★ This is a cabin in the mountains so there is not central air or air conditioning. There are fans and a ceiling fan. In FairPlay/ Park county this is typical being in the mountains.
★ Early check-in: If the house is available, we may be able to accommodate early check-in (earliest at 12 PM) for a $50.00 fee.
★ Dogs: We are happy to welcome your dogs! To maintain a clean and comfortable space for all guests, we charge a pet fee of $100 for the first dog and $50 for the second. If you plan to bring two dogs, please contact us before booking, as the second dog requires approval.
★ The cabin is on 5 acres and there are no window treatments on the first floor living, dining or kitchen since it is on 5 private acres. There are window treatments on all bedroom windows and privacy glass in bath.
★ All roads, including city, county, and the road to our house, are plowed and maintained. We recommend 4-wheel or all-wheel drive.
April-May (Mud Season): Heavy rain can make the driveway and other areas muddy. Wear boots, as mud can be deep. We recommend 4-wheel drive during winter and spring; any vehicle is fine in summer and early fall.
★ Altitude: At ~10,000 feet, hydrate and wear sunscreen. Acclimate by drinking plenty of water and resting the first day or two to avoid altitude sickness. Consult your doctor if you have health concerns.
We'd like to take a moment to share our House Guidelines which are designed to ensure everyone's safety and comfort for all our guests! These are common practices that help us provide a welcoming space for everyone.
★ Must be at least 21 years old.
★ No parties, gathering, illegal substances and undeclared guests.
★ No Smoking. Guests can smoke in the outside, but we simply ask that you pick up the cigarette butts and don't let the smell whiff inside the house.
★ Please do not eat and drink in the bedroom.
★ Quiet hours are observed from 10:00 PM to 8:00 AM.
★ We pay our cleaners fairly and they have a big job to turnover the unit and sanitize. Your appreciation for their hard work can be shown by not leaving excessive mess behind. Please check out by 10 AM. Unauthorized late check out may cost $50 for every 30 minutes that they wait outside.
★ Dogs are welcome but please know our cleaners work very hard to ensure sanitary stay, and as fellow pet owners there are a few rules.
> Keep off all furniture and bedding
> Must be house and potty trained
> Pick-up and dispose of all waste
> If your dog is a barker while you're away, consider crating or making other arrangements
> Please do not let the dog off leash in public and unfenced area
★ if you used the grill please make sure you clean it and put the cover back on.
Trash:
★ Every Tuesday is the trash pick-up day. If you stay includes Monday, we ask your cooperation in bringing your bagged and tightly secured trash in the bin Monday evening. Otherwise, please make sure to take all the trash to the bin and close it before your departure.
Please do not leave the trash on top of the bin or anywhere outside to prevent wildlife access.
Safety:
★ Exterior cameras only. At entrance of driveway and exterior front/ exterior back. All cameras are outside the home for the safety of our guests and to observe the wildlife. Cameras are on and recording 24/7.
★ Sign the Rental Agreement.
★ Septic Tank - Our cabin uses a septic system for plumbing. Please flush only toilet paper down the toilets. Avoid flushing wipes, feminine products, paper towels, or any other items, as they can cause blockages and damage. Do not put food/drink down the sink. Guests will be responsible for repair costs if these guidelines are not followed.
★ Fire pits are banned in all of Fairplay for short-term rentals. If you are caught burning or if a neighbor reports it, you will be responsible for a hefty fine, and our rental license may be revoked.

A: I would recommend all wheel or 4 wheel drive but many people live their year around without it.
Q: Can we bring a trailer?
A: Please message us first. The cabin is situated on 5 acres with a private drive, offering parking for up to three cars or space for an Airstream or camper trailer. Horses are allowed as well but we do not have a stable or shelter for horses.

A: Yes. There are bears, moose, deer, elk
Q: Should I be worried about the bears?
A: No, but take precautions. Never leave food or drinks outside or in your car.

A: Unfortunately, no. There is a strict fire ban in Park County and one small innocent s'more fire could lead to a forest fire and pure destruction.
Q: what about the high altitude?
A: At 9600 feet, the oxygen is much thinner and your body just doesn't get the amount it needs. Remember to stay hydrated, eat foods that digest easy (complex carbs, low-fat, low-salt), don't overtax your body and be mindful of the sun. It's a good idea to head to the nearest medical clinic if your headache is persistent, you are vomiting or even just have prolonged nausea. An ounce of prevention goes a long way up here in the beautiful Rocky Mountains!

A: No. Plower does not so you are responsible for shoveling.

A: you need to put all trash inside the bear proof container at end of drive and secure lid so no animals can get into the trash can. Trash pick up is on Mondays or Tuesday. Trash must be put out by 7:00 am. Leave trash can in designated area.

Q: Are there stairs leading into the house at both entrances? Or is there an entrance that can be accessed with a wheelchair?
A: The front entrance has a slope and then you walk up the stairs to the deck to access the front door. The back has a back deck where you would have to get the wheelchair up the one step. Not ADA entry doors.
Q: What's the direction to the pond?
A: You'll enter the neighborhood and follow the signs that say National park. It is directly to the right. Instead of taking a left to get to our house, go straight once you enter from 285.
Q: When will I receive the check-in instructions?
A: Please make sure to sign the agreement. If signed, your check-in instructions will be sent within 24 hours prior to arrival.
