Any violation of these house rules may result in immediate cancellation of the reservation without prior notice or refund. By confirming this booking, guests agree to abide by all house rules, terms, and conditions listed.
1.) No Smoking: Smoking is strictly prohibited anywhere on the premises, including inside the apartment, back patio, shared outdoor spaces, lounge areas, lanai, and driveway.
2.) Guest Limit & Visitors: Only those listed on the booking are allowed to stay overnight. The maximum number of overnight guests is 16. This property is not an event facility, so there is a limit on additional visitors. For any visitors beyond those staying overnight, please inquire with the host in advance.
3.) Liability: The host is not responsible for any accidents, injuries, or illnesses that occur on the premises or its facilities. The host is also not liable for the loss of personal belongings or valuables. By accepting this reservation, all guests assume the risk of any harm arising from their use of the premises or that of others whom they invite.
4.) Children: Guests are responsible for any necessary “baby-proofing.” Children must be supervised by an adult at all times, especially in outdoor and pool areas.
5.) Toilet Use: Only toilet paper may be flushed. Do not flush any other items, even if labeled "flushable." Any plumbing damage from improper use will be charged to the guest.
6.) Pets: Any pets must be disclosed to the host prior to check-in. Guests are required to properly dispose of pet waste, and additional cleaning fees will apply if waste is not managed properly.
7.) Cleaning Fee: The cleaning fee covers standard cleaning. Should the property require a deep clean beyond customary expectations, additional charges will apply if the property is left in an excessive state.
8.) Wear & Tear: The home may show typical wear, such as worn carpets, faded curtains, missing blinds, or minor wall scuffs. No refunds will be given for expected wear and tear.
9.) Pool Rules: No glass is allowed by the pool area; violations will result in additional fines.
10.) Quiet Hours: Quiet hours are from 10 PM to 7 AM. For the comfort of others, please keep outdoor noise to a minimum during these hours.
11.) Parking: Vehicles must be parked in designated areas only. Parking on the grass or blocking sidewalks is prohibited and may result in towing at the guest’s expense.
12.) Management & Maintenance: This property is privately owned but managed by AirLuxe Management. We address major equipment or appliance issues during business hours. Refunds cannot be issued for maintenance issues, but we work diligently to resolve them quickly.
13.) No Refunds for Service Interruptions: Refunds are not issued for issues outside our control, such as weather, early check-out, or maintenance interruptions. In cases of severe property damage or sale, AirLuxe Management reserves the right to substitute the accommodation with similar or superior lodging nearby, if available.
14.) Pool Liability: AirLuxe Management, the property owner, and any homeowners association are not liable for injuries or damages resulting from the pool or any area inside or outside the home. Swimming is at the guest’s own risk, and children must be supervised. Absolutely no diving is allowed.
15.) Customer Support: Report any issues to us within 24 hours. During business hours, we address guest requests, prioritizing emergencies like AC issues, water leaks, and access problems. Only emergencies will be responded to between 5 PM and 9 AM; non-emergency calls after hours may incur fees if a staff member attends in person.
16.) Lost and Found: Items left at the home (if found) will be kept for 30 days. After 30 days, they are donated.
17.) Pool Service: The pool is serviced regularly; the team must be allowed access to the backyard.
18.) Lawn Service: The lawn is serviced, and the team must be allowed access to the backyard.
19.) Pest Service: Pest control is regularly serviced; the team must be allowed access to the backyard.
20.) Wildlife: Due to Florida's subtropical climate, critters like palmetto bugs and small lizards are common and do not indicate a cleanliness or infestation issue. We take proactive measures, including monthly pest control, to keep these out of your space, but occasional sightings may still happen, especially in warm or rainy weather. By booking, guests agree that the appearance of native wildlife does not impact the cleanliness, safety, or enjoyment of their stay and cannot affect the property rating. Our team is available to address any concerns as quickly as possible.
21.) Game Room: The game room contains various electronic games, which may occasionally malfunction. Please be aware that this possibility does not qualify for a refund or a negative review under our house rules. We want to be transparent about the nature of electronic games, as they can sometimes experience issues.

23.) Community Rules:
Speed Limit: 25 MPH in the community.
Parking: Vehicles will be towed if parked on grass, blocking sidewalks, or pedestrian walkways.
No All-Terrain Vehicles: Includes quads, golf carts, scooters, slingshots, or mini motorcycles.
Clubhouse Parking: Overnight parking is not permitted at either the Oasis/Retreat Clubhouse.
Trash: Place all household trash inside a trash bag in the provided container before 7 AM. Trash is picked up daily at 7 AM. Do not place trash bags or bulk items on the curb.
Security: RAMCO Security Patrol operates from 4 PM – 4 AM.
Failure to comply with these rules may result in violations or fines.
