1. Rental Payment:
The Guest agrees to pay the total rental fee 50% collected at booking and 50%
collected 90 days prior to check-in date.
2. Security Deposits:
Included in the rental fee is a refundable security deposit to be refunded within 10 days
of check-out, subject to any deductions for damages.
3. Cancellation Policy:
The cancellation policy is as follows: A full refund if canceled before 90 days or more
before check-in. A 50% refund if canceled 90 to 30 days before check-in. No refunds will
be issued less than 30 days prior to check-in.
4. Check-in/Check-out:
Check-in time is 4:00 pm central on the specified check-in date.
Check-out time is 10:00 am on the specified check-out date.
5. House Rules:
NO Parties.
The Guest agrees to adhere to the house rules provided by The Living Company
Property Management Co. defined herein and located inside the property in the guest
book.
6. Occupancy:
The Guest agrees to adhere to the property’s maximum occupancy of X amount of
guests, as defined in the rental listing. Overcrowding will result in forfeiture of damage
deposit and may result in eviction without a refund.
7. Pets and Smoking:
IF pets are allowed at the property. - If you have pets: Included in the total rental
amount is a NON-refundable pet fee. If it is determined that you brought pets but did
not pay a pet fee your damage deposit will be forfeited.
Pets are NOT allowed on the furniture. If it is determined your pet(s) were on the
furniture your damage deposit will be forfeited.
Pets may NOT be left inside unattended unless they are caged or enclosed in a closet
or laundry room.
Smoking is Not Allowed inside the property. If it is determined that smoking inside
occurred your damage deposit will be forfeited.
8. Maintenance and Repairs:
Guests agree to report any damage or maintenance issues promptly to the
Management Company.
Guests agree to maintain and care for the property as if it were their own ensuring the
cleanliness and quality of the property.
Guests agree to keep all doors and windows closed while the HVAC is running and to
close any outdoor umbrellas after every use.
At The Living Company Property Management Co. we strive to maintain high standards for
all our properties to ensure an enjoyable experience for every guest. To protect our homes
and maintain the quality of our properties, we have implemented the following damage
policy:
8a. Accidental Damage Protection
We understand that accidents can happen. For this reason, each reservation includes a
refundable Accidental Damage Protection Fee of $300, which covers up to $300 in
accidental damage to the property during your stay. Any damage exceeding this amount
will be the responsibility of the guest.
8b. Reporting Damages
Guests are required to immediately report any accidental damage or breakages to the
property management team. Failure to report damages may result in additional charges,
including the cost of repairs or replacements and administrative fees.
8c. Intentional Damage or Negligence
Any intentional damage, gross negligence, or violation of the property rules (e.g., smoking
inside, unauthorized parties, pets, or excessive occupancy) that leads to damage will not be
covered under the Accidental Damage Protection Deposit. In such cases, the guest will be
held responsible for the full cost of repair or replacement, as well as any associated
expenses (e.g., lost rental income, legal fees).
8d. Damage Assessment
Following check-out, the property will be inspected by our maintenance team. If any
damage beyond normal wear and tear is found, we will notify you within 10 days of your
departure with a detailed damage report, including photos and a breakdown of the repair
costs.
8e. Pre-existing Damages
Upon arrival, guests are encouraged to inspect the property and report any pre-existing
damage within 24 hours of check-in. Failure to report damage may result in the guest being
held responsible for pre-existing issues.
8f. Unauthorized Charges
Guests agree that any damage not covered by the Accidental Damage Protection Deposit
may be charged to the payment method on file. This includes costs for repair or
replacement of damaged property, as well as additional cleaning fees if the property is left
in an unsatisfactory condition.
8g. Dispute Resolution
In the event of a dispute regarding damage, we will work with you to resolve the issue
amicably. If necessary, we will provide documentation and a detailed breakdown of the
costs.
By confirming your reservation, you agree to the terms and conditions outlined in this
Damage Policy. We appreciate your understanding and cooperation in helping us maintain
the quality and comfort of our vacation rentals for future guests.
9. Liability:
The Living Company Property Management Co., or the property owner is not
responsible for any accidents, injuries, or losses that occur on the property or while
using any items provided by the seller or property manager.
10. Termination:
The Living Company Property Management Co. and the property owner reserves
the right to terminate this agreement and evict Guests in the event of a violation of
terms.
11. Acknowledgment:
By using the door code provided on the day of check-in, guest acknowledges that
they have read and understood the terms and conditions of this Agreement and
agree to abide by these terms and the house rules while occupying the property.
