For added convenience, the property includes a full bathroom on the main floor, a half bathroom in the basement, and a luxurious ensuite bathroom in the master bedroom. ✹Guests enter the house using an electronic keypad.
✹Before their arrival, guests are required to register with the Penn Estates HOA.
✹Best to use a car when navigating the community and the Poconos in general.
✹Outside-facing Ring security camera in use.
✹Strictly no parties permitted.
✹Maximum of 5 cars allowed.
✹Please be aware that the HOA permits only registered guests and vehicles within the area. A limit of 12 guests and 5 cars is enforced. No more than 12 guests or 5 cars may enter Penn Estates. If arranging for a private chef, they must be included in your reservation along with their vehicle. For Uber and DoorDash services, please contact us in advance to arrange clearance at the security gate.
✹For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
✹Booking party must be age 25+, and must be present at the home for the duration of the stay. No one under the age of 21 will be permitted on the property without their parent or legal guardian unless previously agreed upon in writing.

-Any food delivery (DoorDash, Uber Eats, grub hub, pizza delivery) needs to be called in to the us first so we can call in security clearance for the driver.

- No smoking of any kind insinde the home. Evidence will result in a $500 fine.

- Although you may legally purchase fireworks, it is illegal to set off.

- Firearms not permitted on premise

- Any fines received while in stay will be charged back to the primary guest.

-Late check-out and early check-in may be available for a small fee, depending on availability.

-Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

-There is a strict speed limit of 25 MPH throughout Penn Estates.

-We have a pet fee of $150 (max, 2 pets). Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.

-This property is located within a community that requires the registration of guests and vehicles for entry and access to amenities. While we will never ask for your ID, please note that upon arrival at the community gates or welcome center, staff/security may request to see IDs for validation purposes.

-Kindly note that the community may require a pet vaccination record as part of the registration process.

-Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.

-Amenity passes are provided during summer season. Kindly return it to the same spot before check-out. Lost passes will be charged $150 each. Please note that guests are not allowed to use the fitness center.

-Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction.
