IMPORTANT: This Rental Agreement must be digitally signed as part of the pre-arrival process. By proceeding with the reservation, the Guest confirms their agreement to the terms outlined herein. Failure to sign this Agreement will result in denial of check-in, and any resulting cancellation will be subject to the standard cancellation policy.

Short-Term Rental Agreement

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{your booking date}} between the following:
Guest: {{your name}} (“Guest”), and
Host: Premium SmartStay Home Rental L.L.C (“Host”).

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall not exceed a total of {{number_of_guests}} guests. Individuals shall only be authorised to enter the Premises if a copy of their passport and their email address (needed for Keyless entry) has been received by Host and Host confirmed approval in writing. If unauthorised guests are found on the Premises, a fee of 250 AED per guest per day shall apply, and this Agreement will be subject to termination by the Host.

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

PEACEFUL ENJOYMENT. Guests are expected to maintain a peaceful environment for the enjoyment of all residents in the building. This includes limiting noise levels to under 80 decibels. Parties, events, and unregistered guests are strictly forbidden. If a violation is detected, for instance, due to complaints from other residents, the guest will initially receive a warning message. If the violation continues beyond this warning, a fee of AED 500 will be levied for every subsequent 10-minute interval of the continuing violation or for every new instance of such a disturbance. During designated quiet hours, all forms of music are strictly prohibited. Non-adherence to these rules may lead to immediate termination of this Agreement.

KEYS. Guest shall be given the appropriate access cards to access the apartment, building or its facilities. Guest shall leave all access cards on the dinner table before check-out and send Host a picture for confirmation. If lost by the Guest, an AED 500 recovery fee per access card will be applied.

EARLY CHECK-IN. The standard check-in time is at 4 PM. Early check-in requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 100 per hour will be charged for this convenience.

LATE CHECK-OUT. Late check-out requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 100 per hour will be applied. The standard check-out time is 11 AM, with a grace period of 20 minutes. After the grace period, if no late check-out has been agreed upon, a fee of AED 50 for every additional 10 minutes will be charged.

PETS. No pets are allowed on the Premises. If the Guest is found to have pets on the Premises, an AED 3500 fee shall be applicable, and this Agreement and any Security Deposit shall be forfeited.

SMOKING POLICY. Any and all forms of smoking shall not be permitted on the Premises on the balcony or in the hallways of the building. This includes vapes, weed or other illegal substances. There is an AED 3500 fee if any cigarette, smoke residue, smoke odour, or other traces are found.

GUEST RESPONSIBILITY. The signing Guest assumes full responsibility for the actions and behaviour of all individuals present at the property during the Lease Term. This extends to any damages, violations, or disturbances caused by any of these individuals. The Guest will bear any costs associated with these incidents.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process, due in full before check-in. Payment must be made in full to ensure availability.

SECURITY DEPOSIT. If applicable, the Guest shall pay the Security Deposit amount as detailed in the booking process upon the execution of this Agreement. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement and shall be returned within a reasonable amount of time. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

TERMINATION. The Host has the right to enter the Premises for housekeeping, maintenance and inspection purposes. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with local law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready-to-rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest, bearing in mind that Host will provide a regular cleaning. The Guest shall pay for direct and indirect damages (like maintenance, replacement of damaged or missing items, excessive cleaning and repairs) should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct the costs of said services from any Security Deposit prior to a refund or deduct from the registered credit card if the Guest causes damage to the Premises or its furnishings.

REPORTING DAMAGES AND ISSUES: The Guest is required to immediately report any damages, stains, or any other issues noticed upon check-in or at any point during their stay. Prompt reporting enables us to make arrangements for replacement or repair, ensuring a seamless experience for the next guest. Please note that by reporting these concerns, you are authorising us to enter the premises to rectify the issue.

TRASH. Upon checkout, Guest shall place trash neatly in the bins. If there is any excess, the Guest shall dispose of it in the refuse on of the building.

USE OF PREMISES. Guest expressly acknowledges and agrees that this Agreement is for transient occupancy of the Premises and that Guest shall not make the Premises a residence or household nor use the Premises for commercial use. The guest is not a tenant and waives any potential tenant rights.
