- Respect the Property: P treat the home with care, just \as you would your own.
-- Check-in/Checkout:
- Check-in: After 4:00 PM
- Checkout: Before 10:00 AM
- For early check-in/late checkout, prior approval is required, and additional fees may apply.
- Maximum Occupancy: 8 guests maximum. Exceeding this limit may result in eviction without refund.
- Parking: Park only in designated areas. No street parking. Illegally parked vehicles may be towed at vehicle owner's expense.
- Age Requirement: Must be at least 25 years old to rent.
- No Pets: No pets allowed. Violation will result in immediate eviction and additional cleaning fees.
- Quiet Hours: To respect our full-time neighbors, please keep noise levels down between 10:00 PM and 7:00 AM
- No Parties/Events: No parties, events, or commercial filming. Violation will result in cancellation with no refund.
- No Smoking/Vaping: Smoking, vaping, or use of illegal drugs is prohibited inside and outside the home.
- Fireworks/Open Fires: Not allowed on the property at any time.
-Trash Disposal: Please use the designated outdoor containers for all trash. Do not leave any waste behind, including items in the fridge- Grill Use: Only use the provided propane BBQ. Charcoal and personal grills are prohibited.
- Damages: You’re responsible for any damage caused during your stay and must reimburse the owner for repair/replacement costs.
- Homeowner Access: Homeowner or representative may access the property for repairs/inspections with reasonable notice.
- Liability: Guests assume all risks and release the owner from liability for accidents, injuries, or illnesses.
- No Refunds for Mechanical Failures: No refunds for issues with equipment, pests, or natural events.
- Acts of Nature: Understand that weather-related conditions may impact your stay (e.g., snow, road closures, power outages). No refunds will be provided for such events.
- Power Outages: Common in Big Bear. These are outside our control and may last a few minutes or hours.
- Snow Removal: Snow removal occurs once snow reaches 4 inches. You may need to shovel to park if snow removal hasn't been done yet.

- Eviction: Guests who engage in disruptive or unlawful behavior may be evicted without a refund and may also be subject to city-issued citations

After booking, you can choose between a quick and easy virtual check-in or an in-person check-in—whichever you prefer!
- Virtual Check-In: Simply verify your ID and agree to the same house rules listed on Airbnb, all from the comfort of your phone.
- In-Person Check-In: If you'd rather check in face-to-face, we’re happy to accommodate.
