Centrally, located in Chandler with private pool and new hot tub. The 3 bedroom+office/2 bathroom home has stylish yet comfortable southwestern furnishings throughout. It is extremely spacious with a fully stocked kitchen, large flat screen TV's, indoor and outdoor lounge and dining areas, pool, hot tub, AC, washer and dryer. Completely private backyard for taking in the Arizona sun and just minutes from downtown Chandler, Tempe and Gilbert.
The home has a dedicated work/office space off the main bedroom and the perfect reading nook to take in the morning sun on the day bed. The backyard is a private oasis with lots of space to enjoy the sunrise and sunset!

The house has keyless entry, for which you will receive your own personal code for check-in the day prior to arrival.
This is NOT A PARTY HOUSE!! No loud or disruptive behavior will be tolerated and neighbors must be respected at all times.
Absolutely no smoking in the home at any time. $1000 fine applies for any signs of smoking.
This property has video surveillance at the two front entrance points to ensure the safety and security of all guests. There are no cameras inside the home or in the back private yard.

Quiet hours are 10 PM to 8 AM . No loud outdoor activity during these hours.

IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona recently enacted a state law §33-1806.01 / §33-1260.01 which enables cities and HOA's to obtain information about short-term renter's contact data, group composition, and vehicle data.
An online occupancy portal has been established to make the process of providing your group's information easy, and to take very little time.
* The primary renter must be 25 or older. ID verification is required for all renters.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy is required prior sending out arrival information.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting vehicle(s) and/or using ride-share services.
* Facilities Use Safety Notice & Indemnification.
All renters are required to read and digitally sign a one-page Safety Notice designed to ensure that everything possible is done to help people occupying the property to stay safe during their stay. (REQUIRED)
* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.
* Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.
(a) Time Change Policy: All changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved by your Host. All arrival and departure time change requests must be requested in advance on your online occupancy portal. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.
(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.
Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
