Be settled in the heart of midtown and a few steps away from the famous Piedmont Park. Enjoy over 30 local restaurants by foot within 5 mins or less, 20 different bars and nightclubs located on the renowned crescent ave, 10th st and piedmont are within a short walk of 5 minutes or less. Whole foods market is less than a 5-minute walk.

Marta bus and the train station is two blocks away. This area has the most populated Bird/scooter area in Atlanta. Driving is ok but isn't needed. There are many dining, shopping, and entertainment options steps away from the property.

Your access includes the entire unit. You'll have the space entirely to yourself during your stay.

Common Questions:

Parking:

Free public parking is available on 12th Street and at the corner of Peachtree, if spaces are available. Paid parking options include a secured gated garage directly across the street or a paid parking lot one block away. Please pay close attention to all parking signage, as we are not responsible for towing.

Guests:

The listing includes accommodations for two guests. A 3rd or 4th guest can be added for $25 per night, with sleeping arrangements provided via a pullout sofa or air mattress, depending on the unit.

Building Details:

Please note this is a 3-story walk-up building with no elevator.

Overuse Policy:

If the property is found to be excessively used upon departure, a reimbursement charge of $150 will be applied.

Age Requirement & Identification:

Guests must be at least 21 years old to book. Proper identification is required for all guests, along with a credit or debit card matching the reservation name. (The card will not be billed but is kept on file for verification purposes.)
Booking Requirements:

Age: You must be at least 18 years old to book. Reservations made by guests who do not meet this requirement will be canceled.

Verification: A valid ID and a credit or debit card matching the reservation name are required for verification. Any discrepancies or suspected fraud may result in cancellation.

Deposit:
Amount: A fully refundable deposit of up to $100 is required during pre-check-in.

Charges: Any consumed food or drinks, additional cleaning beyond the standard, or damages will be deducted from the deposit. Charges exceeding $100 must be paid at checkout.

Refund: The deposit, minus any deductions, will be refunded the day after checkout and will appear in your bank within 3-5 business days.

Additional Rules:
Age Requirement: Guests must be 21 or older to book.

Quiet Hours: Please refrain from loud music or noise from 9 PM to 9 AM.

No Parties or Large Groups: A maximum of 6 people is allowed. Special occasions require host approval. Unauthorized parties will result in eviction and a $250 fine.

No Smoking: Smoking is prohibited and will incur a $250 cleaning fee and possible $250 building fine. Additional fees may apply for guest compensation or relocation.

No Pets: Pets are not allowed and will incur a $100 fee, plus damages and a $200 building fine.

Parking: Limited free street parking. Paid parking is available at $25/day in a private garage or $17/day in a nearby public lot.

Photo/Video Shoots: Commercial shoots require owner consent and additional fees ($250 for photos, $400 for videos). Unauthorized shoots will incur a $500 fine. Clubhouse, pool, and terrace shoots are available for $150/hour.

Check-In/Out:
Early check-in: 1 PM ($75), 2 PM ($50), 3 PM ($25). Standard check-in is at 4 PM.

Late check-out: 11 AM ($25), 12:30 PM ($49).
Requests made after 9 PM the night before may not be accommodated.

Theft/Damage: Missing items will be billed at cost, plus a $50 service fee. Damages will be assessed individually.

Location: If relocation is necessary, you will be moved to an equal or better unit with similar features and amenities.

Any stay over 14 nights will require a mandatory mid-stay cleaning, which will be charged in addition to the cleaning fee paid at reservation.
