**Any violation of house rules will lead to cancellation without notice or refund.
1. Smoking is NOT allowed anywhere on the premises. This includes inside the apartment, back patio, shared outdoor spaces and lounge areas, and driveway.
2. People other than those listed in the booking may not stay overnight in the property. The Host has not represented this unit as an event facility, therefore, there is a limit to the number of any visitors (in addition to the booked guests) at any one time. For additional visitors, please inquire with the host.
3. The Host is not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
4. Host allows children with the following stipulations: - Guests are responsible for any and all necessary 'baby proofing'. - Children must be supervised by an adult at all times.
5. Do NOT flush anything other than toilet paper (even if it is “flushable”.) Any damages caused to the plumbing system as a result of improper use will be at the expense of the guest.
6. Pets MUST be disclosed to the host. An additional cleaning fee will apply if pet waste is not disposed of properly.
7. The cleaning fee is strictly for the property at a moderate/average cleaning level. Any cleaning that requires excessive time to be spent, cost us more per our cleaners guidelines and will be charged additional to the guest shall the property be left in a excessive state.
8. NO GLASS BY THE POOL OR THERE WILL BE ADDITIONAL FINES.
9. For the enjoyment of others, we ask all guests and residents to keep outdoor noise
levels at minimum.
10. Speed Limit 25 MPH in community
11. Vehicles will be towed if parked on the grass, blocking sidewalks, pedestrian
walkways, parking signs, fire hydrants, dumpsters/Open Tops and neighbors’
driveways.
11. Any and all all-terrain vehicle are not allowed within the community. This includes
Quads, golf carts, scooters, slingshots or mini motorcycles.
12. Overnight parking is not permitted at either the Oasis/Retreat Clubhouse
13. RAMCO Security Patrol from 4PM – 4AM. Security Dispatch
14. Place all household trash inside a trash bag in the provided container/trash bench
before 7 AM. Trash is picked up daily, promptly at 7 AM with PG Services for the Retreat and
Condominiums 1, 2, 3 and 4.
 DO NOT PLACE TRASH BAGS OR ANY BULK ITEMS ON THE CURB.
 Any loose trash in the trash bench will not be service that day.
 Any Bulk items services will need to be requested prior. You may use any third party
vendor or contact PG Service
Fee will be charged:
 There are many cameras within the community, please do not place any trash on the
neighbors’ property, dumpsters or anywhere else.
15. The pool is serviced and there will be someone coming in the lanai to do this. They must be allowed to enter.
16. The game room contains various electronic games, which may occasionally malfunction. Please be aware that this possibility does not qualify for a refund or a negative review under our house rules. We want to be transparent about the nature of electronic games, as they can sometimes experience issues.
