Welcome to paradise! Unwind by the pool, soak in the hot tub, relax w/ family & friends in our private outdoor patio & serene entertaining spaces inside. Open floor concept house w/ welcoming living room, large dining room, chef's kitchen, billiards/game room w/ TV, reading room, & more. 4 bedrooms, 5 beds, 2.5br, 2 couches - including Primary w/ King+Ensuite br. Close to Rye/Greenwich/White Plains/Rye Beach/Playland/Capitol Theatre/Parks/Shops/Restaurants/Easy highway access.
The space:
Welcome to our suburban resort-style paradise! We're excited to share our beautiful home with you. Whether you're looking for a relaxing getaway or a fun-filled family vacation, our home has it all. Here's what you can look forward to during your stay:
Main Level:
Our main level is designed for comfort and entertainment. The open floor concept ensures great flow throughout the space. The living room, with its large TV, high-quality sound bar, and super comfortable reclining sofa, opens up to the stylish dining room and luxurious kitchen. The kitchen is fully updated with state-of-the-art LG appliances, a gas oven and cook range, microwave, coffee maker, dishwasher, wine fridge, and a large island with a beverage sink. It's perfect for cooking and entertaining large gatherings of family and friends. Adjacent to the kitchen is our billiards room, complete with a pool table, TV, and a variety of games to provide numerous entertainment options for you and your family & friends. We also have a thoughtfully decorated reading room where you can unwind and unplug.
Upper Level:
Upstairs, you'll find our four spacious bedrooms, designed to provide restful sleep and comfort. The primary bedroom features a king bed, ensuite bathroom, and a walk-in closet. We have three comfortable guest bedrooms, each offering plenty of natural light and ample closet space. The guest rooms include one with a queen bed, another with a full bed, and a bonus room with two full beds, ideal for large gatherings. The bonus room also overlooks the pool, adding a touch of luxury to your stay. There's a full bathroom with shower and tub in the hallway for your convenience.
Backyard, Pool and Hot Tub:
Our backyard is designed for relaxation and entertainment. Surrounded by trees, complete with a pool, hot tub, patio and large yard space, the backyard offers privacy and the perfect escape. Our salt water pool is absolutely blissful, and is surrounded by loungers and a hammock. Directly outside the backdoor we have a spacious patio featuring a 45-inch mounted TV, cushioned lounging area, dining table w/ chairs and an umbrella, and a 6 person hot tub -- perfect for year round relaxation. Besides the patio is ample yard space for games and activities, making it an ideal spot for outdoor dining, relaxation, and games.
Covered Front Porch:
Our comfortable and shaded front porch is perfect for enjoying your morning coffee or evening beverage. Tucked away behind lush greenery, it provides a private spot to unwind and watch the world go by. The area is very walkable, with family-friendly sidewalks and ample parking, including a driveway.
Laundry:
Our home includes a fully equipped laundry room with a washer and dryer, iron, ironing board, and a laundry hanging rack.
Things to Do:
The area offers a wide range of activities and attractions. Explore nearby local restaurants with diverse cuisine options, including great pizza, Thai, and Latin food. Spend a day at Rye Beach or Rye Playland for some family fun. Enjoy the beauty of two lovely public parks, Lyons Park and Crawford Park, both within walking distance. There's something for everyone to enjoy!

-- Our Go-To's: Franks Pizza (our favorite pizza in town, does delivery), Bar Taco (fun vibe & great happy hour), Colony Grill (great pizza & beer), Saltaire (great seafood selection and solid happy hour), Sonora (diverse latin cuisine, jazz on fridays and sundays!), East End (in Greenwich, amazing cocktails), The Barley House (in Rye on the beach, great food and water view).

Guest Access: Guests will be provided a code from the front door by 3pm on the day of check-in. The backdoor can be locked from the inside, and should remain locked whenever guests leave the property. Please lock the front and backdoor whenever leaving the home or checking out.
House Rules (we appreciate you taking the time to read and thank you for honoring our house rules if you book): NO PARTIES! SUBJECT TO EXTRA $2,000 FEE -- PLEASE RESPECT NEIGHBORS & QUIET HOURS -- NO SMOKING - DO NOT UNPLUG ADT SECURITY SYSTEM
- STRICTLY NO EVENTS. PARTIES, or UNVERIFIED GUESTS (without consent and a timely heads up) or GUESTS BEYOND 10 (in total in the house at a single time) — SUBJECT TO A $3000 FINE and/or GUEST REMOVAL: If you have guests, you need to be present in the house while they are there — you can’t let people in and just leave.
- POOL RULES (from early May to early October): NO CHILDREN BY THE POOL UNSUPERVISED, no running or diving, no glass by the pool, don’t leave objects in the pool that can clog the filter (cups, balls, balloons, anything really), please empty the skimmer basket in the morning, and of course… please go inside to use the bathroom when needed, not in the pool.
- POOL / HOT TUB MAINTENANCE: We regularly check and maintain the pool / hot tub ourselves, so for guests staying at the house for longer than 3 days please be aware a host will come by to perform regular maintenance. We will always give you a heads up prior to arrival.
- DO NOT ADJUST THE POOL FILTER OR HEATER — it’s set to the optimal level for filtration and cleanliness already. — If you want to heat the pool, we charge $50/day to account for the extra utility costs. Please reach out and ask first.
- HOT TUB: it’s usually set to 96-98 which is great on its own but you’re welcome to take it up to 103 just make sure to return it to 96-98 throughout the night. Max 5 ppl in the hot tub, please put the cover back on when not in use,
- LAWN CARE: We’ll do our best to make sure landscapers come before or after your stay, but there is a chance they come during your stay. If so, please let them cut the lawn. They get the job done quick and will be out of your way before you know it.
- NO SMOKING — You will be charged the full amount of our extra cleaning fee associated with cleaning smoke driven damage stains and smells.
- NO PETS ALLOWED. We love em, but not in our house please (nor the backyard).
- QUIET HOURS are between 9pm and 8am. Please cut the music outside at that time, and keep outdoor conversations to a modest level. If you have the TV on, please put it very low to not disturb the neighbours. Its a family community who enjoy their evenings quiet and peaceful before going to work the next day. Have a good time, just be conscious of noise please.
- ENTRY and EXIT: Please use the front door to enter the home, and the gate on the Hawley side of the house to enter the backyard. Please refrain from using the pool side gate, it’s self locking (it’s easy to get locked out the other side).
- NO COMMERCIAL PHOTOGRAPHY OR FILMING: take your pics, post on IG, do your thing, but nothing commercial without our consent please.
- DRY OFF BEFORE RE-ENTERING THE HOUSE AFTER POOL/HOT TUB USE to avoid water marks and stains on hardwood floor.
- IF IT RAINS: Please close the backdoor, and bring down the windows to a level where the water doesn’t enter the home and go on the floor. Also please make sure the backyard TV cover is on and clipped in.
- NO WET TOWELS ON THE HARD WOOD FLOOR: as discussed above
- SPILLS: Please clean up spills asap, the hardwood floor is lovely but can get water stains easily, and the countertops stain as well… Spills are a part of life, let’s just wipe them up quickly if possible. Thanks!
- DO NOT UNPLUG OR ADJUST ADT ALARM SYSTEM
- AIR CONDITIONING: Feel free to have the AC on and stay cool, but if so, please keep the windows closed.
