Guest and Visitor Guidelines: What’s the Difference?
» Guests: These are the lucky folks on the reservation! If you’re staying with us, you’re a guest. You can even add a second guest to your reservation for an extra $200 per month.
» Visitors: Friends you invite over are visitors. They must be accompanied by a guest at all times and can’t wander around without the main guest. They’ll need to complete our check-in form and show valid ID before entering.
» Pre-Approval for All Guests and Visitors: Whether someone is a guest or a visitor, everyone over 18 must get our stamp of approval. This keeps everything smooth and secure for everyone. Day visitors must complete our check-in form and show ID.
» Overnight Visitors: Friends crashing at your place? They’ll need to check in and pay $35 per night per person. If they don’t pay in advance, it’s a $75 per night violation charge. They can stay a maximum of three consecutive nights and must leave for at least 24 hours before returning.
» Day Visitors: These folks can hang out from 10 am to 10 pm and aren’t charged extra. You can have one day visitor at a time, but they must be with someone on the reservation at all times.

» Mail & Packages: Sorry, we can’t accept mail or packages at the property. Please use local post offices or Amazon Lockers for your deliveries. Need help finding one nearby? Just let us know!
» Quiet Hours: Let’s keep things peaceful! Quiet hours start at 10 pm on weekdays and midnight on weekends. Keep the noise down, or you might get a $50 fine after an initial warning.
» Valuable Artwork: Our home is adorned with stunning local art! Please admire from a distance—touching or damaging the artwork will result in a charge double its value.
» Damages: Oops! Accidents happen, but any damage to the suite or common areas caused by you or your visitors will be charged to the reservation plus any additional expenses.
» Lost Keys: Lost keys or key cards? There’s a $50 fee for replacements. Keep those keys safe!
» Missing, Stolen, or Damaged Items: All items should stay in the suite. Missing or damaged items will lead to additional charges.
» No Misuse of Appliances: Our appliances are here to enhance your stay, so let’s keep them in top shape! We never thought we’d need to spell this out, but we've seen it all—grinders in the toilet, remotes in the washer, and dish soap in the dishwasher. Please handle appliances with care to avoid charges on your reservation.
» Host Visit Fee: If we need to swing by due to disturbances or arguments, there’s a $250 fee. We want to keep things smooth and enjoyable for everyone!
» No Smoking: Our home is smoke-free! Any signs of smoking inside the suite will result in a $250 fine. Keep the air fresh and clean!
» No Open Flames: Candles, incense, and any open flames are a no-go in the suite and common areas. Let’s keep things safe and flame-free!
» No Parties: We love a good time, but parties and events are off-limits. Break this rule and face a $500 fine and immediate termination of your reservation.
» No Pets: Pets are only allowed with prior approval, and service animals with proper documentation. Any furry intruders will cost you a $250 fine.
» Nothing Illegal: Keep it legal! Illegal substances or activities will lead to a $1000 fine and immediate termination of your reservation.
» No Altercations: Keep the peace—no violence, yelling, or cursing at guests or hosts. Break this rule, and you’ll be escorted off the property with a $500 fine. No refunds provided.
» Weapon-Free Home: Weapons or firearms are a no-go. Any violations will lead to a $1000 fine and immediate termination of your reservation.
» Lock-Out Charge: Locked yourself out? We’ll help you get back in for a $75 fee. If a bedroom door lock dies, don’t worry—there’s a backup charger on-site. Just reach out to find out where!
» Children: Kids under 18 need an adult buddy with them at all times. They’re not allowed to explore solo, so let’s keep those little adventurers close!
» No Refunds: Once you’re booked, you’re in for the ride! Reservations are non-refundable, so let’s make sure you’re ready to enjoy every moment of your stay!
» Review Policy: We want to ensure you have the best experience possible! If you encounter any issues, please reach out to us before posting a negative review on Airbnb or other sites. This gives us the chance to address any concerns and improve your stay. Reviews left without contacting us first may be subject to removal by Airbnb, as they violate our policy and house rules. We’re here to help and want to make things right for you!

Common Area Privilege
» Fridge Access: No fridge in your suite? No problem! You’re welcome to use the main fridge in the kitchen. Just a heads-up: this fridge is for guests without a personal one. If you stash your goodies in there, please label them with your initials and the date. This helps us keep things tidy and fresh, and avoid any mystery leftovers!
» Cooking Crew: Cooking up a storm? Make sure you’re present in the kitchen while any appliance like the stove, oven, or microwave is in action. If you forget to turn off appliances or leave them a bit messy, there might be a cleaning fee or we might need to revoke your kitchen privileges. Let’s keep the kitchen a fun and clean place!
» Common Areas: Common areas are here for everyone’s enjoyment but are not included in your private room rental. Please keep these spaces neat and tidy. If things get a bit messy and it happens often, we might need to limit access to these shared spots. Let's work together to keep our home cozy and inviting!
» Two-Strikes Rule: If any violation happens two times or more, common area access might be taken away. We’re all about a clean, pleasant stay, so let’s keep those spaces sparkling!

Cleaning Rules: Let’s Keep It Sparkling!
» No Trash Left Behind: Treat our home like a treasure! Trash and littering are big no-nos in all areas—backyards, rooftops, and beyond. If you leave trash behind, a $250 fine will be charged. Let's keep it clean and green!
» Common Area Clean-Up: Keep the vibe tidy! Everyone’s responsible for keeping both the suite and common areas neat and clean. If cleanliness isn't up to par, there’s a $50/hour cleaning fee per reservation rounded to the fullest hour. If we can’t pinpoint who’s responsible for the mess, all guests will share the fee.
» Rotational Trash Responsibility: Help us keep the place clean and score a $10 weekly credit! Take out the trash and submit a picture and form for verification. It’s a win-win for you and the environment! Fail to take out the trash as a collective home and each reservation may face a $10 missed trash charge.
» Clean Suite: A tidy suite is a happy suite! Keep your room clean and food-free unless you’re munching. If we suspect an untidy space that may attract pests, our team will schedule an inspection. If the suite needs extra TLC, a $150 cleaning fee will apply.
» Deep Cleaning Charge: For those messy situations that need extra scrubbing, deep cleaning will cost $150 per hour. Let’s avoid it and keep things fresh!
» Biohazard Cleaning Charge: If things get a little messy with biohazards (think blood or other hazardous stuff), it’ll be a $175 per hour cleaning fee.
