Speaking of exploring, heading out into the greater area will soon find you fully immersed in the spirit of the wilderness. In the warmer months, bike or hike your way through the terrain on trails for all ages and skill levels or experience the serenity of mountain golf that showcases the Fraser River, Rocky Mountain views, and native flora and fauna. Fishing enthusiasts will want to head into the river itself where brown, rainbow, or cutthroat trout might just make an appearance at your dinner table. In the winter, fresh powder is on the menu where the summit of Granby Ranch towers at over 9,000 feet with 38 trails for skiing, snowboarding, and sledding to test your skills and your limits. For a day out on the town, you’ll be just 10 minutes from all the eclectic shopping, dining, and entertainment options in downtown Granby.

Inside the home, soaring vaulted ceilings sit atop sophisticated spaces expertly curated with rustic-chic furnishings and décor to maximize your comfort and downtime. Bedroom #3 includes 2 twin-over-twin bunk beds.

Bedroom #4 includes a queen size bed and smart TV.

Bedroom #5 includes a queen size bed and smart TV.

The home also includes 2 additional full guest bathrooms, the first with a single vanity and shower/tub combo and the second with a dual vanity and shower/tub combo.

THINGS TO NOTE:
• Washer and dryer in home.
• Driveway parking available for 4 vehicles. Trailers, campers, RVs, and boats cannot be parked on the property for more than 24 hours. All vehicles must be parked in the driveway overnight.
• A hot tub fee of $20 will be required.
• This home is not equipped with air conditioning.
• This home is NOT pet friendly.
• TVs are smart TVs and can be utilized logging on to your own apps.
• Parties or large gatherings are strictly prohibited.

HOUSE RULES:
• All HOA rules must be followed, including the following: Trailers, campers, RVs, and boats cannot be parked on the property for more than 24 hours. All vehicles must be parked in the driveway overnight. ATVs, dirt bikes, snowmobiles, and other off-road motorized vehicles may not be driven on community roads or properties.
• No loud outdoor noise is permitted between 10 p.m. and 8 a.m. daily.
• Outdoor lights should be turned off by 10 p.m.
• Guests must adhere to all county fire bans. Fireworks are NEVER permitted.
