House rules occupancy limits, there cannot be more than 8 persons in or on our property at any one point in time. Unless approved by the owner.
-Violation of this can lead to the immediate removal of all persons without refunds.
-Extra guests will result in additional charges. (Pets must be disclosed to owner) pet violation of $400.
-All guests must respect and follow all guidelines of the HOA. Including loud music violations, quiet hours starting at 10 pm, excessive noise, or any complaints from neighbors will result in immediate removal of the property with no refunds, please be respectful.
-$200 smoking fee per day violation. -$75 stain removal fee
-$150 late check out fee (11am check out)
-$40 loss of any keys, or remotes
-Review and report back any issues during check-in, please. Inventory is accounted for after each stay. Any new issues that occur during your stay will be subject to charge.
Ex: Smoke damage, physical damage, excessive cleaning needed, missing items, etc.
Trash Day: Saturday morning each week, trash bins need to be placed on curb for pick up and returned to side yard within 12 hrs of pickup. Failure to remove trash will result in a third party trash services being requested for pick up and cost $150 minimum fee.
If there is a maintenance issue, please contact us immediately and let us know so we can take care of it as soon as possible.
We do have surveillance around the outside of our home. If we find that cameras have been shut off to hide any of the following, we will charge a fee of $500 and reserve the right to enter the home with no notice. We are not here to violate privacy, but this is our home and want to ensure the integrity of our home and the protection of our guests.
No parties or events. We have a community noise ordinance and also have surveillance on the outside of our home. Noise must be kept to a minimum after 10 pm. If there are reports of excessive noise and complaints from neighbors or through the authorities, we will have to have guests vacate the property immediately. No refunds will be made available.
INSPECTION OF PROPERTY: The Host routinely monitors the property to keep it in good repair. Upon arrival, guests should promptly report to Host any damage to the property, its contents, mechanical failures, or any other issues. Hosts will make every reasonable effort to repair and resolve any issue immediately. Failing such a report, the Manager will assess any damages at the end of the reserved period as the guest’s liability.
MALFUNCTIONS OF INTERNET, TELEPHONE, OR ENTERTAINMENT AMENITIES: If the internet service, telephone, television, or any other entertainment amenity, malfunctions during the use period, the Owner will use his/her best efforts to have the problem corrected as quickly as possible. However, Member recognizes that periodic malfunctions are unavoidable and beyond the Owner’s control, and assumes the risk that such an item may not work during all or a portion of the use period. Member understands and agrees that such a malfunction shall not entitle Member to cancel this agreement or to receive a refund of any payments or tax.
TERMINATION: If Member or any member of his/her party violates any of the terms of this agreement, or interferes with a neighbor’s rights to quiet enjoyment of his/her property, the use will be terminated immediately without prior notice or an opportunity to cure the violation. In the event of termination, Member will be required to vacate the Property immediately, and Member hereby authorizes Company and Company’s representative to enter the property and remove the belongings of Member and other occupants. There will be no refund of any rent or tax if this agreement is terminated.
DAMAGES: Member and Credit Card Holder hereby authorize Manager to charge the credit card on file and withhold amounts of the security deposit for theft, extraordinary cleaning, or damage during use beyond normal wear or tear. In the event that such theft or damages occur, or extraordinary cleaning is required, an invoice will be sent within fifteen (15) days and a credit card will be charged.
MEMBER ACCEPTANCE AND CREDIT CARD AUTHORIZATION: By confirming your stay, Members acknowledge that they have carefully read every paragraph of this agreement, and unconditionally agree to adhere to all of its terms and conditions. Member further agrees that Company may charge Member’s credit card for the use amount, security deposit, and any excess charges authorized under this agreement.
