1. **No Smoking**
This is a strict no-smoking unit. Smoking is not allowed inside the apartment nor on the balcony, this is a No smoking residents. A fee of $500 will be charged for cleaning if smoking occurs.
2. **No Parties or Events**
No parties or large gatherings are permitted. Please be respectful of the neighbors and avoid loud noises, especially after 9:00 PM.
3. **No Unregistered Guests**
Only the guests listed on the reservation are allowed to stay overnight. Any additional guests must be approved beforehand. Extra guest fee Will be added to your account and penalized
4. **Respect the Furniture and Appliances**
Please treat the furniture, appliances, and decor with care. Any damage to the property or its contents will result in a fee for repair or replacement.
5. **If You Break, Damage, or Take Anything**
If any items are broken, damaged, or missing from the apartment after your stay, you will be required to pay the full replacement cost for each item.
6. **Keep Common Areas Clean**
If using common areas or shared amenities (gym, lounge, pool, etc.), please clean up after yourself and follow any posted building rules.
7. **Kitchen Use**
Feel free to use the kitchen, but please clean up after cooking. This includes returning everything to its original place.
8. **Trash Disposal**
Dispose of trash properly by using the designated bins in the apartment and following the building’s guidelines for trash and recycling disposal.
9. **Air Conditioning & Energy Conservation**
Please turn off the AC, lights, and appliances when not in use or when leaving the apartment to conserve energy.
10. **Pets**
Pets are not allowed. A pet violation fee will be charged if this rule is broken.
11. **Balcony Use**
Please do not hang towels or clothing on the balcony railing. Be cautious of any items left outside, especially on windy days.
12. **Quiet Hours**
Quiet hours are from 9:00 PM to 9:00 AM. Please be considerate of the neighbors and keep noise levels down during this time.
13. **Check-In/Check-Out Times**
Check-in is at [time], and check-out is at [time]. Please adhere to these times unless otherwise arranged.
Optional Add-Ons & Fees:
• Early Check-in (before standard check-in time): $135
• Bag Check (luggage storage): $80
• Late Check-in (after 9 PM): $135
• Extra Late Check-out (11 AM - 2 PM): $150
14. **Key Card Replacement Fee**
Lost or damaged key card will result in a replacement fee of $500. Please make sure to leave the key card in the room on the kitchen counter at check-out. $50 for us to come and open your room if you lock your key inside your room. Keep keys on you at all time.
15. **Report Damages Immediately**
If anything gets damaged or stops working during your stay, please let me know immediately so I can address it. There will be Fees charged to your credit card for anything broken or stolen, if item break, please report damages to me immediately so we can resolve issue.
16. **Valet Parking**
If you use valet parking, please follow building guidelines. The fee for valet is around $75 per night paid to the valet. If you need alternative parking suggestions, please contact me.
17. ** Spa/ Sauna
If you’d like to use the spa & sauna rooms, you’ll need to pay $50 day pass paid to the Spa that will allow you to access the spa/sauna. ONLY if you’d like to go to the spa, if you do not wish to go to the spa, you do NOT have to purchase a spa day pass (totally optional)
18. ** Needing assistance from host in person**
reach out to our team and give us up to 2 hours to arrive and address any issues (regarding key cards, parking, any malfunctions, etc.. anything)
