King Primary Suite (Main Floor):
This serene retreat on the main floor features a King Koil Natural Jasmine Medium 14.5" Hybrid Mattress, perfect for those who prefer a medium feel with just the right balance of support and comfort. The calming blue decor, natural light, and thoughtfully curated furnishings create a relaxing space. Enjoy the convenience of an ensuite bathroom and wind down with your favorite show on the room's Smart TV.

King Bedroom (Left, Upstairs):
A cozy haven upstairs, this room offers the ultimate comfort with a Stearns & Foster Reserve RE4 EPT Luxury Plush Mattress, perfect for sinking into after a long day. The floral accent wall adds a charming touch, while the dedicated workspace with a desk and chair provides a functional area for work or study.

Queen Bedroom 1 (Middle, Upstairs):
A peaceful retreat, this queen bedroom features soft yellow and gray tones complemented by sloped ceilings for added character. The room is designed with simplicity and comfort in mind, making it an ideal spot to relax and recharge.

Queen Bedroom 2 (Right, Upstairs):
This bright and cheerful room is perfect for relaxation and family time. The inviting queen-sized bed, a Smart TV for entertainment, and a delightful reading nook complete with a plush chair, ottoman, and side table make it a guest favorite. Kid-friendly toys are also provided, ensuring little ones have a fun and engaging space.

Primary Ensuite Bathroom
Step into the spacious and luxurious ensuite bathroom, designed with comfort and relaxation in mind. This private retreat features a double vanity with ample counter space, a walk-in tiled shower with glass enclosure, and a large soaking tub for unwinding after a long day. Natural light streams through the stained-glass window, creating a warm and inviting atmosphere.

Upstairs Guest Bathroom
Conveniently located near the upstairs bedrooms, this charming bathroom combines functionality with style. It includes a granite-top vanity, a shower-tub combo with decorative tile accents, and plenty of fresh towels. A white storage cabinet provides additional toiletries for your convenience.

Half Bath (Downstairs)
Situated off the laundry room near the pool entrance, this half bath offers easy access for guests enjoying the outdoor amenities. It's the perfect spot to freshen up while lounging by the pool or using the fitness room.

- Pool and Hot Tub: The large pool features a sunbathing shelf, slide, and jumping board (no diving allowed), while the hot tub is perfect for relaxing under the stars. (Note: Pool and spa heating are complimentary when temperatures are above ~40°F. Below this, the pool and spa go into freeze protect mode and cannot be heated.). Note: The hot tub is fully functional and safe to use, though you may notice minor cosmetic repairs in the plaster from previous ground movement. A full resurfacing is scheduled during the off-season when heating can be paused.

- Playground: A fenced-in playground provides a safe and fun area for the kids to climb, slide, and play.

- Fire Pit: Gather around the fire pit for cozy evenings with s’mores and conversation under the stars. (Guests must provide their own firewood, but safety supplies are stocked by the fire pit.)

- Luxury Bedding & Blankets: Rest easy on comfortable bedding from luxury brands like Stearns & Foster and King Koil, complete with cozy blankets for the ultimate in relaxation.

- Plush Linens & Towels: Enjoy high-quality linens and towels, including sheet sets and quilts for all bed sizes, as well as white bath towels, hand towels, and washcloths.

- Well-Equipped Kitchen: The kitchen has everything you need for preparing meals, including pots and pans, cups, plates, bowls, a blender, colanders, measuring cups, mixing bowls, a toaster, and more. We also provide a starter pack of dish cloths, dish soap, dishwasher detergent, salt, and pepper.

- Personal Care Items: A starter pack of shampoo, conditioner, soap, and makeup towels is provided for your convenience.

- Laundry & Cleaning Supplies: We provide laundry detergent, dryer sheets, bleach, trash bags for both kitchen and bathrooms, and paper towels to help keep things tidy.

- Coffee Essentials: Start your morning right with both a Keurig and a traditional drip coffee maker. A starter pack of coffee grounds, filters, Keurig K-cups, sugar, and dairy creamer (powdered or single-serve liquid) is provided. Feel free to bring your favorites for your stay!

Important Notes for Guests
To ensure a smooth and enjoyable stay, here are a few things to know:

- House-Trained Pets Welcome: Bring along your furry friends with prior approval! We welcome up to two house-trained pets with a $75 fee per pet.

- Unavailable Areas: The garage, detached garage, red storage shed, basement, and locked closets in the two end upstairs bedrooms are not accessible to guests.

- Decorative Fireplace: While beautiful, the fireplace is for decorative use only and cannot be used.

- Pool Equipment: To keep everything running smoothly, guests are kindly asked not to touch the pool equipment.

Southern Hospitality & House Rules
We want you to feel at home here at Sweet Tea & Serenity, but we also value the peaceful atmosphere of our neighborhood. Please help us maintain that by keeping noise levels respectful, especially in the evenings. Parties and large gatherings are not permitted. Violations of this policy will result in a $1,500 fine and immediate cancellation of your stay.
