check-in time is 4 pm, and check-out is at 10 am.
We are open to accommodating early check-ins or late check-outs whenever possible. However, please be aware that our cleaners adhere to a strict schedule as they service multiple properties and may charge us for schedule changes. Kindly inform us as soon as possible so that we can make the necessary arrangements.
For early check-ins, options are available:
* 2 pm for an additional $50
* 1 pm for an additional $75
If you require a late check-out, the option of extending until 12 pm is available for an extra $30. Your cooperation in coordinating these arrangements is appreciated.
PLEASE NOTE: - Failure to vacate the apartment by 12pm at check-out without prior approval will incur a late fee equivalent to the entire booking day. To request a later check-out, please communicate through the app, and we will approve if possible. We require names, driver's license/ID numbers, and dates of birth for all incoming reservations, as mandated by property management.

Homescape Guest Policies:
You will be staying in a luxury apartment community and not a hotel. We ask that you act accordingly and treat our space and neighbours with the same respect you would show your own.
1. Disclosure of Booking Information
Guests are strictly prohibited from disclosing that their reservation was made through a third-party platform (including Airbnb) to any building residents. Homescape is the exclusive provider of short-term accommodations in the property, and we do not want residents to think it is acceptable to list they apartments. This includes conversations with residents or the first-floor leasing office, where prospective tenants visit. Guests should refer to their stay as being in a “Homescape Apartment.”
2. Leasing Office Use
Guests may only use the leasing office for entering and exiting the building. Loitering or engaging in conversations with prospective tenants is not permitted. Each violation of this policy will result in a $500 management fee. For any questions or concerns, guests must contact Elijah directly.
3. Pet Policy
Pets are not allowed to be left unattended in the apartment at any time. Excessive barking or noise complaints caused by unsupervised pets may lead to the cancellation of your reservation. Please note that pet fees will be requested after the booking is confirmed. The total amount due does not include pet fees.
