Vacation every day on a beautiful Lake in a luxurious Mediterranean home! Entertain inside this gorgeous open concept beauty or enjoy a private outdoor relaxing space by the jacuzzi hot tub and infinity pool (with optional heating!) . This home features a huge primary bedroom downstairs and 3 bedrooms up plus a massive game room! Relax on the porch looking over the lake with a cup of coffee or glass of wine. Wonderful attractions, NASA and the Kemah Boardwalk, are just a few minutes away.

There are 2 king size bedroom suites and 4 queen size beds, and one additional bunkbed. There is a stand up, walk-in shower and elegant tub in the master, one guest bathroom downstairs, and two additional full bathrooms upstairs. In all bathrooms, shampoo/conditioner/soap will be provided.

There is an 80'' flat screen in the living room, and large 60" TVs with Roku app features in EVERY room. Enjoy premium surround sound throughout the home when watching your favorite movie. Enjoy Roku TVs with tons of streaming apps for your entertainment.

Fully equipped kitchen with stainless steel appliances. Feel free to use any of the pots/pans/cooking utensils/seasonings found in the kitchen.

Front-load washer and dryer available for your use throughout the stay.

The pool is PRIVATE and pool heating is optional for a fee of $125/day. These amenities are for your exclusive use throughout your stay. The back yard is fully fenced. Though the pool is private, we still have neighbors. Please be considerate when outside the home when it comes to noise late at night. -NO PARTIES!! Any signs of a party will result in automatic removal with NO REFUND. Quiet hours are from 10PM to 8AM the next morning.

**All of these premium features are just that. The comfort of renting an airbnb as such, with a full kitchen, private space and pool vs renting an average hotel come at an additional cost. Please keep in mind that it takes quite a bit for upkeep and the prices are set based on supply/demand. We do not offer additional discounts on top of the already reduced rates. Guests will have complete access to all areas on the property. There is parking space on our driveway and along the street.

Please park your vehicle is in the same direction as the traffic, if parking on the street.

Other things to note
We do charge a refundable deposit fee if $500-$1k per stay in most cases! The actual deposit cost will depend on your circumstances. This is meant to be a holding deposit (similar to a hotel) that will be refunded automatically after your stay and is not meant to be an additional charge.

Know Before You Go:

- As part of our compliance with city ordinances and the global party ban on major travel booking sites, a strict maximum occupancy of 12 guests is in effect for this listing (this includes temporary visitors you may invite to the house). If you’re planning to invite additional friends or family to visit during your stay, please notify us ahead of your visit. Visitors are kindly asked to return home before midnight each night to avoid extra headcount fees. Failure to notify the host an event or gathering on the property will result in immediate eviction and total loss of your deposit (which is no fun for anyone, so please notify us!).

- Smoking is not permitted in the house.

- Neighborhood quiet hours are 9pm-9am, but you're welcome to use the outdoor amenities (quietly) until 11pm.

- The pool will be cleaned most Wednesdays, and the automated pool vacuum is scheduled to clean everyday starting at 8am-12pm.

- The lawn is serviced on Wednesdays during growing season.

- Our Jacuzzi takes approximately one hour to heat from cold, depending on the time of year.

- The heated pool takes 4-6 hours to reach tepid temperatures and up to 24 hours to fully heat.

ADDITIONAL FEES/CHARGES:

**It is an additional $125/per day to have access to the pool heater and jacuzzi. This is our fee structure for the extra amenities!
Pool heating is $125 per day if the lowest forecast temp during your stay above 60° f.
Pool heating is $150 per day if the lowest forecast temp during your stay is between 50° f & 60° f .

**Guests can request late check-outs for a $100 fee within 1 day of departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before this window. Late checkouts will not be allowed past 12pm.
This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives.
** Unapproved late check-out will incur $300 charge.

- An outdoor grill is available for use during your stay. We kindly request that guests clean the grill before and after use to avoid build up and rust. Our cleaning staff will deep clean the grill, but are not responsible for regular cleaning. Propane tank(s) are provided but should it need to be refilled, guests may take it to a nearby store to be exchanged.

- Our properties are professionally serviced regularly for pests and insects, but the population increase dramatically in the summertime, especially around water sources. We ask your understanding if you should notice one. Feel free to contact us with any concerns.
House Rules:
Please read and agree to all house rules before proceeding:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word "JOY" to confirm your agreement.

PETS

Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.

VERIFICATION AND INCIDENTALS:

To ensure compliance with legal requirements and building security, we kindly request the following during the reservation process:

-Provide a copy of your official government-issued photo ID.
-Confirm your contact information.
-Complete our verification portal, which may include a criminal background check.
-Please note that this information is collected solely for screening and verification purposes and is not stored or used for any other reason. -Additionally, all guests must agree to our Terms of Service governing the stay.

By completing the reservation, you agree to the following terms:

-You are bound by the terms and conditions of the rental.
-You acknowledge the requirement to provide a valid government-issued ID before check-in.
-You understand that a background check may be necessary as mandated by the property management or building, in accordance with the rental agreement and booking conditions.
-Your check-in instructions may be withheld until you have successfully completed our verification process.

INCIDENTAL HOLD FEE:

We also require a refundable incidental hold fee, ranging from $500 to $1,000 per stay. The specific amount depends on individual circumstances. This deposit acts as a holding fee, similar to those commonly found in hotels, and is not an additional charge. It will be automatically refunded to you within 3-5 days after your stay.
